Miami nightlife impresario Dave Grutman and Mrs. Isabella Grutman, Dave’s wife who has enjoyed success as a fashion and jewelry designer, have listed their iconic four bedroom residence at One Thousand Museum in Downtown Miami for $7.2 Million.

The building is arguably one of the most over-the-top residential towers in Miami, having been the first residential project designed by Zaha Hadid in the Western Hemisphere. Its unique structure features a scorpion-like exoskeleton which gives One Thousand Museum its trademark style as well as facilitates 60 stories of half- and full-floor residences that do not have interior columns or load-bearing walls. In addition to the added space, the stylish exoskeleton also ensures that no two homes in the ultra-luxury tower are alike.

Jonas Brothers superstar Nick Jonas has teamed up with menswear designer John Varvatos to announce Villa One Tequila Gardens, a chic speakeasy-style tequila bar that is set to open on the rooftop of the Miami Worldcenter Jewel Box at 150 NE 8th Street in Downtown Miami.

Villa One Tequila Gardens restaurant and bar is designed by Mexico City-based KOM Studios and pays homage to the rich culture of Mexico. Throughout the 13,000 square foot indoor/outdoor restaurant and bar guests will find vibrant colors, Mexican textures and materials that are reminiscent of top destinations in Mexico such as Tulum, with views of the beautiful Downtown Miami skyline.

Inside the main dining room, the duo has planned a raw bar and tequila tasting room that offers more than 160 tequilas and mezcals curated by a tequila sommelier. The menu will embraces the colorful Baja-stye cuisine and cocktails. Some offerings such as the old fashioned, carajillo and canarito are prepared tableside.

The Villa One brand was formed in 2019 when Nick Jonas and John Varvatos introduced their successful tequila concept with Stoli Distillers. Since then, they have expanded the brand to include a fully-immersive experience with the Tequila Gardens outposts.  This will be the brand’s fourth location alongside Las Vegas, San Diego, and Los Angeles (opening soon).

Jeff Bezos And Lauren Sanchez Relocate To Indian Creek Island In Miami Beach

 

Miami is gaining yet another full-time Billionaire. Jeff Bezos has announced that he and his love, Lauren Sanchez, will be relocating from Seattle to the Billionaire Bunker of Indian Creek Island, where he recently purchased two neighboring properties.

During the summer, he purchased the $68 million teardown at 11 Indian Creek Island Drive. It is a 9,200 square foot home that was constructed in 1965 on a 1.84 acre waterfront lot. At the time, he expressed his desire to raze the home and construct something new.

Fast forward to October and the next step of his play came to fruition when he purchased the neighboring home for $79 million. This property at 12 Indian Creek Island Drive was constructed in 2000. The home is 19,000 square feet including a pool house and 7 bedrooms, 14 baths, a cinema and at least 3 living areas. The second lot is also 1.84 acres of waterfront, garnering the lovebirds over 3.6 acres of waterfront property to enjoy on the island with just 41 total homesites, its own police force, country club and golf club.

At the time of the announcement, Bezos expressed his love of the magic city and his longing for his family. His parents recently returned to the area with a waterfront home they purchased in Coral Gables during July of this year.

“My parents have always been my biggest supporters. They recently moved back to Miami, the place we lived when I was younger (Miami Palmetto High class of ’82 — GO Panthers!) I want to be close to my parents, and Lauren and I love Miami.” Bezos said in a social media post.

The Amazon founder’s fiancée echoed his enthusiasm for the move, captioning an image of the home with “Miami 💖.”

In addition to being closer to his parents, Bezos is also enthusiastic about being closer to the Blue Origin headquarters, which is gradually shifting to the space center at Cape Canaveral, FL. The space exploration branch of his conglomerate is increasingly a pet project for the multi-hyphenate founder.

Is This The Only Reason For The Move?

While he publicly denies it, we have to pay attention to the tax benefits that Bezos and Sanchez will experience through their relocation as this is a large reason for much of the relocation we have experienced over recent years.

While Washington State also does not have a state income tax (many of our transplants from the Northeast and New England are escaping state income tax), Bezos would also escape a proposed wealth tax through his relocation according to MarketWatch.

This tax affects all of those whose net worth exceeds $250 million, which obviously includes the Amazon founder. His net worth currently is estimated at $161 billion according to Bloomberg.

Bezos will be in good company as a billionaire in the Miami area. He will join the founder of the famous hedge fund Citadel, Ken Griffin as well as former Google chairman Eric Schmidt and his wife Wendy in the 305. The Schmidt’s are currently on a buying spree throughout waterfront homes on the Sunset Islands.

Some of Bezos’ and Sanchez’s immediate neighbors will include Tom Brady, Jared and Ivanka Kushner, Julio Iglesias and Carl Icahn.

Dr. Lenny Hochstein Buys Waterfront Belle Meade Home

 

Not to be outdone by his ex wife’s real estate moves, Dr. Leonard Hochstein has purchased a $6.9 million waterfront home on Belle Meade Island in the gated Upper Eastside Miami neighborhood of Belle Meade. The plastic surgeon who also answers to “Dr. Lenny” and “Boob God” has been featured on Bravos Real Housewives of Miami franchise, with his highly contentious divorce from Lisa Hochstein being a major plot line in the latest season.

The home is located at 1161 Belle Meade Island Drive, on a wide bay lot with 120 linear feet of bay frontage and a deep water dock. The home was built in 1956, but renovated in 2010. It sold at a loss, as the seller originally listed the property for $7.5 million.

Dr. Lenny was quick to explain that the property is an investment, and he is quite satisfied with his Star Island manse that he once shared with the original Mrs. Hochstein. He is currently engaged to his new, younger fiance Katharina Mazepa.

“I’m always looking at opportunities to buy something special and I think this property is special,” he told The Real Deal. “Anytime I can get almost 120 feet of water frontage on a wide bay — there are not too many places like that.”

As for his Star Island mansion, he and Lisa purchased the property at 42 Star Island Drive in 2012 and launched a campaign against the Miami Beach Historical Commission to tear down the original $2 million home. Ultimately, they won the bid and the battle was another major plot line on the Bravo show.

After hosting a “1920’s theme” demolition party for the cameras, they constructed a jaw-dropping 20,000 square foot palace on the lot. It is now valued at north of $52 million.

Lisa resided there until recently when she leased a $32,000/month full-floor residence at One Ocean on Miami Beach’s South of Fifth neighborhood.

We expect to see all of this in the next season of Real Housewives of Miami, complete with Dr. Lenny’s wedding to the new Mrs. Hochstein.

Inside Lisa Hochstein’s New $32,000/Month Rental At One Ocean

Amid one of the most contentious divorces in recent Miami history, Lisa Hochstein has vacated her lavish 18,000 square foot Star Island abode for a 5,600 square foot Miami Beach condo just steps from the South Beach sand. Both properties are beautiful,with the latter renting for $32,000/month on a multi-year contract, per reports.

During the move, she even made room for one last jab at her soon-to-be ex husband, who is already engaged to his new girlfriend, Katharina Mazepa. She reportedly removed the furniture from the Star Island mansion against Lenny’s wishes, sending him into orbit.

As is par for the course in this divorce proceedings, Dr. Lenny did not take the news laying down. Despite his insistence that she vacate the Star Island mansion that they fought so hard to build, once she finally did move he reportedly went on a tirade, berating her in front of movers and calling the police to report stolen furniture from the marital home.

He also sued a botanical store for removing plants from the Star Island mansion. It is reported that he even shouted, ‘She’s a f–king idiot. Go back to the trailer,’ per the Daily Mail.

Lisa will reside in the new condo with her two children that she shares with Dr. Lenny. Logan is eight years old and is sister Elle is four.

Miami is no stranger to being in the limelight. This also is not the first time we’ve bathed in the glow of the limelight as we welcome an athletic prodigy. In 2004, we welcomed Shaq to the Miami Heat, in 2010 it was Lebron James “taking his talents. to South Beach” and ushering in the era of the Big 3 for the Miami Heat. These are very exciting times! In addition to the celebrations, and sports wins and boasting to the rest of the world about our athletic prowess as a city, there is also a positive effect on the local economy.

This time, the celebration is a bit different. Shaq, Lebron, and Bosh were all amazing boons for Miami. And while the NBA is wildly popular in the United States, other countries haven’t quite caught on at the same level. This time it is Messi, an international superstar in an international sport, and arguably the GOAT at soccer football. So what can we expect from the “Messi Effect?”

For the Messi opener tonight versus Mexico’s Villa Azul, tickets are now starting at $265 per person, and venturing up to the $110,000-range.  While the price tag will likely level off below the $110,000 price tag for the most expensive seats, the increase in both volume and cost are expected to remain remarkably strong throughout Messi’s tenure with the club.

Tourism and Merchandise

Aligning with the increased cost of tickets to Messi’s Inter Miami matches, the economic impact on the city as a whole will benefit.

When large sports events occur in any city, there is a spike in tourism. There is an increase in the amount of money spent in restaurants and recreational outlets, local goods and services as well as sales for local merchandise. Additional infrastructure is also usually needed in order to accommodate the boon of visitors who descend upon the host city for the event. This is evidenced already in the recent renovation of DRV PNK Stadium as well as Freedom Park Stadium, the $1 billion future home of the club that is currently beginning construction. The anticipated delivery date is 2025.

These factors not only generate tax revenue, but also new jobs for the local residents, who then increase their spending habits, creating a full-circle economic strengthening effect. The economic strengthening phenomenon is evident in the competition between cities and politicians when jockeying for hosting privileges of things like the Super Bowl, Copa America, Formula 1, The Olympics and the World Cup.

Miami is very fortunate to have the formula down, and easily is able to garner such events with relative ease, enjoying regular hosting privileges for the Super Bowl and Formula 1 as well as the recent Copa America.  upcoming World Cup feathers in our cap. Last year’s debut of Miami Race Week drew $350 million into the local economy in one week alone.

With a worldwide superstar Messi as a regular spectacle on the pitch, these benefits will be more consistent than one large week before returning to normal. This will become the new normal at least until his contract ends (and is hopefully renewed).

Real Estate

With Florida’s favorable tax climate, there are many who would prefer to own a piece of Miami that they can use when they wish and then rent out when they are home. Bringing in a sports superhero such as Messi increases this demand. We saw it when Lebron joined the Miami Heat in 2010 as well as when Shaq hung his hat here in 2004. People recognize the need for additional rental opportunities and want to be part of both the visiting and the earning aspect of the spectacle.

The thing that is different this time is that with Lebron and Shaq, they each had an immense fanfare with people from the United States. Messi however has a more international and global appeal, as football is more popular in these areas than in the US. This is set to reignite the international appeal of Miami, and bring back the foreign investors that may have waned a bit in recent years.

Porsche Design Tower

Taking his first dip into Miami real estate, Messi took on one of the sexiest buildings in town. Porsche Design Tower is located in Sunny Isles Beach and is home to 22 of the worlds billionaires along with a host of other celebrities and sports figures. With tight security and privacy, Porsche Design Tower is designed for the elite buyer.

His 47th-floor residence boasts 3,555 interior square feet with a curved terrace that has space for private pool, seating area, outdoor dining as well as a summer kitchen overlooking Golden Beach and the Atlantic Ocean.

Inside, there are three generous bedrooms with four baths and a guest powder room. The integrated kitchen has European glossed cabinetry and gourmet appliances. One of the signature features of Porsche Design Tower is its Dezervator, the patented elevator that allows residents to be lifted to their homes in the sky without leaving their vehicle. The cars are then parked in special garages adjacent to the entry to the residences, allowing guests and neighbors to view car collections on their way to their homes.

As sexy and Miami-esque as Porsche Design Tower is, we do know that Messi will not be living here, at least not immediately. The $5 million residence was rented this spring for $28,000 per month.

Trump Royale

After realizing the returns that can be realized on Miami real estate investments, Messi then purchased two residences at Trump Royale. This building is also located in Sunny Isles Beach. Trump Royale is located at 18201 Collins Avenue and is part of the Trump International Resort that features over 1,000-feet of private beach for its residents.

With all of the amenities of a five-star hotel, this is an amazing investment for the Messi family. Always in-demand, the property is impeccably-kept in a manner that you would never guess it among the first of the glittering modern high-rises that define Sunny Isles today. This purchase totaled roughly $1.8 million at the time, however we do not suspect that Trump International is where Messi will be staying physically.

It is beautiful and welcoming, yet there are far too many apartments in the development for him to be able to relax. I mean, we all saw what happened this week when he simply tried to visit a Publix to grab groceries for the family. He will need a more private location, for sure.

Regalia Tower

A residence where the Messi’s realistically could call home is Regalia Tower, also in Sunny Isles Beach. The 46-story tower has just 39 total residences with each home being a full-floor layout. Messi purchased the 9th floor in 2021 for a reported $7.3 million and there are no reports of it having been leased.

The building is home to other celebrities as well. Grant and Elena Cardone, of 10X Coaching and investment fame, are also raising their family at Regalia. The residences each feature interiors of 5,500 square feet, with terraces that span 2,100 square feet and wrap around the building with a wave-like effect.  Inside, there are four bedrooms and five and a half baths with 360-degree views overlooking Golden Beach, Sunny Isles, the Atlantic Ocean as well as the Intracoastal Waterway.

Key Biscayne Waterfront Home

While it is highly possible that the Messi’s will move into their Regalia condo, there have also been murmurs that they are seeking a waterfront home not unlike the Key Biscayne oceanfront residence they rented in 2021 during Miami’s Copa America tournament.

With 9,000 square feet of living space and 7 bedrooms, the home is estimated to be worth over $24 million. The Messi family spent $200,000 to rent the house during their stay for Copa America. It has been said that Leo prefers living in a home, but with the tournament taking place in late March of 2021 and the Regalia closing being finalized in April of the same year, it could be that during his stay for Copa America, he found the Regalia listing and decided to buy it. We do not know.

What we do know is that Messi will not be moving into 440 S Mashta Drive at this moment as it is neither offered for sale or for lease currently. We also have heard that their presence on S Mashta Drive caused a bit of a scene for the neighbors. The quiet community, while full of important business people and celebrities alike, is accustomed to a quiet life and Messi comes with immense fanfare. This is unlikely to let up any time soon, as everybody is understandably excited about Messi’s presence here in Miami with us and wearing our colors. We are also overjoyed that he shares the same passion to be here with us.

“I’m very much moved to be here in Miami, to be with you,” he said during Sunday’s big announcement. “I want to thank you, all of you, on behalf of my family, for the kindness that you have given me.”

His addition to the InterMiami roster came together so quickly and with so much attention, we understand if maybe he even does not yet know where he will live. The first plan of action is to win his Miami debut game against Villa Azul tomorrow night, as the world is watching.
