Let’s face it, Miami is full of unique and beautiful condo projects but there is one that stands out as an all-around favorite on every level. This week we paid a visit to the $20 million sales gallery at The Residences at 1428 Brickell in the Miami Financial District and the project seems to have it all bundled up in one 70-story tower. Here is what we noticed:

1428 Brickell’s Location

It’s one of the oldest rules of real estate… location, location, location. In Miami, it is a tall order to be in the middle of the hustle and bustle, close to work and experience a sense of peace and serenity, but 1428 Brickell pulls this off without a hitch.

The location is just South of the Financial District Metro Mover Station, which represents the southern edge of the Brickell Financial District bordering South Brickell, which is notably more residential and serene. Along South Brickell you will find tree-lined streets and a more quiet vibe. Being situated literally on this border allows the residents of 1428 Brickell the luxury of enjoying both lifestyles.

Flowing Layouts and Silent Features

One of the aspects that we had noticed on the floor plans but were really “wowed” about during our model residence tour was the size and layout and finishes of the floor plans. There are also features within the layouts that, while invisible to the naked eye, really add to the experience of living in the residence.

For starters upon arriving in a residence at 1428 Brickell, from the moment the private elevator doors open you will notice soaring 11-foot ceilings. With most buildings offering 10-foot ceilings at best, the extra foot makes the residence feel even more grand.

Thinking of energy efficiency, the walls are solid concrete which serves two purposes. There is additional noise insulation, allowing each resident to be as expressive as they wish without disturbing the neighbors, and the added benefit of increased climate insulation.

With the climate and energy efficiency on the forefront, 1428 Brickell is also the first tower in South Florida to offer a LEED-certified rating without sacrificing any of of the luxurious features that you would expect to find in such a project. When completed, a photovolvatic backbone of glass will span the entire western façade of the tower. This will absorb the sunlight and utilize the solar power to run the amenities and common areas.

Luxuriously Ornate Interiors

If we had a nickel for every time a developer touted their luxury features, we would be comparing bank accounts with Ken Griffin, but YTech really did outdo themselves at 1428 Brickell.

We were blown away at the attention to detail in every corner of the project, from the natural stone walls to the fluted glass enclosures to the boutique-style dressing room buildout in the primary suite, the finishes garnered a resounding “WOW” when we toured the model residence at the sales gallery.

In the kitchen, we made note of the integrated appliances that offer a hidden appeal to a typically functional area.

There is even a fluted glass enclosure that allows a convertible feel to the kitchen. For more formal events, the glass can be closed in order to separate a catering staff from the event itself, and it can be opened for family-style events that give way to more mingling and enjoyment of the entire space.

Overall, we have to admit this is one of our all-around picks for the best project in the area at this time. There is really no stone left unturned from the functionality to the features, and each residence even has a 12-foot deep east-facing terrace that looks toward the Biscayne Bay.

As of today, The Residences at 1428 Brickell has sold nearly 50% of the 189 residences. $104 million in construction financing is in place, making way for a seamless building phase. The office tower that previously stood at 1428 Brickell has been demolished and site work has begin on the new tower. The project is slated for completion in 2027.

Prices range from $2.4 million for a two-bedroom plus den, to four-bedrooms plus den ranging from $5.5 million to $7 million. Lower penthouses start at $8 million with the spectacular $60 million penthouse that has 30-foot ceilings and unparalleled views and a private rooftop pool.
