Construction has officially begun on the luxe Bentley Residences in Sunny Isles Beach, a partnership between Bentley Motors and Dezer Development. This week, the developer hosted a lavish event to celebrate the milestone on the project site at 18401 Collins Avenue in Sunny Isles.

Built with the needs of Bentley car owners in mind, the 749-foot beachfront skyscraper will be home to the ‘Dezervator,’ a patented car lift that allows owners to display their collections in glass garages next to the residence itself… even in the 62nd-story penthouse.

St. Regis Residences Sunny Isles Sales And Construction Update

The last time we checked in with the St. Regis Residences in Sunny Isles, the developers were breaking ground on the development and releasing the timelines for the twin-tower development. As we enter the Spring of 2024, Cheateaû Group and Fortune International are prepared to open sales of the second tower.

Groundbreaking

When they broke ground with a lavish ceremony and celebration in August of 2023, the development announced that the first tower had sold 75% of its 170 residences with prices starting at $3 million. Demonstrating the strength of their confidence in the project, construction commenced on both towers despite the fact that sales in the second tower had not even been released yet.

Developers typically build multi-tower projects in phases as the residences are placed into contract. It is not uncommon for these residences to be constructed even years apart as the sales timelines allow. The sales at St. Regis Sunny Isles have proven to be so brisk that the developers have opted to begin construction on the entire project at once, so that buyers can realize the entire development at once.

“It’s significantly more attractive to have both towers going up at the same time and delivering close to each other,” the developer told The Real Deal.

St. Regis Sunny Isles North Tower Debut

It has been a busy season for the super-luxury development as 80% of the 170 residences in the South Tower have been sold, including the $55 Million upper penthouse. This has prompted the developer to begin offering the final tower as demand has remained high.

Listening to market feedback over these last months, the floor plans of the North Tower residences are larger without sacrificing the level of security, privacy, service and luxury that buyers of the St. Regis Residences have come to recognize. Floor plans range from 1,800 square-foot plans with two bedrooms up to 5,500 square-foot plans with as many as 5 bedrooms.

Prices begin at $4.5 Million up to $15 Million for the North Tower residences.

Bentley Residences Prepares For Groundbreaking

 

As the summer is winding down, Gil Dezer is winding up to break ground on his latest development, the 63-story Bentley Residences in Sunny Isles. To prepare for the event that will take place in Q4 of 2023, he has hired Douglas Elliman Development Marketing to spearhead a sales campaign for the remaining purchase opportunities.

The groundbreaking of Bentley Residences was previously announced to take place on June 1, but this date was later moved as the summer months are typically slower in Miami real estate than the fall and winter months.

Bentley Residences Showcases New Renderings Ahead Of Gil Dezer Day In Sunny Isles

 
March 1 is a fun day for Sunny Isles Beach. The high season is in full swing, billionaires are basking in the sun along the beach, it is Gil Dezer’s birthday, and the City of Sunny Isles Beach has coined the day “Gil Dezer Day” in appreciation for his contribution(s) to the skyline.

This year, he has released new renderings and timeline updates for the new Bentley Residences Miami. This marks the first-ever residential partnership for the luxury brand, but far from the first partnership with a luxury brand for Mr Dezer. Many of you are already familiar with his work at Armani Casa and Porsche Design Tower which like Bentley Residences, also features a Dezervator. The Dezervator is a specially-designed elevator/car lift that allows residents to remain in their vehicle as it is carried to their doorstep in the sky at 800 feet per minute and stored in a 4-car garage adjacent to the residence (pictured below). This time last year, Dezer was getting ready to open his $10 million sales center on the build site. It did open, and sales took off. We are now anticipating the groundbreaking of the 63-story tower, which is scheduled for June 1, weather and permits permitting of course. Considering everything goes according to schedule, the residences will be delivered in late 2026/early 2027.

When completed, the tower will become the tallest oceanfront building in the United States at 749 feet tall. There will be 216 residences that each feature private 4-car garages and private pools on the balconies of each unit. The building’s design and façade are inspired by the recessed diamond patterning in the interiors of Bentley automobiles. It features reflective glass triangle panels that are each set 3 inches deep to form a glittering diamond shape, according to Sieger Suarez.

Suarez also gushed about the interiors of the residences and their nod to the distinctive style of Bentley’s brand. The faucets in the bathroom and kitchen feature the same grippy texture of the metal shift knobs in the cars. The fully-integrated kitchen hides behind sliding walls of deep walnut tones and high gloss finishes, emulating the feel of the high polish wood grain trim.

Since the opening of the sales gallery, residences have sold quickly. In under a year the development is nearly 50% spoken for with prices ranging from $5.5 million to $57 million for the upper penthouse. Rapper Future Buys Bentley Residences Condo For $7.5 Million

 
While everyone else was seeing and being seen at Art Basel, Future was busy planning his future in Miami. The rapper purchased a $7.5 million 3 bedroom residence at the waterfront Bentley Residences in Sunny Isles Beach this week, just one month after purchasing one of the spectacular waterfront homes on Allison Island, a private gated enclave of just 49 homes.

While the Allison Island home is indeed something to discuss, with neighbors including Shakira, Pitbull and Lil Wayne, today we are here to delve into the equally luxe and secure Bentley Residences. It is easy to see why the “Life is Good” rapper would be attracted to Bentley Residences in Sunny Isles Beach.

Rising 60 floors above the sand at 18401 Collins Avenue, Bentley Miami Residences will have 200 condominiums reaching 749 feet into the sky. Each residence has at least 3 bedrooms and between 2,800-3,000 square feet with water views and expansive terraces with private heated swimming pools and outdoor kitchens with Gaggenau Vario electric grills.

The new tower will represent Bentley throughout. This is not a simple licensing deal for the tower and the brand. For starters, Bentley vehicles have a distinct diamond stitching on the leather seating surfaces, so that diamond pattern was added to the exterior glass of the building allowing for the development to be unmistakably Bentley from the moment you drive in from the street. They have also incorporated the special metal feel that the cars offer on every touch point into the apartments. This includes manufacturing their own faucet handles, door handles, etc. so that they have that special Bentley knurling.

Interior Finishes

Inside the residences, owners enjoy stone floors, walls, backsplashes and countertops, Gaggenau appliance packages with wine coolers, steam & convection ovens, built-in coffee bars, and Italian kitchen cabinets with motorized doors. Primary suites include behind-mirror televisions, saunas, water-view soaking tubs, towel warmers and heated floors. The “Dezervator”

While the tower itself is new, the development and design team have plenty of history together. Gil Dezer, a car enthusiast who is known for unapologetically flaunting his wealth on the road, has teamed up with Sieger Suarez Architects to design the project. This is the same team that designed Bentley’s sister project, Porsche Design Tower, in 2016.

The central feature of Porsche Design Tower was Dezer’s newly-patented “Dezervator.” The Dezervator is a special elevator that takes residents from the ground level of the building directly to their apartments without leaving their vehicles, so they can park by the door as though they were in a home. This is far more convenient than having to deal with valet. With Bentley Residences, the experience will always be upgraded. The residence that Future chose has a sky-garage that holds 4 cars at a time, allowing him to demonstrate his collection to others as he comes and goes from the building.

St. Regis Sunny Isles Opens Sales After Successful Sell-Out Of Previous Project

 

After a successful sell-out of the Ritz Carlton Sunny Isles, Fortune International and Chateau Group are teaming up again to bring the St. Regis Sunny Isles. The twin 62-story oceanfront towers will be located at 18801 Collins Avenue and have already been approved by the city commission.

St. Regis Sunny Isles will be situated on an oceanfront lot that is nearly 5 acres and has over 400 feet of private shoreline. Each of the 749-foot towers will have 194 residences made up from two, three and four bedroom floor plans. Sizes of the tower units will range from 1,950 square feet to 4,680 square feet. The sky villas and penthouses go from 7,000 square feet and up, but will be released at a later date as the floor plans are not yet finalized.

The two towers are designed by Arquitectonica and are connected with over 70,000 square feet of private amenity space. Unlike many other St. Regis properties, the St. Regis Sunny Isles does not share a hotel component. The entire development is solely private residences with hotel-level amenities.

Inside the amenity levels, everything is designed by São Paulo-based Anastassiadis and managed by the St. Regis Hotel Company. Starting from the impressive 2-story lobby, the building will offer 24/7 doorman, concierge and valet services. The reservations begin at $2.9 million under the pre-release friends and family pricing. Please note that pricing can and will increase as additional details and renderings are released. Groundbreaking is scheduled for the summer of 2023 with keys being delivered in late 2026.
