Construction has officially begun on the luxe Bentley Residences in Sunny Isles Beach, a partnership between Bentley Motors and Dezer Development. This week, the developer hosted a lavish event to celebrate the milestone on the project site at 18401 Collins Avenue in Sunny Isles.

Built with the needs of Bentley car owners in mind, the 749-foot beachfront skyscraper will be home to the ‘Dezervator,’ a patented car lift that allows owners to display their collections in glass garages next to the residence itself… even in the 62nd-story penthouse.

Bentley Residences Prepares For Groundbreaking

 

As the summer is winding down, Gil Dezer is winding up to break ground on his latest development, the 63-story Bentley Residences in Sunny Isles. To prepare for the event that will take place in Q4 of 2023, he has hired Douglas Elliman Development Marketing to spearhead a sales campaign for the remaining purchase opportunities.

The groundbreaking of Bentley Residences was previously announced to take place on June 1, but this date was later moved as the summer months are typically slower in Miami real estate than the fall and winter months.

Douglas Elliman is very pleased to be involved with a well-thought-out project such as Bentley. Its sister building, Porsche Design Tower at 18555 Collins Avenue was a resounding success with the debut of his patented Dezervator.  This is a special lift that raises residents in their cars to their luxury condo units in the sky. “It’s the only restaurant in Miami that costs $5 Million to get a reservation,” joked Gil Dezer in a chat with The Real Deal.

Dezer is one of Miami’s most prolific developers of super-luxury condo developments and the visionary that brought the latest trend to fruition. When he developed Porsche Design Tower in 2016, he included an exclusive residents-only gourmet restaurant on the property. This trend seems to have resonated with buyers, as there are now a few options for new buildings that offer the like. 1 – The Perigon Miami Beach

Along Millionaire’s Row in Miami Beach, The Perigon Miami Beach is beginning construction on the boutique waterfront complex with just 82 private residences. To add to the luxurious experience, Starwood Capital and Mast Capital have partnered with Michelin-starred Chef Shaun Hergatt to bring both a private eatery as well as a speakeasy to the project.

“We are designing more than a condominium at The Perigon, it is a private, highly serviced five-star resort exclusively for the owners. Additionally, our partnership with such a notable chef as Shaun Hergatt further solidifies the commitment to the quality of luxury The Perigon will offer to its residents,” said Camilo Miguel Jr, Mast Capital’s CEO.

It has been revealed that the restaurant will be dubbed Nota and will feature locally-sourced ingredients centering around a clean, crisp Mediterranean-inspired palette anchored by rich seafood. Chef Hergatt plans to utilize wood fire grilling techniques in order to create approachable yet refined dishes that play to the understated elegance of the development.

The private speakeasy is called Fifty Three, a nod to the building’s location at 5333 Collins Avenue. It will offer a playful aesthetic with bold colors and patterns with plenty of bronze accents tying in the whiskey-themed palette.

2 – Cipriani Residences Miami

The Brickell Financial District is going the extra mile to offer a taste of home to the New Yorkers who venture South for a more agreeable climate, lower prices and lower taxes. After the steady success of their Brickell restaurant location, which opened in 2015, Cipriani has partnered with MAST Capital to bring an entire residential development to the neighborhood. The sales were launched just over a year ago, with the sales center opening this past February.

At the time of publication details of the associated restaurants a scarce, but we anticipate an offering that is open to the public as well as a more private restaurant within the project. It has been revealed that a residents-only speakeasy will be one of the many amenities offered.

3 – St Regis Miami Residences

After hearing the call of buyers interested in the project, Related Group has opted to revamp their behemoth debut of the St Regis brand in Brickell to a more boutique project with just one tower and 150 residences. This allows for more of a private, VIP atmosphere in the bayfront development that is set to rise in the sleepy South Brickell section of the financial district.

While there is no hotel component in the tower, it is exclusively for residents, there will be a St. Regis-branded tea room on site for these residents and their guests. Prices range from just under $3 million to over $8 million with each residence having a water and city view.

4 – Six Fisher

With an address on Fisher Island, residents expect next-level services and amenities, and Six Fisher delivers on expectation. If you are lucky enough to garner an invitation to consider purchasing in the newest building on the private island, which is also the last available development site, then you should come prepared to embrace top-tier amenities that will include private dining.

Details of the amenities at Six Fisher are kept strictly under wraps at this moment, as the residences are immensely private, but we do know that a private restaurant is planned. Even if you choose a residence in one of Fisher Island’s existing buildings, there is a private club in the Vanderbilt Mansion that includes a private restaurant. Initiation fees to the Fisher Island Club are $250,000 for the first year. Several of the buildings are also home to onsite gourmet bistros for the convenience of residents and their guests.

The residences at Six Fisher start at $15 million, with the crown jewel being a 15,000 square foot penthouse that is being offered for $90 million. There is also a ground-floor villa that boasts an unheard-of half acre backyard for $55 million.

5 – Rivage Bal Harbour

In a neighbor that is no stranger to ultra-luxury, The Related Group has partnered with Rockpoint and Two Roads Development to bring the first luxury tower in almost ten years. The last residential development to be completed along the sandy beaches in Bal Harbour was Oceana, which was completed in 2016.

Rivage is set to be completed in 2026 and will bring 56 ultra-luxury residences with sweeping views and sprawling floor plans to the neighborhood, along with an array of highly curated amenities for the jet set crowd that embraces the lifestyle of Bal Harbour. Among these amenities will be a private restaurant, according to Jon Paul Perez, who is heading the plans for this elegant development.

Gil Dezer is at it again. After the resounding success of Porsche Design Tower in Sunny Isles combined with feedback from prospective buyers, he has added a sister tower to PDT (Porsche Design Tower). Bentley Residences in Sunny Isles offers many of the amenities that made their debut in Porsche, with a more feminine and elegant touch. How It Works

Having a private 5 star restaurant is an amazingly opulent amenity, particularly given the practical side of it. Restaurants are not inexpensive to run. Between the dining and kitchen space, ingredients and staff, the tab ads up quickly, especially with the level of service and cuisine offered in these buildings. So how does the restaurant run?

The developers typically add the cost of the build out to the initial finishes of the building’s construction. It is up to the HOA to maintain the space and cost of operation. Furthermore, these restaurants are not designed to turn a profit the way that a public restaurant would. It is solely designed for the enjoyment and convenience of the residents. During the SOBEWFF, a private dinner was held for 150 guests to announce the new partnership between the ultra-luxury development and the four-time James Beard Award recipient. Celebrity Chef English took over the model kitchen in the development’s $10 million sales gallery to whip up a tasting of Australian Wagyu beef in celebration of his new post as the culinary director for the development.

Bentley Residences Showcases New Renderings Ahead Of Gil Dezer Day In Sunny Isles

 
March 1 is a fun day for Sunny Isles Beach. The high season is in full swing, billionaires are basking in the sun along the beach, it is Gil Dezer’s birthday, and the City of Sunny Isles Beach has coined the day “Gil Dezer Day” in appreciation for his contribution(s) to the skyline.

This year, he has released new renderings and timeline updates for the new Bentley Residences Miami. This marks the first-ever residential partnership for the luxury brand, but far from the first partnership with a luxury brand for Mr Dezer. Many of you are already familiar with his work at Armani Casa and Porsche Design Tower which like Bentley Residences, also features a Dezervator. The Dezervator is a specially-designed elevator/car lift that allows residents to remain in their vehicle as it is carried to their doorstep in the sky at 800 feet per minute and stored in a 4-car garage adjacent to the residence (pictured below). This time last year, Dezer was getting ready to open his $10 million sales center on the build site. It did open, and sales took off. We are now anticipating the groundbreaking of the 63-story tower, which is scheduled for June 1, weather and permits permitting of course. Considering everything goes according to schedule, the residences will be delivered in late 2026/early 2027.

When completed, the tower will become the tallest oceanfront building in the United States at 749 feet tall. There will be 216 residences that each feature private 4-car garages and private pools on the balconies of each unit. The building’s design and façade are inspired by the recessed diamond patterning in the interiors of Bentley automobiles. It features reflective glass triangle panels that are each set 3 inches deep to form a glittering diamond shape, according to Sieger Suarez.

Suarez also gushed about the interiors of the residences and their nod to the distinctive style of Bentley’s brand. The faucets in the bathroom and kitchen feature the same grippy texture of the metal shift knobs in the cars. The fully-integrated kitchen hides behind sliding walls of deep walnut tones and high gloss finishes, emulating the feel of the high polish wood grain trim.

Rapper Future Buys Bentley Residences Condo For $7.5 Million

 
While everyone else was seeing and being seen at Art Basel, Future was busy planning his future in Miami. The rapper purchased a $7.5 million 3 bedroom residence at the waterfront Bentley Residences in Sunny Isles Beach this week, just one month after purchasing one of the spectacular waterfront homes on Allison Island, a private gated enclave of just 49 homes.

While the Allison Island home is indeed something to discuss, with neighbors including Shakira, Pitbull and Lil Wayne, today we are here to delve into the equally luxe and secure Bentley Residences. It is easy to see why the “Life is Good” rapper would be attracted to Bentley Residences in Sunny Isles Beach.

Rising 60 floors above the sand at 18401 Collins Avenue, Bentley Miami Residences will have 200 condominiums reaching 749 feet into the sky. Each residence has at least 3 bedrooms and between 2,800-3,000 square feet with water views and expansive terraces with private heated swimming pools and outdoor kitchens with Gaggenau Vario electric grills.

The new tower will represent Bentley throughout. This is not a simple licensing deal for the tower and the brand. For starters, Bentley vehicles have a distinct diamond stitching on the leather seating surfaces, so that diamond pattern was added to the exterior glass of the building allowing for the development to be unmistakably Bentley from the moment you drive in from the street. They have also incorporated the special metal feel that the cars offer on every touch point into the apartments. This includes manufacturing their own faucet handles, door handles, etc. so that they have that special Bentley knurling.

Interior Finishes

Inside the residences, owners enjoy stone floors, walls, backsplashes and countertops, Gaggenau appliance packages with wine coolers, steam & convection ovens, built-in coffee bars, and Italian kitchen cabinets with motorized doors. Gil Dezer, a car enthusiast who is known for unapologetically flaunting his wealth on the road, has teamed up with Sieger Suarez Architects to design the project. This is the same team that designed Bentley’s sister project, Porsche Design Tower, in 2016.

The central feature of Porsche Design Tower was Dezer’s newly-patented “Dezervator.” The Dezervator is a special elevator that takes residents from the ground level of the building directly to their apartments without leaving their vehicles, so they can park by the door as though they were in a home. This is far more convenient than having to deal with valet. With Bentley Residences, the experience will always be upgraded. The residence that Future chose has a sky-garage that holds 4 cars at a time, allowing him to demonstrate his collection to others as he comes and goes from the building.

The Standard Residences will be a 12-story condo building offering 228 pied-a-terre-style units ideally located in the Midtown neighborhood of Miami, steps from an array of entertainment, shopping and restaurants.

The Standard Residences will offer open-concept floor plans ranging in size from 432 to 965 square feet offering studios, 1 bedrooms, 1 bedrooms + Dens and 2 bedrooms. Mr. C Tigertail Residences in Coconut Grove Rendering

Ignazio and Maggio Cipriani, brothers from the famed Cipriani family, have joined forces with developer David Martin of Terra to build Mr. C Tigertail Residences in Coconut Grove, a 21-story residential condo building to be located along Tigertail Avenue in the highly-sought-after bayfront neighborhood of Coconut Grove in Miami, Florida.

Mr. C Tigertail Residences, which will be located at 2678 Tigertail Avenue, is the sister building to Mr. C Residences that will be located directly adjacent at 2655 S. Bayshore Drive. Mr. C Tigertail Residences was originally planned to be an apartment building; however, the sales at Mr. C Residences went so well, that the developers decided to turn the sister tower into a second luxury condo building which will also be completed in 2023.
