This new preview gallery marks the first official preview of the new Mandarin Oriental-branded development, which was announced in the summer of 2023 and quietly began taking reservations in late 2023.

This quiet pre-sale period is common in the most highly-anticipated developments, with those buyers who are willing to place reservations in the early conceptual phases are able to secure the lowest prices in the development. It is customary for prices to rise slightly with every reveal of additional details.

Purchasing a residence in this reservation stage is a unique opportunity for buyers of South Florida properties, as you have the ability to lock in a lower price essentially without a hard commitment until the contracts are delivered later in the year. The Mandarin Oriental Timelines

Later in the Spring, we expect the full unveiling of this landmark development that will one day also be home to The Mandarin Oriental’s North American flagship property. At this point, we will be able to reveal more details of the exteriors and interiors within a lavish beach sales gallery nestled on the secluded private island sanctuary in Miami’s Brickell Financial District.

It has been said that the existing Mandarin Oriental Hotel will continue accepting bookings through the Spring of 2025 (March or April). A quick check on their website only shows available reservations through September 2024, but third-party reservations are able to be booked until March 2025.

While the cessation of reservations could simply be due to the fact that many travelers do not reserve hotels a year in advance, the dates do line up with the timelines given by the developer. Site work has already begun on the South Tower parcel, clearing what was the private park and re-homing the oak trees.

The official groundbreaking is expected in early 2025 with the first residences delivered by the end of 2028.

Mandarin Oriental’s Views

As the build site is on an island in the middle of the Biscayne Bay, the residences will each offer expansive views. Buyers will be able to choose between views of the Biscayne Bay, the Port of Miami, and several different combinations of bay and skyline. Higher floors will also offer views of the Atlantic Ocean. There is no floor plan or line of the building that offers a less-exquisite view.

Another aspect of the view to be mindful of is the fact that all of the views are protected. One Island Drive is the last available build site on Brickell Key, which protects the immediate views to the north. There is no risk of a tower being constructed next door, blocking the adjacent views. The other three sides of the lot are direct waterfront, which are of course protected.

Pictured below is the build site for The Mandarin Oriental Residences, Miami. The existing hotel will be demolished in order to make space for the new 60-suite hotel that will be constructed after the 220-unit residential tower is constructed on the green space shown.

The developers have owned this development site for 40 years, waiting for just the right moment to put their finishing touch on Brickell Key Island.

The Project Makeup/Exclusivity and Privacy

The Mandarin Oriental Residences, Miami will be divided into two sleek towers that share an amenity podium with over 100,000 square feet of exceptional resort-style amenities. Included on the amenity levels will be cascading infinity pools that offer the illusion of the crystal-clear ocean, private cabanas, world-class restaurants with award-winning chefs and a signature wellness center with fitness and spa facilities.

Phase One is slated to include 220 private residences in a 64-story tower that rises 800 feet. These homes will range from an impressive 2,333 square foot two-bedroom plan to four-bedroom layouts that are over 4,000 square feet. In the lower floors, every floor has 5 residences with private elevators and expansive terraces.

As you travel up the tower, the residences get larger with fewer per floor until you reach the penthouse level. On the top floors, Swire has planned two elegant duplex penthouses that cover an expansive 7,000 square feet under air and the most panoramic views you can imagine.

The second tower will include the new Mandarin Oriental Hotel. It will be 400 feet tall and offer 151 guest rooms, 61 private residences and 28 hotel residences.

The addition of this separate hotel tower will offer the true resort experience to owners of Mandarin Oriental Residences, Miami, yet without losing the privacy of living in a boutique development. The hotel tower will be accessible for the residence owners, yet hotel guests will only be permitted in the residential tower by invitation.

Overall, the project will be evocative of a private tropical Eden. The landscape architects have planned lush greenery with flowering plants that offer natural canopy that extends from the Brickell Key boardwalk through the private project.

Site Work Has Begun At The Mandarin Oriental Residences, Miami On Brickell Key

 
The site work at the new Mandarin Oriental Residences on Brickell Key has officially begun. Residents in the neighborhood noticed the tree removal that began this week, with some trees being removed and some relocated.

Swire Properties has been the private owner of the property for decades, yet has allowed its use as a public park that locals have come to love. Despite this being posted on the grounds of the park, the locals were in shock and uproar to see trees being cut down.

Tree removal is always the first step of new development construction, so this day is going to come at any construction site and Swire Properties goes the extra mile with their new developments by relocating the trees that they can and offering to replant trees at other sites in exchange to the community for the loss at the construction site.

A notable memory that I have is seeing enormous live oak trees being relocated at an astronomical cost from the site where Brickell City Center now stands. They were moved to another park at the developer’s expense (I believe it was Bayfront Park and the cost of moving the trees was upwards of $50,000 each, but this was nearly 10 years ago), and the trees were direly needed in the new location.

The Next Miami reported the exact figures after gaining access to the tree permit that was filed earlier this year. On the site of Mandarin Oriental Residences, Brickell Key, Swire plans to:

  • Relocate 25 trees
  • Remove 10 trees
  • Remove 3 trees that were of a prohibited species
  • Replant 4 trees in another location where they are needed.

The next step of the construction process is to rebuild the seawall at a cost of $3.2 million.

But all is not lost, as what will replace the private park will become an 800-foot residential tower that will be architecturally significant with designs by Kohn Pedersen Fox Associates. They are also the architect behind Hudson Yards in New York. They also specialize in supertall structures with One Vanderbilt in New York as well as a slew of towers in China and South Korea in their portfolio.

The 800-foot Residences at Mandarin Oriental will have 220 residential units and the public baywalk will remain after construction completes, so the local joggers need not worry.

A second tower is planned next door to upgrade and replace the current Mandarin Oriental structure. This tower will be 400-feet tall and have 151 guest rooms with 61 residences and 28 hotel residences. We do not yet have a date on the construction of this tower, as it will also involve closing and demolishing the existing hotel. The first sign will be a permit filing and then the hotel closure.

Sales will launch in late 2023, with prices starting at $3.5 million.

Considering the fact that the site is exempt from the Urban Land Review Board’s approval process due to a previous deal that was hashed back in the 90’s, we anticipate the earliest delivery of the residences to be early 2026. This time frame is purely speculative from our experience in the development process and considering that Swire moves to begin construction around the same time that sales are launched.

We understand that the loss of the park is shocking and disruptive for many local residents, and also know that this is part of a master plan that was formed decades ago. In the end, the Brickell community will benefit from the new development just as we do Brickell City Center today.

Swire Unveils The Residences at Mandarin Oriental, Miami, To Be Built On Brickell Key

 
At last, Swire has lifted the veil on its plans for the southern tip of Brickell Key, which claims the last available waterfront development site on the island. They are not simply planning a tower in order to increase the marketability of the site. Rather, they have another impressive contribution to our skyline.

Behold, The Residences at Mandarin Oriental, Miami! With two separate towers, the existing Mandarin Oriental will be demolished in order to make way for an updated and upgraded location with 151 guest rooms, 61 private residences and 28 hotel residences in their own 400-foot tower. This tower is expected to harmoniously complement the residential-only tower with a uniform, elegant design.

The separate residential tower will rise 800 feet on the southeast side of the waterfront site and contain 220 residences, according to The Next Miami.  This exclusive collection of homes will feature two-to-four-bedroom layouts with generous floor plans of up to 4,700 square feet. The crown jewel will encompass two extraordinary duplex penthouses, each sprawling over 6,000 square feet.

We do remember that in December of 2022, Swire petitioned the FAA (Federal Aviation Authority) for permission to build up to 1,049 feet and obtain supertall status. While this did not happen, the 800-foot tower is spectacular and comes with the smaller 400-foot hotel and residences in order to keep the more transient occupants separate from the more private year-round residences and adding to the privacy/security of the development.

In a statement, Swire promised that the towers will be “architecturally significant.”

With the new design, taken on by Kohn Pedersen Fox Associates, this project preserves the exclusivity of the current Mandarin Oriental that is a favorite for celebrities and other highly private travelers alike. One of the differentiating features of the Mandarin Oriental Miami is that due to the location and layout of the pool area, paparazzi intrusions are nearly impossible. Even with long-range cameras, unwanted photos of poolside lounging are rare.

Kohn Pedersen Fox Associates is also behind the upcoming One Bayfront Plaza design in Downtown Miami as well as numerous other notable projects from around the globe. The interior design will be taken on by two Parisian designers. Tristan Auer will finish the Residences and Laura Gonzalez is responsible for the Hotel tower. Landscape firm Shma Designs, from Thailand, will take on the exterior and gardens. While we do not yet have interior renderings, all three have lengthy and impressive portfolios and are making their debut into the Miami market. How very exciting to see some new faces and designs in our skyline!
