Related Group Launches Viceroy Brickell | Luxury Condos From The $600’s

The Related Group and Viceroy Hotel and Residences are doing it again. After an incredibly successful partnership with the third tower of Icon Brickell, they are joining forces once again on The Viceroy Brickell at 77 SE 5th Street.

The new project, which is in the same complex with Baccarat Residences Brickell, is located in the heart of the Brickell Financial District along the Miami River and Brickell Avenue. Viceroy Brickell is currently under construction, having received their construction financing in the beginning of 2023.

As of today, the construction has progressed to the 14th floor of what will be 45 stories. When the project is completed in 2026, it will bring 498 new residences to the Brickell area ranging from studios to two bedrooms.

While the project will be managed by Viceroy Hotel and Residences, there is no condo/hotel program. The units are meant to be purely residential in nature with a minimum rental duration of 30-days (12 rental contracts per year maximum).

Viceroy Brickell Finishes and Layouts

With sales launching in the coming weeks, the designs have been carefully sourced for over a year prior. The tower itself is designed by Arquitectonica, who will also be designing the neighboring Baccarat Residences Brickell in a complimentary style.

The interiors are being designed by the famed Meyer Davis from New York. Their seamless designs blend space, form, textures and light, leaving an inspiring and inviting ambiance. You can find examples of this style in the 1 Hotel in South Beach and Mr. C Residences in Coconut Grove.

Viceroy Brickell will be delivering fully finished residences with matte-finish Italian porcelain floors and Italian cabinetry by Italkraft. The kitchens will also offer appliance packages by Bosch and Fisher & Paykel.

Pre-Launch Sales Information

Sales of the residences will commence with a brief reservation period in coming weeks. This is a unique time when you can reserve the size of residence you would like and lock in your price. The contracts will be delivered a short time after the reservations launch, which allows time to learn more about the project.

In order to ensure the lowest price, we advise buyers to participate in the reservation stage as you are able to hold the initial pricing. Once the contracts are delivered, the pricing always increases. In the current pre-release time, prices for Viceroy Brickell begin in the $600’s.

St. Regis Residences, Miami In Brickell Files For Construction Permit + Releases A New Amenity

 
While the demolition permit of the existing structure at 1809 Brickell Avenue is being considered, Related Group has filed for their construction permit to begin work on St. Regis Residences, Miami. This is all a logistical strategy to allow work to remain constant once they are given the go-ahead to start moving dirt.

While all of this is going on in the background, we have also learned about a convenient and luxurious new offering for the owners of St. Regis Residences, Miami.

Timelines & Details

In June, the St. Regis Residences, Miami went before the Urban Design Review Board (UDRB) and swiftly received a unanimous approval, as expected. The only suggestion they were given was to look at some of the balconies on the lower levels to make sure the buyers could ultimately put enough furniture out there. And so they will…

They will also be preserving the canopy of banyan trees on the site, which is always a pleasant and important thing with new development in Miami.

Acting Chairman Agustin Barrera said, “I think the building is very elegant. Very well detailed. I like the layering that was done vertically, with regards to how the massing was broken up. I love how it interacts with the water and with the street, and incorporating the banyan trees.” According to Miami Today News, who was present for the review process.

Fast forward to July, they went before the Federal Aviation Authority (FAA) and received approval for the project’s final height. The FAA has the final sayso on this, as nobody wants to impede flight traffic to MIA. They received such, the final tower will stand at 630 feet above ground.

To give you some perspective, these filings usually take about 4 months. The UDRB is awaiting final plans in order to grant the construction permit approval, so we imagine they are looking at those balconies.

According to The Next Miami, the construction cost is listed at $201 million.

Casa Bella Receives Site And Soil Permit To Begin Preparing Construction Site

 
At 1444 Biscayne Boulevard, Casa Bella by B&B Italia prepares to begin actual construction. Back in February, Related Group received a demolition permit to remove the existing office building at the construction site and began work. Now that the demolition has wrapped up, the city has given them the go-ahead to continue with the new tower, issuing a site and soil permit for the new tower on July 19.

The Site and Soil Permit allows developers to run testing on the soil to ensure its density, make sure there are no contaminants, and this is also where ancient artifacts are discovered, if there are any. We don’t expect to find any such thing at the Casa Bella site, but this is the stage of construction where it happens.

Additionally, the site will be excavated and pilings installed to prepare for the foundation. After this the foundation is poured and vertical construction can begin. Related Group is on top of things as always, their vertical construction permit is already under review with the city. It is all very exciting to see come to fruition.

Coastal Construction is overseeing the physical work and is listed as General Contractor on all of the permits. The also oversaw the construction of buildings such as Aston Martin Residences, The Estates at Acqualina and The Residences by Armani/Casa.

About Casa Bella

One of the reasons we believe in this project is it’s location. It is one of only a couple of projects that is adjacent to Genting’s mega-site that is currently on the market and reviewing offers. Yes, Terra did recently back out of a $1.2 Billion deal on the site, but there are at least four other active offers in place, which is why Terra’s request for an extension was not granted.

As of today, what will become of this site will remain a mystery. What we do know is that something profound will be constructed there, which will solidify all of the investments made into adjacent buildings. The area will become more walkable, more activated and increase in value as it continues to be built out.

Brickell’s St. Regis Residences, Miami Heads To Design Review Today

 
Things are moving forward! Brickell’s St. Regis Residences Miami is headed to the Urban Review Design Board for approval with its revised plans.

Last March the project was announced as a two tower project, each with 48-stories and 149 residences. However, buyers seemed more interested in a more boutique feel. So co-developers Related Group and Integra Investments scaled the project back by one whole tower, 48-stories and 152 residences. It will stand 639 feet in the air with a total of 888,118 square feet of interior space and 391 parking spaces.

Robert A.M. Stern Architects (RAMSA) has designed the tower, with Cohen Freedman Encininosa & Associates Architects as the architect of record. They have put together a graceful yet recognizable design that is mostly glass and some stucco finishes. The railings are glass as well and the crown a captivating addition to the skyline. Enzo Enea has designed lush gardens that are evocative of a botanical garden. I’m not sure if that was their aim, but it is my thought.

Today’s News

The Miami Urban Review Design Board review is where the developers take their plans for the lot to the city and receive approval to build, based upon city and/or county codes. This is the last hurdle before the project is solidified and construction is approved. The meeting for St. Regis Miami is today.

Since the developers have not asked for any variances in the city code for the project, we anticipate that it will be unanimously approved. Over 50% of the residences are already in contract and the market is still strong.

Hosted at the Surf Club Four Seasons in Surfside with a menu by the famed Thomas Keller, 39 attendees experienced an elegant preview of what residents in the new boutique ultra-luxury development will enjoy.

Between courses, the developers detailed what to expect from their first joint venture together on the Bal Harbour sand. The 275-foot glass oceanfront condo tower has been designed by SOM, a world-renowned architectural firm with iconic projects that include the Sears Tower in Chicago and the Burj Khalifa in Dubai. Rivage is set to offer a limited collection of just 56 beachfront residences just a stones throw from Bal Harbour Shops.

The light-filled residences are set to range in size from just under 3,300 square feet to almost 13,000 square feet of air-conditioned space. Ancient Artifacts Found At Brickell Construction Site – What Happens Now?

 
The internet is ablaze once again as word has spread that ancient artifacts have been unearthed at the construction site where Baccarat Residences prepares to be built. How could Related Group continue building on an ancient Tequesta settlement? Why hasn’t the City of Miami done anything? What is going to happen with the project? Can we have a park instead?

We have all the answers here. Let’s break it down.

The Back Story

This week, the Miami Herald published a story about the ancient artifacts being found at the riverfront construction site. A link to the original article is here, but there is a paywall. Archaeologist William Pestle told the newspaper that the artifacts date back to “the time of the emergence of the first cities in Mesopotamia,” thousands of years before the Roman Empire. Prior to being lodged in the heart of the Brickell Financial District, the site was home to the Tequesta tribe for thousands of years before the Spanish arrived in the 16th century.

People panicked. Rumors swarmed. The comments section on Instagram and Facebook posts are filled with questions, speculation, and accusations. People are saying that Related Group is paying off the city in order to brush this under the rug. The development site should become a park dedicated to the Indians who once lived here. The local politicians are crooked. There is more, but you get the gist.

The Actual Situation

Yes, ancient artifacts were found. The discovery was not a surprise and it did not cause a delay. Related Group expected this and is acting accordingly.

What a lot of people seem to forget that in being the most prolific developer in South Florida, Related Group knows the land that they are building on. They know how to navigate this discovery. In fact, ancient artifacts were also found across the street in what is now Miami Circle Park (pictured above at the mouth of the Miami River and just across Brickell Avenue from the current construction site.

Miami Circle’s discovery also caused a stir and did cause a delay in construction of Icon Brickell as archaeologists tried to figure out what the circle was. Related Group worked with the city and archaeologists and the living Tequesta Indians in order to find a way to commemorate the tribe’s past while still moving into the future with their tower, Icon Brickell. Another circle was discovered on the opposite side of the river, in what is now Muze Apartments. The developer of Muze also made changes to their project in order to honor history.

Another aspect of real estate that many people seem to have forgotten is that every structure built has some sort of artifact below it. That is the nature of the permanence of real estate. One day thousands of years in the future, people will be unearthing iphones and wondering what they are.

How Can Related Be Stopped?

The only thing that will stop Related Group from developing this piece of property is if it does not make financial sense. At this stage, it is highly unlikely that anything could deter them for long. The plans for all three towers are in place, the construction of the rental tower is funded. The Baccarat Residences tower is well into their sales process and the hotel component is waiting close behind.

Politicians with City of Miami are also doing what they can within the scope of their power, but just like Related Group, they knew before dirt started moving that something would be found. A press release with drama and outrage and special meetings is unnecessary for an issue that can be handled quietly. This discovery is not even new. It was first reported by the Wall Street Journal over a year ago. Since then, Related Group has voluntarily undergone additional expense of hiring archaeologists and funding their excavation of the site including collection of artifacts.

The Best Solution

Naturally, the developers are eager to see their project come to fruition in as timely manner as possible. Residents and the descendants of the original inhabitants want some respect paid to those who came before us.

Abby Apè from the Brickell Homeowner’s Association said in an Instagram post, “Preserving some kind of history is important to our neighborhood. We want to see these artifacts preserved and we want the city to do the right thing. The concern is that perhaps they’re not taking the proper steps that code requires them to take. It would be beautiful if the developers could have an on site-park that the neighborhood could enjoy.”

I do agree with Ms Apè regarding the preservation of history, but the park idea is quite tired for this neighborhood. The park just across the street is dedicated to the Tequesta tribe and the neighborhood residents do not do their part to take care of it. It is constantly littered with pet droppings despite the issuance of trash cans and free baggies, and taxpayers have already had to come out of pocket more than once in the last 10 years to have the park refurbished. We also already have many other parks that are under-utilized. The brand-new Underline is just a few blocks away, and another upgrade to the area under the Metro Mover lines is in the works. Related will be connecting the baywalk between Brickell on the River and Brickell Avenue for public use. They are doing their part and following codes.

It is also important to note that Related Group is concerned about what is found under the development site. They have donated at least 2 other parks to the city in conjunction with other developments. Icon Bay has an art-filled waterfront park that was a gift to the city, as well as the Miami Circle Park. They have never said that they are unwilling to preserve the artifacts found beneath their project.

Perhaps Related Group could add some sort of curated display of a selection of artifacts along the baywalk for residents to enjoy, and the residents can also do their part by picking up after their pets so the things that we do have will remain nice for years to come. We wouldn’t want future developers to unearth and preserve a bunch of litter, now would we?

Demolition Permit Issued For Office Complex Where Casa Bella Residences Will Be Built

 
The new year is off to a busy start at the City of Miami Building Department. In addition to other projects, a demolition permit has been issued for the 3-story office complex at 1400 Biscayne Boulevard, making way for Related Group and ALTA Development’s new Casa Bella by B&B Italia project.

It is unclear when the 250,000-square-foot office building will actually be demolished, but tenants have already begun to vacate the building. The permit was officially approved on January 30 after just weeks of consideration.

While the specs of Casa Bella are inconsistent depending upon who you are speaking with, the sales team reports that the tower will be completed in 2026 with 56 stories and 317 residences priced between $735,000-$13 million. Sales have been brisk since the official launch last year, several of the floor plans have completely been reserved and the ten penthouse residences have been revealed.

The prime location in the new Arts & Entertainment district of Downtown Miami is all-encompassing with spectacular views of the Biscayne Bay, Downtown Miami’s glittering lights and the colorful sunsets to the west. Residents will be able to simply cross the street heading south in order to visit the Adrienne Arscht Center for Performing Arts. Directly east is a transit hub, where the Metro Mover will take you for free to Downtown Miami, Miami River attractions, Bayfront Park and Brickell, and soon all the way to Miami Beach. Additionally, the location is convenient to both the I-395 MacArthur and I-195 Julia Tuttle Causeways from mainland Miami to Miami Beach.

Casa Bella by B&B Italia will offer residents an elevated lifestyle with luxurious finishes, high ceilings and five star service. Two full floors are dedicated to amenities, entertainment spaces, a wellness center and spa facilities. Outdoors, residents will enjoy a pool deck with Italian-inspired gardens, a 78-foot lap pool as well as a rooftop pool and terrace. The development of Casa Bella has generated much anticipation and excitement and is set to make a significant impact in the area once construction begins.

While the demolition permit has been issued, the City of Miami Building Department has the construction permit under review. The developers have hired Coastal Construction, one of South Florida’s premiere construction firms to act as general contractor, as well as MTCI Private Provider to work with the contractor in expediting the permit process.

The Related Group + Partners Debut Rivage Bal Harbour With New Renderings

 
The Related Group, in partnership with Two Roads Development and Rockpoint, is entering the Bal Harbour market with Rivage, a 24-story oceanfront tower at 10245 Collins Avenue. The new super-luxury boutique project has just 61 residential units and over 25,000 square feet of shared amenities. The 61 open-concept residences offer between 3,300 and 13,000 square feet of interior space and are priced between $8 million and $65 million.

The 275 foot tower will rise over the sand just steps from Bal Harbour Shops on Collins Avenue. It is one of the more complicated new projects that Related Group has undertaken as the 2.7-acre build site is currently the home of a 14-story residential tower that was built in 1956. In order to begin Rivage, the development team had to convince over 90% of the owners at the aging condo development that it is in their best interest to sell. These “condo terminations” as they are commonly referred to, are exceedingly complicated and time consuming, even after the tragedy in Surfside in 2021 ushered in new legislation that motivated many owners to move forward with selling.

Rivage is set to offer an elegant tropical modern aesthetic with plenty of bright flowers, flowing natural shapes and an indoor/outdoor vibe throughout the building. The structure itself consists of three interconnected oval-shaped sections of glass walls that is inspired by a crystalline coral reef. The entry and external columns are enveloped with pre-cast stone panels, further accentuating the coral reef ambiance.

Keeping in tune with their other developments in the ultra-luxury sector, Related Group anticipates buyers will also like to purchase multiple units in order to create custom-designed homes within the building’s footprint.

Each of the residences will offer in-unit elevator lobbies, a private parking garage within each unit and oversized terraces with direct views of either the Atlantic Ocean or the nearby Biscayne Bay. The shared amenities are set to include a fitness pavilion with inspiring views, a hammam, hot/cold plunge pools, private treatment rooms, pickleball and paddleball courts as well as a lushly landscaped oceanfront pool.

The two lower penthouses range in size from 8,700 square feet to around 9,500 square feet and will be priced at $50 million and $45 million. The upper penthouse will be offered at around $65 million. Details of these designs are to follow. Closings are expected in late 2025 or early 2026.

Rivage is especially interesting to buyers in Bal Harbour at this time because the area has been under a drought of new inventory in recent years. The next-newest development is Oceana Bal Harbour, which is also wildly successful and was built in 2016, making Rivate a welcome addition to this section of Miami Beach.
