888 Brickell By Dolce & Gabbana Releases New Renderings And Details Of Their New Supertall Tower

After garnering approval from the FAA to built to a staggering height of 1,049 feet above Brickell Avenue, JDS Development and Dolce & Gabbana have released new details on their first real estate project in the United States.

A Unique Condo Hotel Offering

888 Brickell by Dolce & Gabbana is not only the first collaboration between JDS and the eponymous fashion house, it is also the first tower of flexible condo/hotel residences that can be simultaneously rented and enjoyed by the owners. Not to be confused with a typical condo/hotel which allows owners to participate in a hotel program when not in use by the owners themselves, owners at 888 Brickell can actually transform their residences into hotel rooms as well as a hotel suite.

This Grand Private Residence allows for a minimum of two ensuite bedrooms plus a powder room as well as a great room with access to a large loggia with an outdoor kitchen. The secondary bedrooms are able to transform into standalone hotel rooms when needed through exterior doors to a private foyer, and the separate primary bedroom combined with the great room operating as either a residence or a hotel suite.

The Design

As the project moves through the planning phase, we are also learning more about the interior design concept and amenities that are coming to fruition.

Michael Stern’s JDS Development Team has chosen Milan’s M2Atelier Studio to harness the ideas from Domenico Dolce and Stefano Gabbana for the interiors and bring them to life. Their bespoke minimalist style has traveled from Milan throughout the world on some of the most prestigious yachts and into high-design buildings through architecture, design and even furniture design.

With sumptuous palettes of black marble and bookmatched burgandy marble under dramatic handmade Venetian chandeliers, the interior design is expected to fully embody the couture brand for an elevated experience throughout the lavish project. The fashion house’s signature leopard print is worked into the design through glamorous textiles and custom-made furniture.

The Amenities

Within the new super-tall tower, the ample list of amenity offerings begins with a host of private food and beverage options. Residents and guests of 888 Brickell by Dolce & Gabbana will enjoy a total of six food and beverage outlets. These include a signature restaurant on the ground level, two bars in the expansive grand lobby, the 888 Pool Club restaurant and bar is inviting for day-to-night alfresco dining with a gelateria and a palette of rich green terrazzo and green and white striped lounge chairs. For more private gatherings, there will be a demo kitchen and private dining.

Wellness amenities will be equally thorough with a fitness center, golf simulator, 44′ lap pool as well as yoga and pilates studios. A recovery spa will be a welcome oasis of serenity in the city with a thoughtfully curated menu of massages and spa therapies that include facials, IV therapy, thermal circuits, a juice bar and a barber shop.

Lounging amenities are also included in the form of a private theater/screening room, lounge, billiard’s room, a children’s playroom, and a comprehensive business center.

Related Group Launches Viceroy Brickell | Luxury Condos From The $600’s

The Related Group and Viceroy Hotel and Residences are doing it again. After an incredibly successful partnership with the third tower of Icon Brickell, they are joining forces once again on The Viceroy Brickell at 77 SE 5th Street.

The new project, which is in the same complex with Baccarat Residences Brickell, is located in the heart of the Brickell Financial District along the Miami River and Brickell Avenue. Viceroy Brickell is currently under construction, having received their construction financing in the beginning of 2023.

As of today, the construction has progressed to the 14th floor of what will be 45 stories. When the project is completed in 2026, it will bring 498 new residences to the Brickell area ranging from studios to two bedrooms.

While the project will be managed by Viceroy Hotel and Residences, there is no condo/hotel program. The units are meant to be purely residential in nature with a minimum rental duration of 30-days (12 rental contracts per year maximum).

With sales launching in the coming weeks, the designs have been carefully sourced for over a year prior. The tower itself is designed by Arquitectonica, who will also be designing the neighboring Baccarat Residences Brickell in a complimentary style.

The interiors are being designed by the famed Meyer Davis from New York. Their seamless designs blend space, form, textures and light, leaving an inspiring and inviting ambiance. You can find examples of this style in the 1 Hotel in South Beach and Mr. C Residences in Coconut Grove.

Viceroy Brickell will be delivering fully finished residences with matte-finish Italian porcelain floors and Italian cabinetry by Italkraft. The kitchens will also offer appliance packages by Bosch and Fisher & Paykel.

Pre-Launch Sales Information

Sales of the residences will commence with a brief reservation period in coming weeks. This is a unique time when you can reserve the size of residence you would like and lock in your price. The contracts will be delivered a short time after the reservations launch, which allows time to learn more about the project.

In order to ensure the lowest price, we advise buyers to participate in the reservation stage as you are able to hold the initial pricing. Once the contracts are delivered, the pricing always increases. In the current pre-release time, prices for Viceroy Brickell begin in the $600’s.

The Residences At 1428 Brickell Is Over 40% Sold, Lands $104 Million Construction Financing

The Residences at 1428 Brickell has hit two major milestones on the lead-up to groundbreaking. This week it was announced that developer YTech has secured $104 million in construction financing for the project just as the sales team has announced that over 40% of the 189 planned residences have sold.

Ytech has had an incredibly busy year with the project. Sales were launched in January of 2023, marking just over 1 year to sell almost half of the project. This is an astounding rate of absorption for preconstruction residences that begin at $2.4 million up to $7 million.

The construction site at 1428 Brickell is currently in the demolition phase of the previous structure. We have not yet learned when the groundbreaking date could be, but we know that it will be soon. This groundbreaking date is date is contingent upon the clearing of the build site with new, more stringent demolition processes in the urban core.

Entering into the summer of 2023, YTech surprised the market by unveiling an opulent $20 million sales gallery that pays homage to Brickell’s rich history, yet with an interior that fully immerses prospective buyers into the future that 1428 Brickell will offer.

Inside the sales gallery, buyers are met with an illuminated and suspended scale model of the neighborhood as well as full-scale buildout of a residence as they will be upon completion. An LED display is also able to demonstrate the views from the different points in the 861-foot 70-story tower.

“We continue to successfully hit our targets in sales, finance, and construction for this project, surpassing 40% in sales within a year, securing $104 million in financing, and commencing the demolition process,” Yamal Yidios, CEO of Ytech said in a release. “As we approach groundbreaking, we are determined to deliver the highest-quality project in Brickell.”

Construction Financing

The receipt of construction financing is always a large stepping stone in the process of developing new towers. Not only does it offer the capital necessary to complete the project prior to closings beginning, but it is also a testament to the strength of the project itself from a business standpoint.

Before offering construction loans, banks review the previous track record of the developers, their plans for the project and the sales that have occurred in the pre-construction phase. No page is left unturned in this underwriting process and construction loans are among the most difficult loan types to obtain.

In the case of 1428 Brickell, the financing includes a $78 million refinance of the build site itself, given by Linkvest Capital. This replaced a $20 million mortgage that was used to secure the site when the project was in its conceptual phase.

An additional $26 million mortgage was issued by Banesco for the historic properties at neighboring 1500 and 1548 Brickell Avenue. 1548 Brickell is the newly-restored home of Major Food Group’s Chateau ZZ Restaurant and you will find the $20 million sales gallery for The Residences at 1428 Brickell in the historic home that is located at 1548 Brickell.

About The Residences at 1428 Brickell

Even in a seemingly-saturated market of lovely new condo residences, 1428 Brickell is a standout on many levels. This is the first project in Miami to put the sunshine to work with over 20,000 square feet of photovoltaic glass along the western backbone of the tower. These panels will absorb the sunlight for use as energy in the tower.

MAST Capital Hosts Groundbreaking And Receives Record-Setting $600M Construction Loan For Cipriani Residences Miami

Just in time for the much anticipated groundbreaking of Cipriani Residences Miami, MAST Capital has received a record-setting $600 Million in construction financing to build the luxury tower. This marks the largest construction loan on record in the Miami area.

The Coconut Grove-based developer, MAST Capital, partnered with Italy’s Cipriani family to bring Cipriani Residences into Miami’s Brickell Financial District.

Sales of the 80-story ultra-luxury tower launched in 2022 with prices from $1.7 million and penthouses priced starting at $17 million. As of today, over half of the 397 residences have sold.

The issuance of such a large construction loan is a testament to the strength of the project as construction financing is notoriously difficult to obtain. Banks will consider the portfolio of successful projects by the developer with the specs and plans of the new building and pre-sales history with cash deposits.

MAST Capital is no stranger to successful projects in South Florida with a portfolio that includes The Perigon on Miami Beach’s Millionaire’s Row in the works and South of Fifth’s Louver House that opened in 2017.

Cipriani is a worldwide brand that represents four generations of the highest quality hospitality with restaurants and lounges as well as hotels and residences. You can find a taste of their impeccable brand standard at the chic Cipriani restaurant in Brickell as well as Mr. C in Coconut Grove.

The financing was issued in two loans and includes mezzanine financing. Banco Imbursa from Mexico provided $350 million and China’s Ascendant Capital Partners completed the financing by contributing $250 million. This deal has surpassed the $558 million construction loan that was obtained by Trump Group to build The Estates at Acqualina in Sunny Isles Beach back in 2018. Bank OZK had provided that financing.

St. Regis Residences, Miami In Brickell Files For Construction Permit + Releases A New Amenity

 
While the demolition permit of the existing structure at 1809 Brickell Avenue is being considered, Related Group has filed for their construction permit to begin work on St. Regis Residences, Miami. This is all a logistical strategy to allow work to remain constant once they are given the go-ahead to start moving dirt.

While all of this is going on in the background, we have also learned about a convenient and luxurious new offering for the owners of St. Regis Residences, Miami.

Timelines & Details

In June, the St. Regis Residences, Miami went before the Urban Design Review Board (UDRB) and swiftly received a unanimous approval, as expected. The only suggestion they were given was to look at some of the balconies on the lower levels to make sure the buyers could ultimately put enough furniture out there. And so they will…

They will also be preserving the canopy of banyan trees on the site, which is always a pleasant and important thing with new development in Miami.

Acting Chairman Agustin Barrera said, “I think the building is very elegant. Very well detailed. I like the layering that was done vertically, with regards to how the massing was broken up. I love how it interacts with the water and with the street, and incorporating the banyan trees.” According to Miami Today News, who was present for the review process.

Fast forward to July, they went before the Federal Aviation Authority (FAA) and received approval for the project’s final height. The FAA has the final sayso on this, as nobody wants to impede flight traffic to MIA. They received such, the final tower will stand at 630 feet above ground.

To give you some perspective, these filings usually take about 4 months. The UDRB is awaiting final plans in order to grant the construction permit approval, so we imagine they are looking at those balconies.

According to The Next Miami, the construction cost is listed at $201 million.

An Update On Baccarat Residences Miami, Including Penthouse Details

 
Now that the situation with the indigenous artifacts being found on the build site has come to a close, Baccarat Residences in Brickell is back on track with construction and sales in full swing. The archaeologists are packing their things and site work should resume in early September, according to our source with the development. Leading up to this date, the developer has released the exclusive Baccarat Penthouse collection with new renderings, floor plans and all of the details.

The Situation With The Artifacts

Before we get into the penthouses, I do want to clear up what happened with the artifacts because we do realize it is a point of contention for many people. Artifacts were found in the earth below the demolished structure that once stood on the property. Related Group did remediate the site, allowing archaeologists to recover what they needed to recover.

The development site has not been deemed a historic site, allowing for construction on Baccarat Residences and the neighboring rental tower that is currently under construction to rise. The third tower of the project, which has not yet been announced, could still be deemed historic at a later date but we will cross this bridge when the time comes. For now, the recovered artifacts are being stored and will be on display for the public to enjoy once the towers are complete.

An Update On Baccarat Residences

While the situation with the artifacts did create a delay in the construction timeline, the residences have continued to sell. Now that there is a more firm timeline and everything is back on track, we expect things to move more quickly in the sales office as well. Currently, there are a handful of the 28 river flats/duplexes available as well as a few of the tower residences remaining.

The river flats are townhome-style duplexes that are in the space closer to the river, wrapping around the parking pedestal and below the amenity deck. These offer a closer view of the water with floor-ceiling glass and 2-story layouts. They are very unique and these types of residences always hold their value very well as there are fewer built. The prices for the river flats and duplexes currently range from $2.3 million for a 1,547 square foot 2 bedroom plus den, up to $5.3 million for a one-of-a-kind 3-bedroom plus den duplex residence.

The Penthouses

The top three floors of Baccarat Residences contain the Penthouse Collection. This is comprised of eight bespoke penthouse residences with 12-foot ceilings and some also featuring rooftop terraces with pools. They range in square footage from 3,500 interior square feet up to 9,000 interior square feet.

Each of the remaining penthouses has a one-of-a-kind layout with three bedrooms plus a den, the exception being Upper Penthouse 01. The Baccarat Residence Penthouse Collection ranges in price between $9M-$27M, or $2,500 per square foot for Penthouses 1, 2 and 3. Upper Penthouses 1 and 2 have rooftop terraces and are offered at $3,000 per square foot.

Our Thoughts On 1428 Brickell As Their $20 Million Sales Gallery Opens

 
In preparation for the demolition of the current structure on their build site, YTech has unveiled its impressive sales center, to which they went to great expense in order to pay homage to the history of Brickell as well as embrace the future of the neighborhood. So what are our thoughts on the luxuriously innovative 1428 Brickell as forward-thinking participants in today’s real estate market? We will get to that. First, let’s go over what is happening now with the project.

The New Sales Gallery

At a cost of $20 Million, the development team has acquired one of the Brickell mansions from the golden ages of Brickell being Miami’s original Millionaire’s Row. While planning for the tower itself to rise a block away, YTech performed an ambitious gut renovation of the gorgeous home, preserving its integrity and at the same time outfitting it with a full-on immersive experience into the future of what is now Miami’s Financial District.

The new sales gallery is now open, and we are happy to give you a tour, from the suspended and illuminated skyline model to the fully-immersive built-out residence, allowing buyers to experience what life will really be like once the building is complete.

Current Status of 1428 Brickell

As of today, the demolition permit of the existing structure is nearly complete. According to The Next Miami, the only item remaining is a letter from FPL (Florida Power & Light) to be delivered, assuring the building department that the power has been disconnected from the structure.

A vertical construction permit remains in the works, but won’t be needed for some time as the rubble from the demolition will need to be cleared, followed by official groundbreaking and site work. This will take a few months.

Our Professional Opinion of the Project

Undoubtedly, the preconstruction market in Brickell is incredibly noisy these days. The neighborhood is abundantly popular, and for good reason. With that being said, each project has a unique set of offerings to set itself outside of the pack, and we really like the offerings at 1428 Brickell.

The Location

For starters, let’s look at the location. With Brickell being so popular, it is also quite dense. It is actually the second most dense neighborhood in the United States behind Manhattan. If you live closer to the north end of the neighborhood, traffic is really something to pay attention to if you need to come and go frequently. If you live toward the southern end of the neighborhood, the area is more residential. There are fewer office towers and entering/exiting the neighborhood to the highway is very easy.

While you may not want to walk all the way to Brickell City Centre, but 1428 Brickell is less than a block from the Financial District stop of the Miami Metromover. This is the complimentary rail shuttle that will drop you off right there within Brickell City Centre. There is also a stop for Mary Brickell Village and you can go all the way to the Omni Station to visit the museums or catch a Miami Heat game. It is quite convenient.

Additionally, with the location being directly across from the Four Seasons Miami, this is a location that will be more likely to hold its value long-term. Most of the buildings between 1428 Brickell and the Biscayne Bay are low- to mid-rise, so above a certain floor you still experience the big water views of the waterfront towers. Pair that with the reduced congestion, and you have a winning formula for a safe place to spend your money.

The Building Design

There is so much to be said about the design of 1428 Brickell. We have already discussed the impressive LEED Certification and solar-powered panels that will line the west spine of the structure. This is the only building in the marketplace that has these features.

Aside from the LEED Certification, we have to discuss the size of the building. Upon looking at it from the street, it will appear that the building is quite dense. It’s 70-floors up! In actuality though, there are only 189 residences. This allows for larger residences as well as more convenience when it comes to utilizing the community spaces. There are not so many people that the line for gym equipment is long, there is always a pool lounger available. But at the same time, there are not so few residences that having so many amenities is cost prohibitive. It is a sweet spot of density, maximizing both comfort and offerings.

The Residence Layouts

As I mentioned above, one of the best things about the residences in 1428 Brickell is their sheer size. They actually provide a lifestyle like that of a single family residence. The units are even separated by concrete load bearing walls rather than drywall, to offer additional sound insulation between the neighbors. With two bedroom apartments starting at 2,000-square-feet and going up, they are incredibly spacious.

The kitchens are thoughtfully-designed by Antonio Citterio with a variety of color palettes to choose from. You can also opt for sliding glass dividers if you are not one to prefer an open kitchen/living room layout. The designs are subtle yet elevated and offer ample space for actual family cooking, not just laying takeout on the counter as though you were traveling. These units are built for full-time life.

The bathrooms also offer a subtle-yet-elevated style, particularly the primary bath.With spacious travertine showers and free-standing sculptural bathtubs designed and crafted in Rapolano, Italy, the luxurious ambiance is ever-present in the private areas of the house.

Another spot that really stands out to us in 1428 Brickell is the closets, or dressing rooms as they actually are. The smallest primary closet is 100-square-feet, with the larger residences having closets of 425-square-feet. These are all built out with custom cabinetry and presented as a boutique-style wardrobe. It is incredibly elegant and a great use of space.

Considering everything goes according to plan with the demolition and construction permits, we should see the finished product by 2027.

Prices range from $2.4 million for a two-bedroom plus den, to four-bedrooms plus den starting at $5.5 million. Penthouse details are released upon request.
