Klaw Miami is located in the historic Miami Women’s Club at 1737 North Bayshore Drive. The building is a very special historic space dating back to 1926 and the menu is a thoughtfully-presented combination of chilled seafood selections and elegant steaks. It is divine. What We Learned

Two Roads Development is in fact in the midst of finalizing the site and has launched sales in a lavish $10 million sales office nearby. As we reported last month, they have received approval from Miami’s Urban Review Design Board. Passed with flying colors. This is an incredibly exciting project. The reservations have gone into contracts and sales are continuing at a brisk pace. A construction permit has been filed and as long as everything continues as planned, groundbreaking can take place this summer. The developers are confident that this goal will be met.

EDITION Miami Residences In Edgewater Files For Construction Permits, But Not Everybody Is Happy

 
After breezing through the UDRB (Urban Development Review Board) in March and opening their $10 million sales center in April as they launched sales, Two Roads Development has applied for construction permits so that they can get to work on EDITION Miami Residences in Edgewater straight away.

The permits filed would allow Coastal Construction to begin site work on the 56-story tower as well as to build an 800-foot seawall around the waterfront lot. A total of 187 residential units are planned as well as a 13-level parking garage, and 3,500 square feet of office space. While the tower is branded EDITION, it is important to note that there is no hotel component on-site. This is purely a residential tower, just with EDITION-branded services and amenities. Owners at EDITION Residences Miami will also receive Owner benefits with Marriott International at all of their hotel brands including St. Regis and Ritz Carlton. 

This is the first of three towers planned for the 2121 North Bayshore Drive location in the Omni District, which is nestled between Edgewater and the Miami Arts and Entertainment District. The developer is hoping to be able to have their groundbreaking this summer.

All That Glitters Is Not Gold

While the buying public has shared the excitement that Two Roads and EDITION Hotels radiates, inking over $160 million in condo reservations since the sales launch last month, a handful of people are not so thrilled. The existing 192-unit Biscayne 21 condo is home to a few owners who are quite displeased with the plans, filing a series of lawsuits to block the demolition of the aging condo tower.

Because of the number of claims, it is difficult to tell what the true reasoning behind the legal drama is. What it boils down to is these owners are claiming that the developer did not garner enough approval from the owners to terminate the condominium association, and therefore they should not be required to move (insert reasons 1-100 why they should not have to move).

The main statement is that while the building is an older tower, it is not in disrepair and has recently passed its recertification inspection. Had 100% of the owners been on board with the sale, they would agree to the termination, yet Two Roads only garnered 90% of the units.

The problem with this statement is that Two Roads did receive enough approvals to take over the condominium association. They could just ride out the lawsuits, close the amenities and wait for the owners to buckle and sell. Even if these owners win the battle, they will lose the war.

What will likely happen is the developer will make a different offer to them and the problem will go away, historically speaking with the way problems such as this are typically solved. It’s a pretty common occurrence with condo terminations. There are always a few holdouts, which makes these types of transactions exceptionally tricky.

Having two statement buildings already standing in the neighborhood, Biscayne Beach and Elysee, this is not Two Roads’ first experience and they understand how to navigate the problem. Two Roads Development Officially Launches EDITION Miami Residences In Edgewater

 
More big changes are coming to the waterfront Edgewater district in Miami! Over the weekend, Two Roads Development officially launched their new super-development that is set to be built at 2121 North Bayshore Drive, just on the border of Edgewater and the Miami Arts & Entertainment District. The three-tower development is spearheaded by the easternmost tower, EDITION Miami Residences.

The official launch party was co-hosted by Cultured Magazine and offered elegant bites and mezcal cocktails, lots of elbow-rubbing with the developers, the Douglas Elliman sales team, architect Bernardo Fort-Brescia, and previews of the sophisticated design while tunes from DJ Ruckus were spun in the background. As the sun set, guests were treated to an illuminated drone show featuring the new tower.

EDITION Residences, Miami Edgewater opened for reservations in the 3rd Quarter of 2022 to an amazing reception. Those who are familiar with the brand from Miami Beach already knew what to expect from a level of service to the elevated finishes that the brand embodies.

The interiors, designed by Toronto’s Studio Munge, feature a tranquil palette of white chocolate tones with plenty of natural light. Floor-ceiling windows surround the tower with 10-foot to 14-foot ceilings. Each residence features a private elevator, superior finishes and fixtures and unobstructed views. Floor plans range from one-to-four bedrooms from 915 square feet to 2,200 square feet. There are also private guest suites for those with frequent visitors or live-in staff. Locally-based Two Roads Development is ready to continue its luxury waterfront condo contagion in Edgewater! After experiencing success with Elysee and Biscayne Beach, they are ready to activate their 3.5-acre trophy development site at 2121 N Bayshore Drive with EDITION Residences, Miami Edgewater. This represents the luxury brand’s first stand-alone residential only condo tower.

The 55-story project will offer 185 sleek residences rising up to 649-feet in a glass tower designed by Arquitectonica. Reservations are beginning to be offered this week, with the ever-attractive Tier 1 pricing (friends and family prices). Construction is slated to begin in the summer of 2023 and last roughly 36 months. Inside the Residences at EDITION

EDITION Miami Edgewater is planned to exude warmth and tranquility with contemporary design and timeless sophistication. Each residence includes a private foyer and elevator, floor-to-ceiling glass windows overlooking the 800 linear feet of water frontage and ceiling heights ranging from 10- to 14-feet. The spacious terraces boast unobstructed views of the Biscayne Bay, over the Miami Beach skyline and on to the Atlantic Ocean. Southern views will offer the glittering and bustling Miami Beach skyline, Port of Miami and the Arts and Entertainment district.

The floor plans range from 1 bedroom with den up to 4 bedroom layouts, with square footage ranging from 1,952 and 3,864 square feet. Penthouse plans are to be released at a later date, and are expected to include expansive tri-level designs with private rooftop pools and gardens. The aim of the interior designs and services is to offer an effortless living experience and the unrivaled level of service that those familiar with the EDITION brand have come to expect.

The Amenities

Speaking of level of service, the development is going to boast over 45,000 square feet of amenity space that is managed and operated by EDITION. There will be two resort-style pools with private cabanas, a fitness facility that also offer private training studios (for those like myself who do not like to socialize at the gym), yoga and spinning areas and of course a full spa program. Kids of all ages will enjoy the children’s playground or teen club that comes with VR equipment, and multiple sports simulators. A private screening room is available for all ages, adults will enjoy the tower club lounge and library, Fido does not need to walk around the block to the public dog park as there is a private one on site. If guests are coming into town, 6 guest suites are available for residents to reserve.

The Tower & Location

Bernardo Fort-Brescia’s inspiration for the tower design is a response to the waterfront location. It features a crystalline moon glass prism that speaks to the romantic moonlight that shimmers over the Biscayne Bay at night. The floorplans are set to reference the elegant sailboats that race off of the Miami coastline. Secret gardens and lush greenery are designed to capture the bay breeze and offer a tropical oasis to residents.

Two Roads Development went to a significant amount of effort to capture this pristine location, so they are determined to build something truly special. They recently completed a $150 million bulk buyout of all 192 owners at the aging Biscayne 21 condo that currently stands at the site. The reservation period has just opened, which means the prices are the lowest they will be. The friends and family prices that are available at this time start from $1.9 million for a 1 bedroom plus den layout, up to $8 million for the 4 bedroom layout. The penthouse layouts and prices will be released at a later date, but feel free to inquire on any of the layouts.
