St. Regis Expands to Brickell With New Waterfront Towers

 
St. Regis has announced a partnership with Related Group, arguably the largest developer in South Florida, and Integra Investments to bring their brand into Miami’s booming financial district.

The new location is at 1809 Brickell Avenue and was previously a senior living facility that had fallen into disrepair. The site was sold and vacated in 2014 to make way for the new project, which will include 2 residential towers and 354 units. Robert A.M. Stern Architects has been tapped to design the buildings. You may have seen their designs in New York at 15 Central Park West or 220 Central Park South, or the Waldorf Astoria Atlanta Buckhead. Interiors will be handled by The Rockwell Group, known for dramatic interiors, grand entrances and a sense of curiosity.

The Related Group is very excited to expand the St. Regis brand with the new Brickell location. Jon Paul Perez, president of Related said, “Much like the first St. Regis hotel solidified New York City as the global hub for culture, commerce and society 100 years ago, our plans for this property cement Brickell as an international metropolis for a new era of connoisseurs.” Related was also responsible for the sister building, St. Regis Bal Harbour, which has been immensely successful as well as The Residences at Armani-Casa in Sunny Isles.

The two new towers will include 55,000 square feet of amenities and services that include butler service. “We are sparing no expense to make this the definitive Miami address,” Nelson Stabile mentioned. He is one of the principals of Integra.

Prices are expected to begin in the $2 million range and sales open in early 2022.

Demolition Begins Today for Vlad Doronin’s Una Residences in Brickell

 

Demolition began today at 175 SE 25th Road in the south end of Brickell to make way for Vlad Doronin’s 47-story yacht-inspired condo, Una Residences. Demolition on the existing waterfront building started with the pool deck and first floor, since full evacuation of the building is not mandatory until the end of this week. In fact, the developer is holding a final soiree, “The Last Sunset,” in the original sales center located on the site to celebrate the milestone of beginning construction on the luxe tower. Full demolition of the property will go underway on Saturday, August 24th.

Una Brickell is currently 50% sold and estimated for completion in the summer of 2022.

Una Residences Offers 5,455 Sq/Ft ‘Vista Residences’ on Floors 19-22 Priced at $7.4M

 
Una Residences in Brickell have been selling for more than 9 months and have had great success so far. After getting an interesting request from a specific buyer, the development team has decided to modify the floor plans on floors 19-22 to allow large penthouse-like residences with wrap-around balconies to be created.

When sales first launched for the ultra-luxury, yacht-inspired condo tower in 2018, the 47-story waterfront tower was to consist of 137 luxury condo residences offering 2-5 bedrooms, with the 5-bedroom units to be located only on floors 38 and above. However, recently certain units have been combined pushing the total number of units in the building down to 129.

Specifically, the ’01 and ’02 lines on floors 19 through and including 22 have been combined by the developer (VIEW THE COMBINATION UNIT FLOOR PLAN BELOW). These ‘Vista Residences’ will offer 5,455 square feet of interior space with a private elevator, 5 bedrooms, 6.5 bathrooms and will feature an elongated wrap-around balcony facing Biscayne Bay giving the owners a spectacular direct-water view. These units were combined to give more affordable options to buyers seeking oversized floor plans with stunning views without a penthouse price tag. Vista Residence 19 has already been sold, but there are still 3 remaining for sale on floors 20-22. Currently, the residence on the 20th floor is being offered at $7,365,000 which is approximately $1,350 per square foot.

Una Residences will be located at 175 SE 25th Road and will be the 1st new construction condo project in South Brickell since 2004. Una is currently 45% sold and is estimated for completion in the summer of 2022.

Infamous Icon Brickell Pool Scheduled to FINALLY Open November 21! December 29!

 
UPDATE 12/28/2018: AFTER A DOZEN DELAYS OVER THE PAST 6 WEEKS, THE ASSOCIATION ANNOUNCED THAT THE POOL WILL OPEN TOMORROW, DECEMBER 29, 2018 UNDER A TEMPORARY CERTIFICATE OF OCCUPANCY FROM 7:30 AM TO 5:00 PM DAILY UNTIL THE FINAL BUILDING, ROOFING AND ELECTRICAL INSPECTIONS ARE PASSED. 

After 2 long years of construction on one of the most popular pool decks in Miami, Icon Brickell, FINALLY there is hope that the construction will be completed soon and the 2-acre pool deck will be re-opened.

Yesterday, the IconBrickell Concierge team, on behalf of the IconBrickell Master Association Board of Directors, emailed all residents an update on the dreadful pool situation at the Downtown Miami condo building and included a timeline. Specifically, the email reads:

Yesterday, the Master Association Annual and Organizational meetings were held. As a result of the election the Board President is Eugene Herrick, the Board Secretary is Charles Sieger and the Vice President/Treasurer is Jonathan Goldberg. Following the annual and organizational meetings, the Master Association held a Board Meeting to answer any questions about the pool project and the construction litigation. Information about the litigation, that is exclusive to owners, will be posted on the community website.

The Board has directed that the timeline and milestones to open the pool deck be shared and updated with the entire community. Each milestone and timeline will be confirmed as having happened as scheduled and if the desired result was achieved. If for any reason the milestone is not met, an explanation and updated timeline will be provided.

11/12              Garaventa to install the Handicap Access Lift (wheelchair lift)

Delivery, installation and sealing of 10 defective step lights. This item was not discussed in last night’s meeting as installation and sealing was scheduled for completion while the meeting was in progress. The lights were not delivered as promised.

11/12-20        Ongoing cleaning of the deck

11/13              Railing and Handicap Access Lift inspection

11/19              Electrical inspection

11/20              Fire Department and Health Department Inspections

11/21              Open – contingent upon milestones occurring as scheduled, inspections being passed, permits are closed and Certificate of Occupancy is issued/cleared.

Today’s (11/9/18) Update:

  1. Deck cleaning is in process today and will be ongoing throughout the weekend.
  2. Currently, Garaventa has not confirmed Monday’s wheelchair lift installation. We have another company coming out Monday to give us a quote for installation if Garaventa fails to show up.
  3. We are making a special request to the Fire Department for a pre-inspection walkthrough to assess any items that would prevent the Association from passing the actual Fire inspection.

The next update will be sent on Tuesday November 13th the latest.


The IconBrickell pool deck officially closed on December 5, 2016 for repairs, leaving residents with no other pool option. Although the IconBrickell Master Association told residents that it would only take 12 months for the renovations, here we are nearly 2 years later. So, we are all hoping, for real estate value sake, that the pool deck does re-open on November 21!

FAKE NEWS | Paranormal Activity at SLS Brickell Reported

 
Don’t worry, for all of you that saw the letter going around yesterday from the SLS Brickell Hotel & Residences Management Team about paranormal activity being reported in the building, it has been confirmed that this is FAKE NEWS!

In fact, a source from the SLS Management Team confirmed today that this letter did not come from them, even though the SLS logo is placed at the top of the letter-clear as day. But, regardless, this letter definitely had some people spooked, as the letter below was the topic of conversation around Brickell and social media today. The fake letter claimed that the management office had been informed by several SLS Brickell residents that they had been experiencing paranormal activities within the building-specifically in the gym and hallways from the 20th to 30th floor. The letter went on to claim that management researched the happenings and discovered that the building was built on top of an old cemetery.

Whether the person who wrote this letter was a disgruntled former employee or just a prankster, one thing is for sure…the SLS Management Team did not find much humor in this sinister hoax.

I am surprised that someone would waste their time writing and distributing this letter. But, look at me, I just wasted my time writing about it because I find it hilarious.
