The Residences at Mandarin Oriental, Miami Releases New Renderings And Details

Although the sales of The Residences at Mandarin Oriental, Miami have not officially launched, the developers have revealed a handful of new renderings for the project with the unveiling of the luxurious preview lounge. The exclusive preview lounge offers an early glimpse into the development that will be located on the southern pointe of Brickell Key.

About Pre-Sales and Previews

This new preview gallery marks the first official preview of the new Mandarin Oriental-branded development, which was announced in the summer of 2023 and quietly began taking reservations in late 2023.

This quiet pre-sale period is common in the most highly-anticipated developments, with those buyers who are willing to place reservations in the early conceptual phases are able to secure the lowest prices in the development. It is customary for prices to rise slightly with every reveal of additional details.

Purchasing a residence in this reservation stage is a unique opportunity for buyers of South Florida properties, as you have the ability to lock in a lower price essentially without a hard commitment until the contracts are delivered later in the year. These buyers also receive the advantage of having the first pick of layouts.

With the escalating pricing structure, we will see the residences re-priced when the contracts are delivered, when the developer breaks ground, and again with several different benchmarks through the construction process.

Private presentations are available in the preview gallery for qualified and interested parties. Pricing currently starts at $4.9 million.

The Mandarin Oriental Timelines

Later in the Spring, we expect the full unveiling of this landmark development that will one day also be home to The Mandarin Oriental’s North American flagship property. At this point, we will be able to reveal more details of the exteriors and interiors within a lavish beach sales gallery nestled on the secluded private island sanctuary in Miami’s Brickell Financial District.

It has been said that the existing Mandarin Oriental Hotel will continue accepting bookings through the Spring of 2025 (March or April). A quick check on their website only shows available reservations through September 2024, but third-party reservations are able to be booked until March 2025.

While the cessation of reservations could simply be due to the fact that many travelers do not reserve hotels a year in advance, the dates do line up with the timelines given by the developer. Site work has already begun on the South Tower parcel, clearing what was the private park and re-homing the oak trees.

The official groundbreaking is expected in early 2025 with the first residences delivered by the end of 2028.

About The Residences at Mandarin Oriental, Miami

We have mentioned before that it is easy to become jaded when you spend your days working with some of the most spectacular pieces of real estate in the world. Even with this crop of noteworthy developments, certain projects stand out as the best of the best and The Mandarin Oriental Residences, Miami is one of these properties.

When completed, this will truly be a once-in-a-lifetime destination. There is no other location like One Island Drive on Brickell Key. The build site is currently home to the Mandarin Oriental Hotel, which as long been heralded for its privacy.

Given the location at the Southern tip of Brickell Key, a secluded private island just steps from the second most dense neighborhood in the United States, this location offers enough open waterfront to have a private beach for residents and guests. This beach is so secluded, even paparazzi struggle to capture a glimpse of starlets who may be staying at the hotel and lounging by the pool.

Overall, owners in both towers will enjoy over 80,000 square feet of unparalleled amenity space that caters to peace, tranquility and wellness. Reasons We Love The Residences at Mandarin Oriental, Miami On Brickell Key

In a booming real estate market like the one Miami is currently experiencing, it can be easy to get lost in the sea of new projects. In order to bring clarification for our readers and clients, we are going to discuss the features that stand out in our favorite opportunities for each neighborhood.

To begin, we will discuss The Residences at Mandarin Oriental, Miami, which is coming to Brickell Key.

Having recently launched sales, this is one of the newest projects in the Miami area. It was initially announced in the summer of 2023, with sales launching in November. The Residences at Mandarin Oriental, Miami is one of our favorite projects for a host of reasons.

Location

It is the oldest lesson in the real estate book; location, location, location. Owners at The Mandarin Oriental Residences, Miami will be fortunate to enjoy a one-of-a-kind location in Miami for this special project.

One Island Drive is a sprawling 5-acre waterfront location, situated on the southern tip of Brickell Key. Brickell Key is a private island adjacent to the Miami Financial District, offering a tranquil haven to those seeking privacy.

With such a large footprint for the project on the island, residents will have room to experience true resort-style living within the city where space is luxury.

Mandarin Oriental’s Views

As the build site is on an island in the middle of the Biscayne Bay, the residences will each offer expansive views. Buyers will be able to choose between views of the Biscayne Bay, the Port of Miami, and several different combinations of bay and skyline. Higher floors will also offer views of the Atlantic Ocean. There is no floor plan or line of the building that offers a less-exquisite view.

Another aspect of the view to be mindful of is the fact that all of the views are protected. One Island Drive is the last available build site on Brickell Key, which protects the immediate views to the north. There is no risk of a tower being constructed next door, blocking the adjacent views. The other three sides of the lot are direct waterfront, which are of course protected.

Pictured below is the build site for The Mandarin Oriental Residences, Miami. The existing hotel will be demolished in order to make space for the new 60-suite hotel that will be constructed after the 220-unit residential tower is constructed on the green space shown.

The developers have owned this development site for 40 years, waiting for just the right moment to put their finishing touch on Brickell Key Island.

The Project Makeup/Exclusivity and Privacy

The Mandarin Oriental Residences, Miami will be divided into two sleek towers that share an amenity podium with over 100,000 square feet of exceptional resort-style amenities. Included on the amenity levels will be cascading infinity pools that offer the illusion of the crystal-clear ocean, private cabanas, world-class restaurants with award-winning chefs and a signature wellness center with fitness and spa facilities.

Phase One is slated to include 220 private residences in a 64-story tower that rises 800 feet. These homes will range from an impressive 2,333 square foot two-bedroom plan to four-bedroom layouts that are over 4,000 square feet. In the lower floors, every floor has 5 residences with private elevators and expansive terraces.

As you travel up the tower, the residences get larger with fewer per floor until you reach the penthouse level. On the top floors, Swire has planned two elegant duplex penthouses that cover an expansive 7,000 square feet under air and the most panoramic views you can imagine.

The second tower will include the new Mandarin Oriental Hotel. It will be 400 feet tall and offer 151 guest rooms, 61 private residences and 28 hotel residences.

The addition of this separate hotel tower will offer the true resort experience to owners of Mandarin Oriental Residences, Miami, yet without losing the privacy of living in a boutique development. The hotel tower will be accessible for the residence owners, yet hotel guests will only be permitted in the residential tower by invitation.

Overall, the project will be evocative of a private tropical Eden. The landscape architects have planned lush greenery with flowering plants that offer natural canopy that extends from the Brickell Key boardwalk through the private project.

Brand Partners

When considering new projects in Miami, branding has become all the rage. Residential developments are teaming up with fashion houses (Fendi Chateau, Armani Casa), auto makers (Porsche Design Tower, Aston Martin Residences, Bentley Residences) and hotels (St. Regis, Edition, Ritz Carlton).

Looking into the partnerships with hotels, there are a few ways that the partnership works and each method has its own positive aspects. Some of the residential developments are built as a condo/hotel, others are purely residential projects built under the name of a hospitality brand and others have a separate onsite hotel that is built with the residential portion.

Being that The Mandarin Oriental Hotel will be built onsite in its own tower, this allows the residents to enjoy a truly resort-lifestyle as well as embracing the privacy of living in a boutique development. The amenities and services are shared with the hotel, yet they operate with separate entrances and security in order to preserve the exclusivity.

The Development Team – Swire Properties + Mandarin Oriental

One of the easiest ways to predict the success of a preconstruction project is to review the portfolio of its developer. Although they are headquartered in Hong Kong, Swire Development has been active in the Brickell market for nearly 50 years. With a building style that is innovative and large-scale, their projects elevate neighborhoods and offer longevity to the buyers. You can see how they have earned their stellar reputation with a tour of Brickell City Centre or Brickell Key. Both mega-developments were completed with careful planning by Swire and The Mandarin Oriental Residences, Miami is to be the crowning touch to Brickell Key.

“The Residences at Mandarin Oriental, Miami, is the pinnacle of Swire’s four-decade-long journey in developing Brickell Key and it was essential we selected a stellar team to represent this property in Miami and around the world. By working with Fortune Development Sales and Christie’s International Real Estate, we are ensuring The Residences at Mandarin Oriental, Miami will become a truly global destination,” said Henry Bott, President of Swire Properties.

Who Will Love The Mandarin Oriental Residences, Miami

This project is being built with a specific buyer in mind. It is not being built for an investor to purchase blocks of rental units. This is an ultra-private and tranquil escape for a select few.

With tower residence sizes that BEGIN at 2,333 square feet and ranging up to 4,000 square feet, people who will gravitate toward The Mandarin Oriental Residences, Miami are those who are used to estate-style living but are eager to scale down in size without sacrificing style. These buyers will be people to are eager to enjoy true resort-style living and are disinterested with continued upkeep of a private home.

Securing Your Spot

The sales of Mandarin Oriental Residences began in November of 2023 and are still in the reservation stage. Contracts are anticipated in the early summer of 2024, so here is what this means for buyers.

People who sign up for a reservation of a new luxury condominium development receive the unique ability to lock in a price early without a hard commitment until the contracts are delivered. This essentially gives you the ability to buy now and decide later without obligation. Since prices are always lowest when the project is newly announced, it is a prime time to consider The Residences at Mandarin Oriental, Miami.

Groundbreaking is expected in early 2025 with the first residences delivered by the end of 2028. Prices start in the $4 million range.

Site Work Has Begun At The Mandarin Oriental Residences, Miami On Brickell Key

The site work at the new Mandarin Oriental Residences on Brickell Key has officially begun. Residents in the neighborhood noticed the tree removal that began this week, with some trees being removed and some relocated.

Swire Properties has been the private owner of the property for decades, yet has allowed its use as a public park that locals have come to love. Despite this being posted on the grounds of the park, the locals were in shock and uproar to see trees being cut down.

Tree removal is always the first step of new development construction, so this day is going to come at any construction site and Swire Properties goes the extra mile with their new developments by relocating the trees that they can and offering to replant trees at other sites in exchange to the community for the loss at the construction site.

A notable memory that I have is seeing enormous live oak trees being relocated at an astronomical cost from the site where Brickell City Center now stands. They were moved to another park at the developer’s expense (I believe it was Bayfront Park and the cost of moving the trees was upwards of $50,000 each, but this was nearly 10 years ago), and the trees were direly needed in the new location.

The Next Miami reported the exact figures after gaining access to the tree permit that was filed earlier this year. On the site of Mandarin Oriental Residences, Brickell Key, Swire plans to:

  • Relocate 25 trees
  • Remove 10 trees
  • Remove 3 trees that were of a prohibited species
  • Replant 4 trees in another location where they are needed.

The next step of the construction process is to rebuild the seawall at a cost of $3.2 million.

But all is not lost, as what will replace the private park will become an 800-foot residential tower that will be architecturally significant with designs by Kohn Pedersen Fox Associates. They are also the architect behind Hudson Yards in New York. They also specialize in supertall structures with One Vanderbilt in New York as well as a slew of towers in China and South Korea in their portfolio.

The 800-foot Residences at Mandarin Oriental will have 220 residential units and the public baywalk will remain after construction completes, so the local joggers need not worry.

A second tower is planned next door to upgrade and replace the current Mandarin Oriental structure. This tower will be 400-feet tall and have 151 guest rooms with 61 residences and 28 hotel residences. We do not yet have a date on the construction of this tower, as it will also involve closing and demolishing the existing hotel. The first sign will be a permit filing and then the hotel closure.

Sales will launch in late 2023, with prices starting at $3.5 million.

Considering the fact that the site is exempt from the Urban Land Review Board’s approval process due to a previous deal that was hashed back in the 90’s, we anticipate the earliest delivery of the residences to be early 2026. This time frame is purely speculative from our experience in the development process and considering that Swire moves to begin construction around the same time that sales are launched.

We understand that the loss of the park is shocking and disruptive for many local residents, and also know that this is part of a master plan that was formed decades ago. In the end, the Brickell community will benefit from the new development just as we do Brickell City Center today.

You can read more about the project and its development process from a post I wrote back in the early summer, when the plans were initially announced.

Swire Unveils The Residences at Mandarin Oriental, Miami, To Be Built On Brickell Key

At last, Swire has lifted the veil on its plans for the southern tip of Brickell Key, which claims the last available waterfront development site on the island. They are not simply planning a tower in order to increase the marketability of the site. Rather, they have another impressive contribution to our skyline.

Behold, The Residences at Mandarin Oriental, Miami! With two separate towers, the existing Mandarin Oriental will be demolished in order to make way for an updated and upgraded location with 151 guest rooms, 61 private residences and 28 hotel residences in their own 400-foot tower. This tower is expected to harmoniously complement the residential-only tower with a uniform, elegant design.

The separate residential tower will rise 800 feet on the southeast side of the waterfront site and contain 220 residences, according to The Next Miami.  This exclusive collection of homes will feature two-to-four-bedroom layouts with generous floor plans of up to 4,700 square feet. The crown jewel will encompass two extraordinary duplex penthouses, each sprawling over 6,000 square feet.

We do remember that in December of 2022, Swire petitioned the FAA (Federal Aviation Authority) for permission to build up to 1,049 feet and obtain supertall status. While this did not happen, the 800-foot tower is spectacular and comes with the smaller 400-foot hotel and residences in order to keep the more transient occupants separate from the more private year-round residences and adding to the privacy/security of the development.

In a statement, Swire promised that the towers will be “architecturally significant.”

“Swire Properties has been headquartered in Miami for over 40 years, and in that time, we are proud to have transformed Brickell Key into one of the most sought-after locations in the city. With One Island Drive, we have taken the last prime waterfront site and created an island sanctuary that will be a destination for connoisseurs of luxurious design, intuitive service, and meticulous craftsmanship. Destined to become Miami’s most coveted condominium address, One Island Drive pairs intricately designed interiors with expansive private outdoor spaces that offer unmatched views of Biscayne Bay and the glittering skyline. With all the glamour and excitement of Miami, including convenient access to the city, One Island Drive offers the ultimate privacy for residents and guests. Surrounded by natural beauty, sparkling waters, and majestic vistas, there is no other location in Miami that provides what we are creating at One Island Drive,” said Henry Bott, President of Swire Properties Inc to Florida YIMBY (acronym for Yes In My Back Yard).

With the new design, taken on by Kohn Pedersen Fox Associates, this project preserves the exclusivity of the current Mandarin Oriental that is a favorite for celebrities and other highly private travelers alike. One of the differentiating features of the Mandarin Oriental Miami is that due to the location and layout of the pool area, paparazzi intrusions are nearly impossible. Even with long-range cameras, unwanted photos of poolside lounging are rare.

Kohn Pedersen Fox Associates is also behind the upcoming One Bayfront Plaza design in Downtown Miami as well as numerous other notable projects from around the globe. The interior design will be taken on by two Parisian designers. Tristan Auer will finish the Residences and Laura Gonzalez is responsible for the Hotel tower. Landscape firm Shma Designs, from Thailand, will take on the exterior and gardens. While we do not yet have interior renderings, all three have lengthy and impressive portfolios and are making their debut into the Miami market. How very exciting to see some new faces and designs in our skyline!

Demolition Permits Filed For One Brickell City Centre

We are one step closer to having a supertall tower on Brickell Avenue. Demolition permits have been filed by Swire to raze the 10-story office tower at 700 Brickell Avenue. When the permit is approved, work can begin late in the 1st quarter of 2023 (within the next 2 months), making way for One Brickell City Center.

The tower has undergone some changes during the planning phases, including reducing the number of floors that will be built but increasing the height of the ceilings on each of the 68 floors that will be built to 15-19 feet. The physical height of the One Brickell City Centre will remain around 1,000 feet in total, adding 1.5 million square feet of office space, wellness amenities and a high-end restaurant to the bustling neighborhood.

Brickell City Centre’s signature climate ribbon will be extended around One Brickell City Centre, offering a covered walkway from the office development to Phase 1 of the mega project that includes the mall, hotel, additional offices as well as the Reach and Rise residential towers. The 8th Street Metromover platform will also be upgraded in the scope of the project as well as the addition of a rooftop helipad.

There is a second tower currently on the 2.5-acre build site, at 799 Brickell Plaza. No demolition permit has currently been filed for this 9-story office tower that was built in 1981. This permit is expected to be filed soon. There is currently no anticipated groundbreaking date for the site work and construction, as this commencement date depends upon the demand of pre-leasing in the tower.

Related Companies, the entity behind New York’s Hudson Yards, and Swire have stated that there is a great momentum in leasing the office spaces. The open concept office spaces with the larger 40,000-60,000 square foot floor plates have been a distinguishing characteristic of One Brickell City Centre compared to the competing new towers that are going up nearby.

Is This The Brickell Key Supertall Tower That Swire Will Build Over Brickell Key Park?

UPDATE 01.24.2023:

After publishing the story below, I received an email from Swire Properties’ management team asking me to publish the following statement:

“Swire Properties has not engaged or commissioned any work with the firm Varabyeu Partners. The firm created renderings of a development on Brickell Key of its own accord, without Swire’s knowledge.”

Just a few weeks back Brickellians, or Brickellites as the new crop prefer to refer to themselves as, were shocked to learn that the park at the southern tip of Brickell Key is a development site. It emerged that not only is the park a development site, but Swire has big plans for it. Very very tall plans that include the neighboring Mandarin Oriental Hotel.

After some digging, renderings have been uncovered that feature a stately supertall tower rising from the site. Could this be the new development?

Brickell Key Architectural Rendering from Brickell

Brickell Key Architectural Rendering from Brickell

The tower in the renderings is undeniably pictured on the build site in question. The architecture firm who designed the renderings is not yet a household name in Miami, but does have a presence here. Varabyeu Partners is headquartered in Belarus, but has a United States office here in Coral Gables. Their project portfolio showcases many impressive projects, the most recognizable locally being Panorama Tower.

It is highly unlikely that these renderings were designed in vain. They are not an inexpensive part of designing a new tower. They are the first impression of the project for the public as well as investors, planning committees and city approval processes, so a significant amount of money is dedicated to them.

With that being said, they do not match the scope of the project as presented to the Federal Administration Authority (FAA) last month when they requested a height approval to build over 1,000 feet above the man-made island. The application detailed the project as having two towers, one at 700 feet tall and the other being 1049 feet tall. These renderings depict just one tower with a large pedestal that uses every square inch of the existing park as well as the waterfront hotel site but rebuilding the jogging trail and some green space along the waterway upon completion.

What do you think? Are these renderings an early glimpse of what is to come, is it smoke in mirrors, or is it just too early to tell?

Swire Moves To Build Supertall Project On Last Brickell Key Development Site

With their most current Miami mega-project a documented success, Swire Properties appears to be making moves to complete the success of their first mega-project in Miami’s Brickell Financial District. They have filed for approval from the FAA (Federal Aviation Authority) to construct a dual-tower supertall project on the last remaining developable lot on Brickell Key.

The filings were made on December 20, 2022 requesting approval to construct two towers on the southern tip of Brickell Key, where Brickell Key Park is today. The proposed towers are 1,049 feet and 700 feet respectively. These FAA approvals are required in order to ensure that Miami International Airport’s incoming and outgoing flights are not impeded by a high rise.

While few other details about the future project were made available, it is known that the 2.4-acre park is zoned for residential development and it is not uncommon for developers to utilize future build locations as parks until the market is ready for their vision to come to fruition.

According to the filings, the supertall tower is planned for the site of the Brickell Key Park, with the 700-foot tower being constructed over where the Mandarin Oriental hotel currently is. Swire owns 75% of the hotel, which was constructed in 2000 and will be demolished. It is unclear at this point whether a new hotel component will be included in the project, but we would not be surprised to see one. The Mandarin Oriental is one of the more popular destinations in the area for visitors and foodies alike.

Swire is based in Miami and has developed most of Brickell Key with luxurious waterfront condo towers that are accessible by the short causeway from the mainland. Known as a more peaceful retreat from the craziness of Brickell, the key is popular for those who love quiet living with close proximity to grocery, offices, schools, etc without sacrificing the sweeping water views and secure buildings.

It is fully possible that Swire is garnering this approval in an effort to increase the value of the land in preparation of a sale to another developer, but I personally do not believe this to be the case. Everything does have a price, as proven by the recent sale of 1201 Brickell Bay Drive to Ken Griffin. Mr. Hollo from Florida East Coast Realty has long declared that he would build on that site rather than sell it, until Mr. Griffin arrived with his $363 million offer.

“Swire Properties Inc. continues to be an active developer and explores potential new opportunities regularly,” a spokesperson for the company, who declined to provide details about the development, said to The Commercial Observer.

$1.05 Billion Brickell City Centre Misspells Brickell on Actual Building

*UPDATE* 6:18PM – I was contacted by the PR firm for Brickell City Centre who wanted to provide me with a clarification:

“Hi Michael,

Hope all is well. Sending along a correction on your recent Brickell City Centre article. BCC is still an active construction site, the project is not complete. That being said the building does not have a misspelling, rather is waiting for the final panel of the “L” to be installed. I can totally understand how it could be perceived that way, however the misspelling is not the case. Thank you for your understanding in this matter.”

In the last 4 hours since publishing this article, it has been shared over 2,900 times on Facebook. In all of the comments I have received about it, this picture was included in one of them:

Brickell City Centre's Missing "L" Clarification

Brickell City Centre’s Missing “L” Clarification

Brickell City Centre, the brand-new $1.05 Billion mega, mixed-use urban development in the epicenter of Brickell, is almost complete and has a glaring misspelling on the side of the building.

The photograph above, which was taken yesterday from a condo at Mint, clearly shows that someone forgot the second “L” at the end of Brickell.

After spending over a billion dollars, you would think that Swire Properties (the developer) would have paid someone to spell-check the almost finished product. Let’s see how long it takes them to fix it.
