Five Park On South Beach To Feature Private Dining By Michelle Bernstein And Jeffrey Chodorow

Miami-renowned chef Michelle Bernstein and modern day renaissance man/restauranteur Jeffrey Chodorow are teaming up to bring private dining to the restaurant space in Five Park Miami Beach. The project has hinted at a signature restaurant since the official launch in the summer of 2021, and now we have details.

The Culinary Concept

The new eatery will be located on the 6th floor amenity terrace, which is convenient to both the main pool and the family pool. With an open air indoor/outdoor design, guests will enjoy vibrant Mediterranean fusion dishes in the restaurant or poolside overlooking the Biscayne Bay and Downtown Miami skyline. There are seating options for intimate and romantic celebrations or for spirited groups. For larger parties or family-style events, a separate outdoor dining area is available. The signature pedestrian bridge will connect here, allowing guests to take a leisurely stroll to South of Fifth before or after visiting the restaurant.

On the 26th floor, Five Park will also offer the exclusive Canopy Club. This is an exclusive social club for residents of Five Park Miami Beach and their guests only. The food and beverage offerings at the Canopy Club will also be curated by Bernstein, who is known for her dynamic and inspired menu offerings.

The Culinary Team

Many locals will already be familiar with Michelle Bernstein. As a Miami native, many of her restaurants are local staples and she has also earned a coveted James Beard Award for “Best Chef in the South.” She also beat Bobby Flay on Iron Chef early in her career, so she is a force to pay attention to in the kitchen.

You can currently find her dishes at the Michelin-starred Cafe la Trova in Little Havana as well as Sweet Liberty, La Cañita or Little Liberty. She is also a regular at culinary festivals throughout the county.

Jeffrey Chodorow is also well-known in the world of restaurants, getting his first taste of success in New York City with mega-establishments like China Grill and Bond Street in Hudson Yards. Although his first career successes came in New York, Chodorow is a Miami-area native.

He was raised in Miami Beach and has had an extremely colorful career. He is something of a modern-day renaissance man, starting out as the CEO of an airline before pivoting into restaurants. The culinary industry offered the opportunity for risk taking and flashy concepts, both of which excited Chodorow. If you have a penchant for drama, you can find one of his culinary adventures on the Netflix movie, “Bad Vegan.”

Although Bad Vegan ended dramatically, it demonstrated Chodorow’s eagerness for adventure and being cutting-edge. This was also just one of dozens of concepts he has helmed.

The two will be pairing up for their debut into the private dining scene that has taken off over the last year as the hot new amenity to include in new developments. The private restaurant in Five Park will be unique and cutting-edge with one of the best views the city has to offer.

Five Park Tower

Having recently topped-off at 48-stories and 519-feet, Five Park will be the tallest tower on South Beach. In addition to the panoramic views, developers Terra Group and GFO Investments have contributed a 3-acre park to the City of Miami Beach. This “Canopy Park” creates a backyard community feeling with art installations, a Monstrom Playground, pet play areas and performance pavilions.

Inside the tower at 500 Alton Road, residents will find 98 condo residences and 180 park residences. The condos are located on floors 30 to 48 with park residences being located on the mid-level floors. Select residences are available for purchase with prices from $2.7 million for a 1,357-square-foot layout with two bedrooms, tw0 and a half baths and direct bay views from each room.

The project is slated for completion later this year.

Additional construction includes the current wrapping of all lower floors in plastic to start framing and drywall. Standard glass will begin being installed this week and the innovative honeycomb glass will be installed in early to mid-March.

Monad Terrace Secures $137M Construction Loan

JDS Development, led by Michael Stern, recently secured a $137 Million construction loan for its uber-luxe South Beach condo development known as Monad Terrace. This mega loan appears to be the biggest financing deal in Miami’s condo market in almost a year. In fact, this loan is the first $100 Million+ construction loan to close in Miami-Dade County YTD for a condo project.

Stern secured this mega loan from a New York-based lender/real estate investor, Madison Realty Capital, who secured the loan for Monad Terrace without any contingencies upon sales threshold, according to TRD. Obviously, the lender believes in the project and that it will sell out without-a-doubt…I’m sure the fact that the project was designed by the highly-famed Pritzker-prize-winning architect Jean Nouvel, didn’t hurt!

Stern has stated that loans of this magnitude are few and far between right now in the Miami market, so he truly believes the loan was secured because of the quality of the project. “Securing this loan demonstrated the strength of the project, the attractiveness of the Miami Beach market and the overall demand for luxury housing in Miami. Monad Terrace serves as a landmark for thoughtful and innovative development that is also beautiful and has a strong architectural identity. This product is like nothing else in Miami Beach, and this deal is a testament to that,” said Stern.

Monad Terrace Construction Update

Monad Terrace held their groundbreaking ceremony on October 25, 2017, marking the commencement of construction of the luxury project. Since groundbreaking, the following has been completed on the project: waterproofing, foundation soil mixing and pile installation on the entire site, basement shell waterproofing and concrete, tower crane base, concrete shell, columns and elevator cores, and seawall piles and sheeting. Vertical construction is expected to commence in a few weeks and the luxury development is estimated for completion in the fall of 2019.

Monad Terrace Plans VIP Groundbreaking Ceremony and Secures $62.5M Construction Loan

The developer of Monad Terrace, JDS Development, has officially secured $62.5 Million in construction financing for the ultra-luxury condo tower in South Beach, and with construction underway, a VIP Groundbreaking Ceremony is scheduled for October 25th.

The construction financing includes $42.5 Million in mezzanine financing from the Vanbarton Group and a $20 Million senior loan from the Bank of Ozarks. Moreover, JDS Development, together with New Valley, invested a fresh $40+ Million in equity to show their deep commitment to this project and secure the construction financing.

Construction on the luxury condo project began a few months ago with a process dubbed ‘foundation soil mixing’, provided by Golden Retrofit, where they inject cement into the ground to create the solid, waterproof foundation. The foundation soil mixing is more than 50% complete, and the project is expected to go vertical by March of 2018 with completion slated for Q3 of 2019. You can find more information on Golden Retrofit here – if you’re looking for such a contractor.

Monad Terrace is Truly Unique…

Monad Terrace is truly an architectural masterpiece composed of only 59 bespoke waterfront residences, including 4 awe-inspiring penthouses-one of which has already been sold, beautifully wrapped around a glittering lagoon on Biscayne Bay, providing natural light indoors that seamlessly flow through the expansive outdoor spaces while being sheltered by climbing gardens.

Monad Terrace Residences Glittering Lagoon

Monad Terrace Residences Glittering Lagoon

Each residence at Monad Terrace is strategically oriented to maximize the views, while simultaneously providing privacy. Residences boast 10-foot ceilings, floor-to-ceiling windows, custom oak wood flooring, custom flush doors and a unique black Zeus marble and black mirrored entrance. Gourmet kitchens and bathrooms at Monad Terrace are exclusively custom designed by Ateliers Jean Nouvel, striking a balance of discretion and boldness. Kitchens feature Calacatta Gold marble surfaces, sculptural cantilevered marble islands, mirrored honeycomb glass cabinets and fully-integrated premium Gaggenau appliances. Master bathrooms boast Calacatta Gold marble flooring and slab walls, free-standing soaking tub, steam showers and Vola fixtures, while secondary bathrooms offer floating wood vanities, Sugar Gold marble countertops and concealed lighting and powder rooms feature Verti Capri stone.

Monad Terrace also offer bespoke, luxury amenities to effortlessly suit the residents of this creative residential work of art. Amenities include a lagoon fitness and wellness center, exclusive bicycles and paddle boards, residents’ social lounge, café and juice bar, a sun deck overlooking Biscayne Bay that offers a 116-foot-long swimming pool, hot tub and pool service, in addition to 24-hour security, concierge services and full-service valet parking.

1. Remarkable Design by Pritzker-Prize-Winning Ateliers Jean Nouvel

When someone first told me about Monad Terrace, my first reaction was that it was just another new condo building in Miami Beach. But, it is NOT…not at all. This development is exceptional. Not only is it designed by Pritzker-Prize-winning Ateliers Jean Nouvel, but it is his only residential project in Florida, and this is important because he is very meticulous about what projects he takes on.

By collaborating with JDS Development Group and Miami-based Kobi Karp Architecture & Interior Design, Nouvel was allowed to freely see his true ingenious vision through for this project. Most developers do not allow architects to have free rein with their design, thereby affecting the overall product; however, because Jean Nouvel could fully design this project with little to no pushback, he created a truly unique special development specifically for the area surrounded by Biscayne Bay. “A building must have the vision of its city,” said Jean Nouvel. “In Miami, you have the blue horizon which is beautiful, and you have the downtown skyline across the water which is beautiful. In South Beach, you have nature, composed by architecture.”

Nouvel meticulously designed Monad Terrace to embrace the tropical weather and water views that so entice people to live in South Florida. Specifically, Nouvel artfully directs the play of daylight and water throughout the project. “Of course, it’s all about the water. And all the design work is to create a vision framing the lagoon and the bay. And the reason is because there is so much to see, from the lagoon to the bay, to boats at the dock to the skyline of downtown and the sunset and the fantastic view across the water.” Nouvel successfully achieved this by strategically placing high-tech honeycomb screens on the exteriors of the residences to precisely calibrate views and seclusion. Further, the placement of reflecting pools on select residence terraces bounce dappled light deep into living spaces, while the signature water garden—the central lagoon, reflection pools and adjacent swimming pool—draws the feeling of sparkling Biscayne Bay into the heart of the property. Light and water, glass and steel, gardens and façades all combine into what Nouvel has dubbed “the reflection machine”. Pure genius.

2. Flood Proof – 11.5 Feet Above Sea Level & Waterproof Parking Garage

Monad Terrace was meticulously designed with innovative climate resilience features and will be the very first new condo tower on West Avenue to meet Miami Beach’s stricter elevation requirements to adapt to our changing climate. For example, the bottom floor of the luxe tower will be elevated 11 and a half feet above sea level, which will far exceed the height of the flood plain. The developer then went further to include a parking garage that will use a “waterproof bathtub” design that will make it flood-proof.

3. Coconut Grove Vibe in South Beach

Anyone who knows me, knows that I absolutely love Coconut Grove (I am a resident), commonly referred to as “The Grove.” The Grove is a bayfront, boating community that has a laid-back, Bohemian-style feel amid an abundance of parks, organic lush foliage, historic tree canopies and an assortment of marinas, while also offering an eclectic variety of shopping, restaurants, art galleries and entertainment. Coconut Grove just has an overall different feel than Miami Beach…usually…Monad Terrace has a Grove vibe, which makes it truly unique. Although Monad Terrace is situated in the heart of vibrant South Beach, the architectural intelligence by Jean Nouvel allowed this boutique development to really embrace the natural beauty of South Florida, unlike other developments on the beach. From the placement of native plants throughout including the climbing Bougainvillea gardens, to the utilization of the honeycomb screens to reflect the water and the natural light, the overall design of the building exudes a sense of calmness and relaxation, while maintaining a rich luxurious feel.

#3 – One Thousand Museum | Downtown Miami

One Thousand Museum Terrace View

One Thousand Museum Terrace View

The late, legendary starchitect Zaha Hadid really outdid herself on her last residential project One Thousand Museum, which is situated across from Biscayne Bay in the epicenter of Downtown Miami. The innovative 62-story luxury tower is the very first building in the country to use a glass-fiber reinforced concrete shell as the permanent frame for its innovative exoskeleton, which has been shipped in from Dubai.
