St. Regis Sunny Isles Beach Breaks Ground With Lavish Ceremony

 
At 18801 Collins Avenue, Cheateau Group and Fortune International have broken ground on the St. Regis Sunny Isles with a lavish beachfront ceremony.

The twin-tower development is designed by Arquitectonica and features dual 62-story towers with 336 total residences. The towers will rise 750 feet over Sunny Isles Beach, making them the tallest in the area.

Chateau Group has partnered with Fortune International in order to develop the project. At the point of groundbreaking, they had sold 75% of the first tower including the $55 million penthouse. This amounted to $900 million of sales so far. It is expected for the purchase opportunities in the second tower to be offered this winter.

About The Project

Being built on a 5-acre beachfront site with 435 linear feet of private beach, the St. Regis Sunny Isles is slated to be the epitome of luxury.

Despite being branded as a St. Regis property, there is no hotel component on this project. It does offer amenities and finishes that are set to the brand standard for St. Regis, however the project is residential only.  This is a new trend of hotel-branded super luxury hotel condominium towers in the Miami area of late. Other towers to follow suit are the St. Regis Residences, Miami in Brickell and the Edition Residences Miami, Edgewater.

In addition to the 435-feet of private serviced beach, the project will offer over 70,000 square feet of elevated amenity space that will include an extensive wellness center with fitness and rejuvenation areas, social lounges and more. The pool level will offer lounges and cabanas as well as full-service for towels, food and beverage or whatever the owners may need. This is on top of the two restaurants that will be announced soon.

Even with all of this service and luxury, there is also a practical side to the Arquitectonica-designed towers. They will feature over 53,000 square feet of photovoltaic glass on the west side of the façade, naturally generating over 530,000 kilowatt hours per year while reducing infrared radiation yet without detracting from the beauty of the architecture.

Purchase opportunities are available in the north tower, starting in the $3 million range. The south tower is expected to be released by the end of 2023. The towers are expected to be delivered in late 2026.

Nestled between the elegant soaring towers of The Estates at Acqualina in Sunny Isles Beach is a private amenity complex that appears to be an opulent estate of its own. This 45,000-square-foot complex is known as “Villa Acqualina” and has been recently revealed for the first time.

In ‘Circus Maximus’ guests will find a cinema, a golf simulator, Formula One racing simulator, a night club and and an ice skating rink designed to evoke the feeling of an underwater ice cave.

“It’s the perfect venue for celebrations of all kinds from anniversaries and birthday parties to weddings and bar mitzvahs,” Jules Trump, developer said to Haute Residence. “As we have an international clientele, the speakeasy matches everyone’s wishes, dreams and style. It’s for residents only so it’s a very special amenity not found in other residential projects. There will be incredible lighting from highly specialized lighting experts where the lighting will change colors with different settings to match the mood and feel of the event. It’s multi-purpose where you can host events on the upper and lower levels, such as a reception with canapes and wine upstairs and the main event downstairs.”

Bentley Residences Showcases New Renderings Ahead Of Gil Dezer Day In Sunny Isles

 
March 1 is a fun day for Sunny Isles Beach. The high season is in full swing, billionaires are basking in the sun along the beach, it is Gil Dezer’s birthday, and the City of Sunny Isles Beach has coined the day “Gil Dezer Day” in appreciation for his contribution(s) to the skyline.

This year, he has released new renderings and timeline updates for the new Bentley Residences Miami. This marks the first-ever residential partnership for the luxury brand, but far from the first partnership with a luxury brand for Mr Dezer. Many of you are already familiar with his work at Armani Casa and Porsche Design Tower which like Bentley Residences, also features a Dezervator. The Dezervator is a specially-designed elevator/car lift that allows residents to remain in their vehicle as it is carried to their doorstep in the sky at 800 feet per minute and stored in a 4-car garage adjacent to the residence (pictured below). This time last year, Dezer was getting ready to open his $10 million sales center on the build site. It did open, and sales took off. We are now anticipating the groundbreaking of the 63-story tower, which is scheduled for June 1, weather and permits permitting of course. Considering everything goes according to schedule, the residences will be delivered in late 2026/early 2027.

When completed, the tower will become the tallest oceanfront building in the United States at 749 feet tall. There will be 216 residences that each feature private 4-car garages and private pools on the balconies of each unit. The building’s design and façade are inspired by the recessed diamond patterning in the interiors of Bentley automobiles. It features reflective glass triangle panels that are each set 3 inches deep to form a glittering diamond shape, according to Sieger Suarez.

Suarez also gushed about the interiors of the residences and their nod to the distinctive style of Bentley’s brand. The faucets in the bathroom and kitchen feature the same grippy texture of the metal shift knobs in the cars. The fully-integrated kitchen hides behind sliding walls of deep walnut tones and high gloss finishes, emulating the feel of the high polish wood grain trim.

Since the opening of the sales gallery, residences have sold quickly. In under a year the development is nearly 50% spoken for with prices ranging from $5.5 million to $57 million for the upper penthouse. The average price for a preconstruction residence is between $7 million to $9 million according to Dezer.

Rapper Future Buys Bentley Residences Condo For $7.5 Million

 
While everyone else was seeing and being seen at Art Basel, Future was busy planning his future in Miami. The rapper purchased a $7.5 million 3 bedroom residence at the waterfront Bentley Residences in Sunny Isles Beach this week, just one month after purchasing one of the spectacular waterfront homes on Allison Island, a private gated enclave of just 49 homes.

While the Allison Island home is indeed something to discuss, with neighbors including Shakira, Pitbull and Lil Wayne, today we are here to delve into the equally luxe and secure Bentley Residences. It is easy to see why the “Life is Good” rapper would be attracted to Bentley Residences in Sunny Isles Beach.

Rising 60 floors above the sand at 18401 Collins Avenue, Bentley Miami Residences will have 200 condominiums reaching 749 feet into the sky. Each residence has at least 3 bedrooms and between 2,800-3,000 square feet with water views and expansive terraces with private heated swimming pools and outdoor kitchens with Gaggenau Vario electric grills.

The new tower will represent Bentley throughout. This is not a simple licensing deal for the tower and the brand. For starters, Bentley vehicles have a distinct diamond stitching on the leather seating surfaces, so that diamond pattern was added to the exterior glass of the building allowing for the development to be unmistakably Bentley from the moment you drive in from the street. They have also incorporated the special metal feel that the cars offer on every touch point into the apartments. This includes manufacturing their own faucet handles, door handles, etc. so that they have that special Bentley knurling.

Interior Finishes

Inside the residences, owners enjoy stone floors, walls, backsplashes and countertops, Gaggenau appliance packages with wine coolers, steam & convection ovens, built-in coffee bars, and Italian kitchen cabinets with motorized doors. Primary suites include behind-mirror televisions, saunas, water-view soaking tubs, towel warmers and heated floors. Primary closets all feature safes, and each door in the ultra-luxury development features the Flying B on the lever.

The “Dezervator”

Gil Dezer, a car enthusiast who is known for unapologetically flaunting his wealth on the road, has teamed up with Sieger Suarez Architects to design the project. This is the same team that designed Bentley’s sister project, Porsche Design Tower, in 2016.

The central feature of Porsche Design Tower was Dezer’s newly-patented “Dezervator.” The Dezervator is a special elevator that takes residents from the ground level of the building directly to their apartments without leaving their vehicles, so they can park by the door as though they were in a home. This is far more convenient than having to deal with valet. With Bentley Residences, the experience will always be upgraded. The residence that Future chose has a sky-garage that holds 4 cars at a time, allowing him to demonstrate his collection to others as he comes and goes from the building.

Dezer Prepares to Launch Sales of Bentley Residences With $10M Sales Center

Bentley Motors and Dezer Development are ramping up to launch sales of their new ultra-luxury development, Bentley Residences Miami, the first ever Bentley-branded residential tower in the world.

In proper Dezer form, no expense has been spared in the 12,000 square foot opulent waterfront sales gallery, located at 184th and Collins Avenue in Sunny Isles Beach. The gallery includes an entire 6,000 square foot residence built-out as it will be delivered in 2026 as well as a massive theater and fully-staffed brokers’ lounge with champagne and Macallan whiskey flowing, at a cost of over $10 million. Keeping true to its name, a Bentley Brand Room will occupy a dedicated area within the gallery to offer an immersive Bentley experience for those who still can’t get enough of all that the flying B brings with it.

When completed, Bentley Residences will rise 749 feet over the Atlantic Ocean, making it the tallest building on a United States beachfront. There will be 216 residences, each at least 6,000 square feet with an additional 2,000 square feet of outdoor living space. Each terrace has a private pool overlooking a dramatic seascape up to 60 floors up.

Gil Dezer, a car enthusiast who is known for unapologetically enjoying his wealth said, “Shorter is easier, cheaper, faster. It was about fitting in all the available square footage that we could sell in the tower.”

Also staying true-to-form, Dezer is building another of his patented Dezervators for the Bentley project. For those who are new to Miami real estate, Dezer patented a state-of-the-art car elevator for his 2016 project, Porsche Design Tower. The Dezervator takes residents from the ground level of the building directly to their apartments, so they can park by the door as though they were in a home. This is far more convenient than having to deal with valet, who would be all sweaty in your car and mess with your seat settings while you wait. With Bentley Residences, the experience will be upgraded. Each residence includes 3 or 4 spots, allowing car enthusiasts to demonstrate their collections to others as they come and go from the building.

And that is just the tip of the iceberg. A life-sized Bentley sculpture is being installed in front of the sales center and will be moved to the entry of the development when completed.

The development sits on a 3.6-acre waterfront site at 184th and Collins Avenue. It is designed by Sieger-Suarez Architects, the same team that is responsible for other super-luxury developments that include Porsche Design Tower and Residences by Armani Casa. Prices of the 216 residences are slated to begin at $4.2 million, up to $6 million. Penthouses are expected to begin in the range of $20 million.

The sales center is expected to open within the coming weeks, stay tuned for a followup on the interior finishes and floor plans of the residences.
