Owners at the St. Regis Residences will enjoy over 50,000 square feet of amenities that pay homage to the glamour and grandeur of the Brickell and Astor Families. JDS Development Group Unveils Mercedes-Benz Places in Miami’s Brickell Financial District

Mercedes-Benz is entering the Miami real estate game by partnering with New York’s uber-successful JDS Development Group. Together they are bringing Mercedes-Benz Places to the Brickell Financial District. When completed, the sleek tower will reach 67-stories and offer 2.5 million interior square feet, making it one of the largest developments in Florida.

The tower is currently under construction at 1 Southside Park in Brickell with 1133 SW 2nd Avenue as the address. This central address positions Mercedes-Benz Places with close proximity to the banks and financial institution that have made the area famous since the early 1980’s. It is also near the vivid entertainment and nightlife options that have flourished over the years. With a location that is convenient to I-95 access to Miami Beach or Miami International Airport is a snap.

With 791 Mercedes-Benz residences, owners will be able to choose between a variety of residences sizes from studios to three bedroom layouts with spectacular views of the Biscayne Bay, the vibrant Miami cityscape, the Atlantic Ocean and beyond. Details on the 67th-floor penthouses will follow at a later date.

Prices will range from the mid-$500’s to $4 million. Foundation work is currently underway and initial occupancy is planned to start in 2027.

With the price set at $16.2 million, or $3,333 per square foot, the trophy property represents a record-setting transaction for the area.

The stunner-in-the-sky boasts 4,888 interior square feet and a jaw-dropping 4,333-square foot outdoor terrace complete with a private infinity-edge pool, and views from the Atlantic Ocean to the Everglades. There is also a private outdoor dining and kitchen suitable for large events or more intimate gatherings, as well as sunrise and sunset lounge areas.

Brickell’s Ora By Casa Tua Releases New Renderings And Details As Sales Begin

 
Not to be outdone by the current theme of restaurant-branded condo developments, Ora by Casa Tua has released details about FOUR new restaurant concepts that will be incorporated into the new residential tower at 1210 Brickell Avenue. These details along with new renderings have all been released with the official sales launch currently being undertaken.

Plans that have been filed with the city list the project as a 76-story tower that rises 900-feet into the skyline. It is just shy of supertall status (984-feet), yet still offers an all-encompassing vertical community. Ora is envisioned as “a true vertical community where people rediscover their relationship with themselves, with others and the natural world,” said Miky Grendene, the founder of Casa Tua.

Inside the project, a total of 540 residences are planned and will be delivered fully finished and furnished so that owners may utilize them for short term rentals if desired. The units consist of diverse living spaces that range from 500-square-foot studios up to luxurious and expansive residences that boast 4-bedrooms over 2,400 square feet. The building will allow a variety of rental lengths including short-term (nightly/weekly), seasonal (3 months), or long-term (yearly) contracts.

Within the development is also 25,000 square feet of restaurant space that is dedicated to four new concepts by Casa Tua.

Terra will be a first of its kind 24-hour market and bakery. This is where you will find your pastelitos and croquetas to go with your cafecito on your way to the first meeting of the day.

Uva is planned as an enoteca for wine enthusiasts. There will be a hundreds of sommelier-selected labels from across the globe with exquisite Mediterranean cuisine.

Fuoco will be available for those who desire a more intimate dining experience with simple, timeless dishes served in an atmosphere that allows gusts to savor the essence of each dish. Newly Revived 78-Story Brickell Project 18 at 8th Is Back To Life With FAA Permit Filing

 
After several years under the radar, 18 at 8th has been revived with a petition to the Federal Aviation Administration (FAA) for permission to build 78 stories at SE8th Street and South Miami Avenue in Brickell. If approved, the new tower will rise over 950 feet into the skyline, bringing nearly 400 new residences as well as over 65,000 square feet of retail space and 464 parking spaces.

The Miami Urban Development Review Board has already signed off on the project back in 2017, giving the go-ahead to Karam Group and Claro Development to move forward with the plans and secure FAA Approval. Claro Development is a new name in the Brickell development game but is not new to Miami Dade County. They have previously worked on other high-profile projects including the Villas at the Ritz Carlton Miami Beach as well as the rejuvenation of Miami Beach’s Faena District.

The development team has tapped Nichols Architects (formerly known as NBWW Architects) and they have re-released the original renderings from 2017, seen below. The curved and shifting framework with landscaped gardens and pools on the rooftop provide a feminine juxtaposition to the sharp angles of the Brickell City Center towers and climate ribbon next door, promising to both stand out in the skyline and incorporate the neighboring projects.

18 on 8th will be built at 10 SE 8th Street, Miami, where you will currently find a 1-story strip mall that houses Burger King, Chandi Liquors, the cigar shop, and La Sandwicherie. Solitaire Apartments border the lot to the West, Brickell City Centre to the north, SLS Lux to the East and Brickell Heights is just to the South, sharing a wall to neighboring parking garages. Although there will be 464 parking spaces, residents will find the 8th Street metromover station just a block away and the metrorail station is roughly 3 blocks, in the Underline Park.

The brothers at Karam Group have held this parcel since 2006 according to public records. They have always intended to develop when the time was right, and it appears that the time to step forward is now. They had intended to begin in 2017, before market conditions shifted in a different direction that did not work for the plans. Now that the USPS has reported that there has been a 52.6% increase in moves to Miami during 2019-2022, the demand has returned that supports another project of this magnitude.

According to the analysis, the Miami-Fort Lauderdale-Pompano Beach, FL MSA has seen a 56.2% increase in inbound moves from 2019 to 2022. It is highly possible that the project could undergo changes between the planning phase and the final product, but we are very pleased with the design as it stands today. Sales and marketing have not yet begun, but we intend to be at the forefront of these releases in order to report back to you. Stay tuned!

David Grutman Teams Up With Bad Bunny To Bring Gekkō Japanese Steakhouse To Brickell

 
David Grutman is getting ready to drop a hit with Puerto-Rican song meister, Bad Bunny in Brickell. They are teaming up to launch a new Japanese steakhouse in the restaurant space at 801 S Miami Avenue, under the condo development SLS Lux.

This is not the first time that Groot has teamed up with a superstar to launch a new concept. Over recent years, the award-winning nightlife and entertainment company has also teamed up with Pharrell Williams to bring the uber-popular Swan in the Miami Design District and Strawberry Moon at the Goodtime Hotel in Miami Beach. This appears to be the first restaurant venture for Bad Bunny, we are anticipating it will be as good as expected from a Groot brand, but with prices lower than one of Bad Bunny’s concert tickets. As we all remember, the tickets from his last tour were so in demand that they were being sold for between $500-$2,000 apiece.

So let’s talk about Gekkō!

The space that Gekkō is slated to occupy is the same space that once housed Katsuya Brickell, which did not survive the pandemic. It has 8,412 square feet of indoor space, a private dining room and a 3,000 square foot patio with the capacity for 185 diners. Given the reputation of Groot’s other concepts that include Papi Steak, LIV, Story, Komodo and The Key Club, we are prepared for plenty of celebrity sightings.

The menu plans to offer elaborately presented steaks and is focused around prime cuts of Wagyu with different preparations and some hints of Korean barbecue flavors. There will be a component of table-side preparations, as well as a full sushi menu and an omakse bar. For those who are not familiar, the omakse bar is where diners simply pay for the seat and the experience. There is no menu, the guests are left to the creativity of the chef.

The interiors have been entrusted with The Rockwell Group to create a luxurious yet contemporary aesthetic that includes graphic wall coverings, jewel tones and natural wood accents. Get your cameras ready, because this is going to be one Instagram hotspot!

Cipriani Residences Miami Brings Chic Elegance To Brickell’s Financial District

 
Ending a legal battle that seemed like forever, Mast Capital has unveiled their plans for the newly-acquired development site at 1420 South Miami Avenue, in the heart of Miami’s Brickell Financial District. They have teamed up with Cipriani to bring the first ever ground-up residential tower for the luxury brand, in my opinion an amazing choice for this massive site!

Cipriani does have residential towers in other markets, albeit those are remodels and repurposed properties. Miami’s tower will be the first ever brand new location, paying homage to our obsession with all things glittery, chic and new. The tower will span 80 stories and offer 397 residences comprised by 1-bedroom up to 4-bedroom floor plans. Residents will enjoy sweeping views of the Biscayne Bay, the glittering skyline and Simpson Park, which is a nature preserve that is nearly 8 acres right in the middle of the city.

Known as the “Wall Street of the South,” Brickell is the second most dense neighborhood in the country (behind Manhattan, of course). Brickell is also home to more international banks in one neighborhood than any other neighborhood in the country, and with Miami’s weather, Brickell is also one of the most walkable neighborhoods in the country. Cipriani has over 30 locations worldwide, including a residential tower at 55 Wall Street in New York, making the site an obvious choice for the brand.

Some original Brickell residents will know this site as what was “the big hole in South Brickell.” I can’t think of a new resident or client that I have not had to explain the story behind the site. Originally slated to be a different super luxury project called Capital at Brickell, construction began and did not complete, leaving a large escavated hole in the city. CCCC Construction ultimately purchased the site, but constant internal discourse prevented them from doing anything with it aside from filling it in (after YEARS). And here we are today, with Mast Capital and Cipriani Residences to the rescue.

We are very eager to provide additional details on the project as they become available. If you drive by the site, you will see that preliminary environmental work is being performed and the city seems to be as excited about the new addition to the neighborhood as we are.
