38 Canadian Real Estate Professionals Tour Miami Pre-construction Projects With Michael Light

 
Last week, I hosted a group of 38 members from Toronto, Canada’s Building Industry and Land Development Association (“BILD”) for exclusive presentations of Miami’s top pre-construction condo developments. The study tour for the BILD group was primarily to learn how Miami developers are attracting luxury buyers to our Miami market AND many of the individuals on the tour were interested in purchasing pre-construction condos for their own investment purposes.

One of the members of BILD is an avid reader of this very blog and thought I would be the perfect broker to work with because of my knowledge of the Miami condo market. About nine months ago, I was approached by BILD to assist them with touring multiple, highly-sought-after pre-construction condo developments in Greater Downtown Miami, including Brickell and Edgewater along with Sunny Isles Beach. I spent the better part of a month putting together the logistics of the tour which took place on Wednesday and Friday last week.

On Wednesday, I started the tour with a presentation and breakfast at the Delano Hotel where I presented a snapshot of the Miami condo market, average pricing by neighborhood and an overview of the vast number of new projects either currently under construction or in the planning stages. We went on to receive presentations of Elysee, Gran Paraiso and Aria on the Bay in Edgewater and One Thousand Museum and Paramount Miami Worldcenter in Downtown Miami. On Friday, we began our day by visiting Brickell Flatiron, who hosted a breakfast for the group, and then went on a walking tour through Brickell as I pointed out and described each individual building under construction and existing, on our way to visit Brickell City Centre’s Reach and Rise Towers followed by a visit to Sunny Isles Beach for an amazing presentation of Porsche Design Tower to end the day and the tour.

The overall tour was a great success! I made great connections with many developers, brokers looking to refer their clients in the Miami area and others that were interested in individually purchasing investment properties in Miami.

This morning, my wife and I attended the private groundbreaking celebration for the signature residential condo development at Miami Worldcenter, Paramount Miami Worldcenter, in Downtown Miami. The celebration was held for the Paramount Miami Worldcenter team of developers, etc. along with top brokers associated with the highly-anticipated condo project.

I had the honor of representing the very first contract signer on Monday afternoon at the Paramount Miami sales gallery. In fact, I had the triple honor since my client had signed his contracts for 3 side-by-side units on the 46th floor. Paramount Miami Worldcenter has not yet “officially” launched sales of its exclusive luxury penthouse collection; however, I do have the floor plans for the penthouses and can reserve you a Paramount Miami penthouse today.

Although Paramount Miami penthouses have not yet been released to the public for sale, I have confirmed that 2 penthouses have already been reserved and that contract conversion will begin soon for all of the Paramount Miami condos including these 2 penthouse residences.

It’s All About The Size

Penthouses at Paramount Miami Worldcenter will be located on floors 47 – 54 and range in size from 3,509 square feet – 4,087 square feet (under a/c). Each floor will only have 4 penthouses; however, if you reserve a penthouse during the pre-construction phase, you have the option of combining 2 penthouses for half of a floor (7,000 – 8,000 sq/ft) or combining 4 penthouses to have an entire floor (holy cow that’s 15,000 sq/ft!) to yourself. In addition, the developer is allowing buyers to purchase 2 penthouses with 1 located above the other to create a unique duplex penthouse. There are so many combination options available to create a spectacular, ultra-unique penthouse at Paramount Miami Worldcenter, and I cannot stress enough the importance of one-of-a-kind condos in the Miami market to set yourself apart from other owners when you try to sell your condo down the road, whether upon completion or 20 years in the future.

If you purchase at around $1,000 per square foot (penthouse pricing has not been officially released, but $1,000 per square foot is what I speculate pricing is) and create a 7,000 or 8,000 square foot penthouse, only One Thousand Museum (next door to Paramount Miami) units can compare in size. The most recent sales at One Thousand Museum have been at an eye-popping $1,900 per square foot, and that is for standard units…not penthouses. You have an opportunity to purchase a penthouse way below the prices at One Thousand Museum today, and then set your own market when you decide to sell since you will have little to no competition.

Paramount Miami Worldcenter Ready for Contract Conversions

 
The Paramount Miami contract coordinator just sent out emails to all of the buyers who have already reserved a unit(s) at Paramount Miami Worldcenter confirming that they are in preparation for contract conversions and the contract conversion packages will be sent out to reservation holders “in the coming weeks.”

Below is the text of the email that was just sent out to Paramount Miami buyers.

“Dear [Buyer’s Name],

On behalf of the PARAMOUNT Miami Worldcenter team, it is with great excitement that I share with you updates as to our progress.

We have been continuing our efforts to sell PARAMOUNT Miami Worldcenter at a rapid pace and are happy to announce that we are ready for contract conversion. As a reservation holder, you have recognized what a truly unique opportunity PARAMOUNT Miami Worldcenter represents and have secured your residence at a pre-construction rate. We are on track to begin the contract conversion process in the upcoming weeks and commence construction thereafter.

Shortly, for your convenience, you should expect to receive a UPS package with your Purchase Agreement along with the Prospectus for your review and signature. However, if you prefer an in-person meeting at our Sales Gallery, you can schedule an appointment with your sales representative.

Included in the package will be the following:

1. Cover letter with detailed instructions for executing and returning all required documents;

2. Your Purchase Agreement (2 copies), Floorplan and Frequently Asked Questions sheet;

3. Prospectus (condominium documents); and

4. A receipt that you must sign and return to us acknowledging receipt of the items listed in #3 above.

For your convenience, you will be provided with a pre-paid UPS return slip and envelope to return all necessary documents. Upon receipt, please promptly return items #2 and #4 along with a check (or a notice indicating you are sending a wire transfer) to complete your remaining deposit of the purchase price.

We thank you again for your purchase at PARAMOUNT Miami Worldcenter. Your Sales Associate will be in contact with you in the upcoming weeks in order to start the process of converting to contract. Should you have any questions, please do not hesitate to call your Sales Associate or me.”

In addition, although some people have written their “opinions” that Miami Worldcenter will not happen, I am here to confirm that they are flat out wrong. Last week, I spoke directly with the Paramount Miami Worldcenter developer, Daniel Kodsi, and he confirmed rapid progress of Paramount Miami Worldcenter and that the speculation of Taubman backing out of the Mall at Miami Worldcenter is completely FALSE! Miami Worldcenter developers are in the middle of signing some big retailers for the posh new shopping mall. I am hoping that all of this information will hush the pessimists who speculate that the Miami Worldcenter mega project is not going to happen, because it is going to happen and soon!
