Related Group Launches Viceroy Brickell | Luxury Condos From The $600’s

The Related Group and Viceroy Hotel and Residences are doing it again. After an incredibly successful partnership with the third tower of Icon Brickell, they are joining forces once again on The Viceroy Brickell at 77 SE 5th Street.

The new project, which is in the same complex with Baccarat Residences Brickell, is located in the heart of the Brickell Financial District along the Miami River and Brickell Avenue. Viceroy Brickell is currently under construction, having received their construction financing in the beginning of 2023.

As of today, the construction has progressed to the 14th floor of what will be 45 stories. When the project is completed in 2026, it will bring 498 new residences to the Brickell area ranging from studios to two bedrooms.

Viceroy Brickell Construction Progress March 2024

While the project will be managed by Viceroy Hotel and Residences, there is no condo/hotel program. The units are meant to be purely residential in nature with a minimum rental duration of 30-days (12 rental contracts per year maximum).

Viceroy Brickell Finishes and Layouts

With sales launching in the coming weeks, the designs have been carefully sourced for over a year prior. The tower itself is designed by Arquitectonica, who will also be designing the neighboring Baccarat Residences Brickell in a complimentary style.

The interiors are being designed by the famed Meyer Davis from New York. Their seamless designs blend space, form, textures and light, leaving an inspiring and inviting ambiance. You can find examples of this style in the 1 Hotel in South Beach and Mr. C Residences in Coconut Grove.

Viceroy Brickell will be delivering fully finished residences with matte-finish Italian porcelain floors and Italian cabinetry by Italkraft. The kitchens will also offer appliance packages by Bosch and Fisher & Paykel.

Pre-Launch Sales Information

Sales of the residences will commence with a brief reservation period in coming weeks. This is a unique time when you can reserve the size of residence you would like and lock in your price. The contracts will be delivered a short time after the reservations launch, which allows time to learn more about the project.

In order to ensure the lowest price, we advise buyers to participate in the reservation stage as you are able to hold the initial pricing. Once the contracts are delivered, the pricing always increases. In the current pre-release time, prices for Viceroy Brickell begin in the $600’s.

The Residences At 1428 Brickell Is Over 40% Sold, Lands $104 Million Construction Financing

The Residences at 1428 Brickell has hit two major milestones on the lead-up to groundbreaking. This week it was announced that developer YTech has secured $104 million in construction financing for the project just as the sales team has announced that over 40% of the 189 planned residences have sold.

Ytech has had an incredibly busy year with the project. Sales were launched in January of 2023, marking just over 1 year to sell almost half of the project. This is an astounding rate of absorption for preconstruction residences that begin at $2.4 million up to $7 million.

The construction site at 1428 Brickell is currently in the demolition phase of the previous structure. We have not yet learned when the groundbreaking date could be, but we know that it will be soon. This groundbreaking date is date is contingent upon the clearing of the build site with new, more stringent demolition processes in the urban core.

Entering into the summer of 2023, YTech surprised the market by unveiling an opulent $20 million sales gallery that pays homage to Brickell’s rich history, yet with an interior that fully immerses prospective buyers into the future that 1428 Brickell will offer.

Inside the sales gallery, buyers are met with an illuminated and suspended scale model of the neighborhood as well as full-scale buildout of a residence as they will be upon completion. An LED display is also able to demonstrate the views from the different points in the 861-foot 70-story tower.

“We continue to successfully hit our targets in sales, finance, and construction for this project, surpassing 40% in sales within a year, securing $104 million in financing, and commencing the demolition process,” Yamal Yidios, CEO of Ytech said in a release. “As we approach groundbreaking, we are determined to deliver the highest-quality project in Brickell.”

Construction Financing

The receipt of construction financing is always a large stepping stone in the process of developing new towers. Not only does it offer the capital necessary to complete the project prior to closings beginning, but it is also a testament to the strength of the project itself from a business standpoint.

Before offering construction loans, banks review the previous track record of the developers, their plans for the project and the sales that have occurred in the pre-construction phase. No page is left unturned in this underwriting process and construction loans are among the most difficult loan types to obtain.

In the case of 1428 Brickell, the financing includes a $78 million refinance of the build site itself, given by Linkvest Capital. This replaced a $20 million mortgage that was used to secure the site when the project was in its conceptual phase.

An additional $26 million mortgage was issued by Banesco for the historic properties at neighboring 1500 and 1548 Brickell Avenue. 1548 Brickell is the newly-restored home of Major Food Group’s Chateau ZZ Restaurant and you will find the $20 million sales gallery for The Residences at 1428 Brickell in the historic home that is located at 1548 Brickell.

About The Residences at 1428 Brickell

Even in a seemingly-saturated market of lovely new condo residences, 1428 Brickell is a standout on many levels. This is the first project in Miami to put the sunshine to work with over 20,000 square feet of photovoltaic glass along the western backbone of the tower. These panels will absorb the sunlight for use as energy in the tower.

Inside the project, developers have laid out over 80,000 square feet of amenity space that includes a 10,000 square foot gym, a rooftop pool and spa, and a two-story wine and fine art lounge. The residences themselves are laid out in a way that embraces the location in Miami’s Financial District to maximize the views and usability of the layouts.

This combination of maximizing the space and location to allow estate-style living in the heart of the city and still maintaining favorable pricing without sacrificing quality or luxury is a delicate dance that Ytech has mastered beautifully. Prices range from $2.4 million for a two-bedroom plus den, to four-bedrooms plus den ranging from $5.5 million to $7 million. Lower penthouses start at $8 million with the spectacular $60 million penthouse that has 30-foot ceilings and unparalleled views and a private rooftop pool. The Residences at 1428 Brickell is slated for completion in 2027.

Rivage Opens Elegant Bal Harbour Sales Gallery Ahead Of Groundbreaking

Related Group + Two Roads Development have been working diligently, preparing for the upcoming groundbreaking of their new ultra-luxury beachfront development, Rivage Bal Harbour. Most recently, they have unveiled an elegant sales gallery in the Bal Harbour Shops where buyers can experience the quality and design that is soon to be constructed just across the street.

Buyers can obtain appointments for a private presentation in the sales gallery by contacting me directly, and we can take an immersive tour of the development from the oceanfront location to an actual build-out of the residence kitchens and primary bathrooms.

When completed, Rivage Bal Harbour will bring 56 total homes to the Bal Harbour beachfront location at 10245 Collins Avenue. The 275-foot tower has 25 total floors and nestles within the 200-linear-foot private beach and offers 2.67 acres of sophisticated lifestyle amenities.

Rivage itself was designed by world-renowned architectural firm SOM, who designed notable projects that include the Burj Khalifa in Dubai as well as Chicago’s Willis Tower (formerly the Sears Tower). Inside, the trendsetting Rottet Studio handled the finishes. Their designs have adorned properties such as the $149 million penthouse at Central Park Tower in New York.

Without a doubt, Rivage in Bal Harbour will be featured in countless design books and luxury home showcases.

During the immersive sales gallery tour, buyers are able to see actual buildouts of a kitchen and dressing area as they will be upon completion.

The kitchens offer custom Sub Zero and Wolfe appliance suites that are integrated with the wood cabinets and include gas ranges and full-height wine chillers. The marble countertops are adorned with Dornbracht fixtures.

Each bedroom and dressing area offers custom closets with oak millwork and leather-lined drawers. The Rottet Studio-designed bathrooms are wrapped in marble, travertine and white oak with Dorbracht fixtures. The stone bathtub and custom lacquered vanity are highlighted by bespoke mirrors and lighting fixtures.

One of the most notable traits of Rivage Bal Harbour is the fact that this is the ONLY ultra-luxury beachfront development in Bal Harbour, and the first to be constructed since Oceana Bal Harbour was completed in 2016.

Layouts include three- to eight-bedroom residences, ranging from approximately 3,300 to 12,600 interior square feet. Prices begin at $8 million, up to $60 million. Penthouse details have not yet been released.

The development team began marketing within private investment circles last spring, with 30% of the residences currently being sold. Now that there is a sample build-out to tour, it is expected that the remaining purchase opportunities will be absorbed quickly.

“Bal Harbour is one of South Florida’s most special neighborhoods and an area we’ve wanted to build in for many years,” says Jon Paul Pérez, Related Group’s President. “Everything is in place to make this a truly once-in-a-generation project, from the site to the team, to the general scarcity of newly constructed high-end supply in this neighborhood. Together with our partners, we look forward to delivering a property that honors Bal Harbour’s glamorous history while helping shape its future.”

Groundbreaking is anticipated very soon with completion coming in early 2027.

Douglas Elliman is the exclusive broker for Rivage Bal Harbour. Five Park On South Beach To Feature Private Dining By Michelle Bernstein And Jeffrey Chodorow

Miami-renowned chef Michelle Bernstein and modern day renaissance man/restauranteur Jeffrey Chodorow are teaming up to bring private dining to the restaurant space in Five Park Miami Beach. The project has hinted at a signature restaurant since the official launch in the summer of 2021, and now we have details.

The Culinary Concept

The new eatery will be located on the 6th floor amenity terrace, which is convenient to both the main pool and the family pool. With an open air indoor/outdoor design, guests will enjoy vibrant Mediterranean fusion dishes in the restaurant or poolside overlooking the Biscayne Bay and Downtown Miami skyline. There are seating options for intimate and romantic celebrations or for spirited groups. For larger parties or family-style events, a separate outdoor dining area is available. The signature pedestrian bridge will connect here, allowing guests to take a leisurely stroll to South of Fifth before or after visiting the restaurant.

On the 26th floor, Five Park will also offer the exclusive Canopy Club. This is an exclusive social club for residents of Five Park Miami Beach and their guests only. The food and beverage offerings at the Canopy Club will also be curated by Bernstein, who is known for her dynamic and inspired menu offerings.

The Culinary Team

Many locals will already be familiar with Michelle Bernstein. As a Miami native, many of her restaurants are local staples and she has also earned a coveted James Beard Award for “Best Chef in the South.” She also beat Bobby Flay on Iron Chef early in her career, so she is a force to pay attention to in the kitchen.

You can currently find her dishes at the Michelin-starred Cafe la Trova in Little Havana as well as Sweet Liberty, La Cañita or Little Liberty. She is also a regular at culinary festivals throughout the county.

Jeffrey Chodorow is also well-known in the world of restaurants, getting his first taste of success in New York City with mega-establishments like China Grill and Bond Street in Hudson Yards. Although his first career successes came in New York, Chodorow is a Miami-area native.

He was raised in Miami Beach and has had an extremely colorful career. He is something of a modern-day renaissance man, starting out as the CEO of an airline before pivoting into restaurants. The culinary industry offered the opportunity for risk taking and flashy concepts, both of which excited Chodorow. If you have a penchant for drama, you can find one of his culinary adventures on the Netflix movie, “Bad Vegan.”

Although Bad Vegan ended dramatically, it demonstrated Chodorow’s eagerness for adventure and being cutting-edge. This was also just one of dozens of concepts he has helmed.

The two will be pairing up for their debut into the private dining scene that has taken off over the last year as the hot new amenity to include in new developments. The private restaurant in Five Park will be unique and cutting-edge with one of the best views the city has to offer.

Five Park Tower

Having recently topped-off at 48-stories and 519-feet, Five Park will be the tallest tower on South Beach. In addition to the panoramic views, developers Terra Group and GFO Investments have contributed a 3-acre park to the City of Miami Beach. This “Canopy Park” creates a backyard community feeling with art installations, a Monstrom Playground, pet play areas and performance pavilions.

Inside the tower at 500 Alton Road, residents will find 98 condo residences and 180 park residences. The condos are located on floors 30 to 48 with park residences being located on the mid-level floors. Select residences are available for purchase with prices from $2.7 million for a 1,357-square-foot layout with two bedrooms, tw0 and a half baths and direct bay views from each room.

The project is slated for completion later this year.

Reasons We Love The Residences at Mandarin Oriental, Miami On Brickell Key

In a booming real estate market like the one Miami is currently experiencing, it can be easy to get lost in the sea of new projects. In order to bring clarification for our readers and clients, we are going to discuss the features that stand out in our favorite opportunities for each neighborhood.

To begin, we will discuss The Residences at Mandarin Oriental, Miami, which is coming to Brickell Key.

Having recently launched sales, this is one of the newest projects in the Miami area. It was initially announced in the summer of 2023, with sales launching in November. The Residences at Mandarin Oriental, Miami is one of our favorite projects for a host of reasons.

Location

It is the oldest lesson in the real estate book; location, location, location. Owners at The Mandarin Oriental Residences, Miami will be fortunate to enjoy a one-of-a-kind location in Miami for this special project.

One Island Drive is a sprawling 5-acre waterfront location, situated on the southern tip of Brickell Key. Brickell Key is a private island adjacent to the Miami Financial District, offering a tranquil haven to those seeking privacy.

With such a large footprint for the project on the island, residents will have room to experience true resort-style living within the city where space is luxury.

Mandarin Oriental’s Views

As the build site is on an island in the middle of the Biscayne Bay, the residences will each offer expansive views. Buyers will be able to choose between views of the Biscayne Bay, the Port of Miami, and several different combinations of bay and skyline. Higher floors will also offer views of the Atlantic Ocean. There is no floor plan or line of the building that offers a less-exquisite view.

Another aspect of the view to be mindful of is the fact that all of the views are protected. One Island Drive is the last available build site on Brickell Key, which protects the immediate views to the north. There is no risk of a tower being constructed next door, blocking the adjacent views. The other three sides of the lot are direct waterfront, which are of course protected.

Pictured below is the build site for The Mandarin Oriental Residences, Miami. The existing hotel will be demolished in order to make space for the new 60-suite hotel that will be constructed after the 220-unit residential tower is constructed on the green space shown.

The developers have owned this development site for 40 years, waiting for just the right moment to put their finishing touch on Brickell Key Island.

The Project Makeup/Exclusivity and Privacy

The Mandarin Oriental Residences, Miami will be divided into two sleek towers that share an amenity podium with over 100,000 square feet of exceptional resort-style amenities. Included on the amenity levels will be cascading infinity pools that offer the illusion of the crystal-clear ocean, private cabanas, world-class restaurants with award-winning chefs and a signature wellness center with fitness and spa facilities.

Phase One is slated to include 220 private residences in a 64-story tower that rises 800 feet. These homes will range from an impressive 2,333 square foot two-bedroom plan to four-bedroom layouts that are over 4,000 square feet. In the lower floors, every floor has 5 residences with private elevators and expansive terraces.

As you travel up the tower, the residences get larger with fewer per floor until you reach the penthouse level. On the top floors, Swire has planned two elegant duplex penthouses that cover an expansive 7,000 square feet under air and the most panoramic views you can imagine.

The second tower will include the new Mandarin Oriental Hotel. It will be 400 feet tall and offer 151 guest rooms, 61 private residences and 28 hotel residences.

The addition of this separate hotel tower will offer the true resort experience to owners of Mandarin Oriental Residences, Miami, yet without losing the privacy of living in a boutique development. The hotel tower will be accessible for the residence owners, yet hotel guests will only be permitted in the residential tower by invitation.

Overall, the project will be evocative of a private tropical Eden. The landscape architects have planned lush greenery with flowering plants that offer natural canopy that extends from the Brickell Key boardwalk through the private project.

Brand Partners

When considering new projects in Miami, branding has become all the rage. Residential developments are teaming up with fashion houses (Fendi Chateau, Armani Casa), auto makers (Porsche Design Tower, Aston Martin Residences, Bentley Residences) and hotels (St. Regis, Edition, Ritz Carlton).

Looking into the partnerships with hotels, there are a few ways that the partnership works and each method has its own positive aspects. Some of the residential developments are built as a condo/hotel, others are purely residential projects built under the name of a hospitality brand and others have a separate onsite hotel that is built with the residential portion.

Being that The Mandarin Oriental Hotel will be built onsite in its own tower, this allows the residents to enjoy a truly resort-lifestyle as well as embracing the privacy of living in a boutique development. The amenities and services are shared with the hotel, yet they operate with separate entrances and security in order to preserve the exclusivity.

The Development Team – Swire Properties + Mandarin Oriental

One of the easiest ways to predict the success of a preconstruction project is to review the portfolio of its developer. Although they are headquartered in Hong Kong, Swire Development has been active in the Brickell market for nearly 50 years. With a building style that is innovative and large-scale, their projects elevate neighborhoods and offer longevity to the buyers. You can see how they have earned their stellar reputation with a tour of Brickell City Centre or Brickell Key. Both mega-developments were completed with careful planning by Swire and The Mandarin Oriental Residences, Miami is to be the crowning touch to Brickell Key.

“The Residences at Mandarin Oriental, Miami, is the pinnacle of Swire’s four-decade-long journey in developing Brickell Key and it was essential we selected a stellar team to represent this property in Miami and around the world. By working with Fortune Development Sales and Christie’s International Real Estate, we are ensuring The Residences at Mandarin Oriental, Miami will become a truly global destination,” said Henry Bott, President of Swire Properties.

Who Will Love The Mandarin Oriental Residences, Miami

This project is being built with a specific buyer in mind. It is not being built for an investor to purchase blocks of rental units. This is an ultra-private and tranquil escape for a select few.

With tower residence sizes that BEGIN at 2,333 square feet and ranging up to 4,000 square feet, people who will gravitate toward The Mandarin Oriental Residences, Miami are those who are used to estate-style living but are eager to scale down in size without sacrificing style. These buyers will be people to are eager to enjoy true resort-style living and are disinterested with continued upkeep of a private home.

Securing Your Spot

The sales of Mandarin Oriental Residences began in November of 2023 and are still in the reservation stage. Contracts are anticipated in the early summer of 2024, so here is what this means for buyers.

People who sign up for a reservation of a new luxury condominium development receive the unique ability to lock in a price early without a hard commitment until the contracts are delivered. This essentially gives you the ability to buy now and decide later without obligation. Since prices are always lowest when the project is newly announced, it is a prime time to consider The Residences at Mandarin Oriental, Miami.

Groundbreaking is expected in early 2025 with the first residences delivered by the end of 2028. Prices start in the $4 million range.

If you are interested in learning more about The Residences at Mandarin Oriental Miami with specific details as they are made available, please contact Michael Light, Broker and Executive Director of Luxury Sales at Douglas Elliman, to discuss pre-qualification requirements. Dezer’s Bentley Residences In Sunny Isles Breaks Ground

Construction has officially begun on the luxe Bentley Residences in Sunny Isles Beach, a partnership between Bentley Motors and Dezer Development. This week, the developer hosted a lavish event to celebrate the milestone on the project site at 18401 Collins Avenue in Sunny Isles.

Built with the needs of Bentley car owners in mind, the 749-foot beachfront skyscraper will be home to the ‘Dezervator,’ a patented car lift that allows owners to display their collections in glass garages next to the residence itself… even in the 62nd-story penthouse.

Inside Bentley Residences

While the Dezervator is an incredible feature of the project, there are countless additional points to experience. With the essence of class and sophistication that sweeps through each of the 216 residences, guests and owners alike can enjoy resort-style luxury living in a boutique environment.

Gil Dezer, who is one of the most successful developers in Sunny Isles, designed Bentley as a sister project to his Porsche Design Tower that was completed in 2016. The idea is an unparalleled level of luxury and convenience with the knowledge that a large portion of the owners will be billionaires. To-date, both Wyclef Jean and rapper Future have spoken for residences in the tower.

Each of the residences themselves will balance the energy of the indoor/outdoor lifestyle and uninterrupted views of the Atlantic Ocean and surrounding waterways from each unit. In order to seamlessly maximize the views, the tower is wrapped in beveled floor-to-ceiling glass that causes a diamond-like sparkling effect to passers-by. This effect is designed to emulate the diamond pattern that is distinctly Bentley.

With the indoor/outdoor lifestyle that is embraced at Bentley Residences, each home boasts a sprawling glass-guarded terrace with a living, kitchen and pool area. The indoor kitchens are appointed with seamlessly integrated Gaggenau appliance packages that offer refrigerators, dishwashers, wine coolers and cooking range/ovens.

Resort-Level Services + Amenities

Always pushing the envelope to stay on the cutting edge, Dezer has curated an amenity list that offers the best of convenience and style with the level of comfort and luxury that is synonymous with the Bentley name.

Aside from the expected wellness center and social lounges, Bentley Tower elevates the level of luxury further. They have added an F1 simulator to the golf simulator room for those who are auto lovers through and through. The onsite restaurant is not just an available perk, it is an unrivaled five star food and beverage program by celebrity Chef Todd English.

No detail has been spared in any instance of the development, which is the first-ever Bentley-branded tower in the world.

The project is currently more than 50% sold, with purchase opportunities remaining from the $5 million range for 3-bedroom layouts to $57 million for the upper penthouse. Construction is set to be completed in 2027.
