A Gift To The Miami Skyline: St Regis Residences in Brickell Release Details & Renderings

Related Group & Integra Investments, the developers behind the St Regis Miami Residences in Brickell, have come through with their promise to release details on the project in early 2022. Here we are.

The initial tower to be constructed will be the East Tower, which will feature 149 residences within 48 stories. Each residence will have a private elevator, custom European marble flooring throughout, 11-foot ceilings with integrated linear diffusers in the living areas, and integrated smart home technology.

Each kitchen is set to be outfitted with hidden paneled Sub-Zero refrigerators and freezers, full-height wine refrigerators, and Wolf convection ovens, steam ovens and microwaves. All of the plumbing throughout the residences are by Dornbracht and the bathrooms are slated to have oversized marble showers and free-standing tubs. The primary suites will have spacious walk-in closets and midnight bars with a butler’s pantry. The residences also include keyless residential entry with biometrics, smart home climate and lighting control services, fiberoptic wifi service throughout all residences and amenities and an exclusive St. Regis residents-only app. As this is a St Regis development, exclusively-trained  butlers, housekeepers and in-residence dining services are available as well as St Regis global membership privileges.

Each residence will also feature a sweeping view of the Biscayne Bay and the Brickell or Coconut Grove skyline. Being nestled just South of 15th Street at 1809 Brickell Avenue allows for a reprise from the hustle and bustle of the financial district, but still convenient to the restaurants, lounges and offices to be easily accessible by walking or driving.

Staying inside the development, owners and guests will enjoy over 60,000 square feet of opulent amenities. On the ground floor, a fine dining restaurant is scheduled to be added along with lush park-like grounds that are designed by famous landscape designer Enzo Enea. There is also a state of the art media room, full-service business center with a coffee bar and conference rooms, children’s playroom, teen’s video game lounge, golf simulator if you do not feel like driving to the course, a fully equipped beauty salon and a pet spa that includes grooming and dog walking services.

Along the bayfront, an infinity pool and whirlpool with private cabanas, poolside bar and cafe are provided along with a bayfront garden with comfortable seating areas to enjoy the breeze. For going off-site, the development provides house bicycles, a private marina and exclusive beach club access.

Inside the holistic wellness center, residents will enjoy a fully-equipped fitness center with bay views, relaxation area and juice bar, pilates and yoga studio and curated wellness programming by The Wright Fit. For those looking to relax, a salt spa room, dual saunas and steam rooms and luxurious treatment rooms are also available.

On the 31st level, you will find the entertainment space. This includes a double-height bar and lounge with bay and ocean views, the signature St Regis cognac room, a traditional St Regis tearoom and a billiards room, perfect for any gathering. A catering kitchen is also available for a formal dinner party, or for passed hors d’oeuvres and drinks.

At this point in the development process, prices are available from just under $3 million up to $8 million each with a water and city view. As the project is just being launched, pricing is expected to change but with the reputation of St Regis, the quality is not.

If you are interested in a presentation of the project, with specific friends and family (1st tier) pricing, please contact Michael Light, Broker and Executive Director of Luxury Sales at Douglas Elliman. Richard Caring Multiplies the Sexiness of Miami with his First Location of Sexy Fish in the US

As if we needed the help, restaurateur Richard Caring has made Miami a sexier place. The first international outpost of his uber-exclusive and famous sushi restaurant in London has been opened in Brickell. When you come, be sure to have reservations and come prepared, as it is an all-encompassing experience.

Despite the fact that there are tons of sushi options in the area, Sexy Fish is set in a league of its own. Located at 1001 South Miami Avenue (under Brickell Flatiron), the new eatery opened early this month to much pomp and circumstance. With over-the-top interior designs, high end artwork and a globally famous Asian menu, the new eatery is certainly standing out. It is, in fact, sexy.

The luxurious seafood spot was originally slated to open its doors before Art Basel 2021, but (ugh) COVID. What a buzz kill, but we’re back in action now. The original location opened in London’s Berkeley Square back in 2015 and remains a staple of the neighborhood.

In addition to the opulent menu of Asian-inspired seafood, the decor matches the menu. The ocean is represented everywhere throughout the restaurant, including the 26 bespoke fish lamps by architect Frank Gehry and the 10-foot mermaids. They even included glass mosaics made from 8 million hand-assembled pieces in an ocean theme.  The ladies’ room even features onyx vessel sinks atop mermaid tails (the boys’ room gets octopus tails). The theme never stops and just continues to deliver.

Bjoern Weissgerber has designed the menu, which also does not disappoint. He received a Michelin star at the young age of 27 and serves various high-end seafood dishes that include black cod, king crab as well as new creations. His Sexy Gold Fish & Crispy Caviar features a marinated gold-flake sea bass steak finished on the robatayaki and served with caviar.

If the menu and decor aren’t enough, the hotspot also features nightly entertainment that includes festooned mermaid dancers, DJ’s and of course the champagne continues to be poured well into the night. What a sight!

Brickell Has Been Named One of the 49 Coolest Neighborhoods in the WORLD

Brickell has once-again been honored. Miami’s “mini-Manhattan” and financial district has been named one of the 49 Coolest Neighborhoods in the World by Timeout.com, a website that dedicates itself to culture, things to do around the world and sights to see. The website sites what many of us locals already know, including the ever-evolving and growing culinary scene, community-building events and the recently-opened Underline Park.

The Underline Linear Park Miami Brickell

The Underline Linear Park Miami Brickell

In case you haven’t heard, The Underline Park is Miami’s answer to New York City’s High Line Park. Rather than building a park on an antiquated rail line, Miami added one under a line that is still in commission. The “Brickell Backyard”, as they dubbed the Brickell section of the 10-mile long park, includes amenities for families, dogs, athletes and bicyclists. There is even a butterfly garden, tables for chess or dominoes and a 50-foot communal dining table for events!

If you’re in the mood for some rooftop al fresco dining, Sugar is the place to go. It is Miami’s tallest rooftop bar/restaurant, located over the East Hotel in Brickell City Centre. There are also countless riverfront & bayfront options to choose from if you prefer to dine near the water. One of my personal favorites is El Cielo, on the waterfront side of Brickell on the River’s North Tower at 31 SE 5th Street. El Cielo offers an intense all-immersive dining experience that caters to all of your 5 senses. You relax on the riverfront and enjoy a decadent meal with over 20 moments inspired by Colombian ancestral roots and curated by Chef Juan Manuel Barrientos. El Cielo is a must-see in Brickell.

El Cielo Miami Brickell

El Cielo Miami Brickell

With a walkability score of 91, Brickell is dubbed a “Walker’s Paradise.” Just like in Manhattan, many locals opt out of cars altogether. With a Whole Foods and three Publix locations within a few blocks, the host of restaurants and offices, there is really no reason to leave the neighborhood unless you just want a change of scenery. In that case, there is always UBER and LYFT to take you where you need to go & bring you back when you are ready without the hassle of parking or valet.

Over the last few years, Brickell has seen a boom in new condo development due to the influx of people moving into the neighborhood. Recently-completed buildings include ECHO Brickell, SLS Lux, Reach & Rise at Brickell City Centre and Brickell Flatiron. Over the next few years, we will see Baccarat Residences rise on the waterfront as well as some other surprises in the works.

Current prices on previously-owned condos in Brickell range from the $200’s for studios up to $25M for the expansive penthouse at Asia on Brickell Key. New construction prices at Baccarat Residences are still in the “friends & family” price zone, so don’t hesitate to reach out, should you want a presentation and the best pricing.

If you are interested in a presentation of Baccarat Residences, please contact Michael Light, Broker and Executive Director of Luxury Sales at Douglas Elliman. You may reach Michael directly at (786) 566-1700 or via email at michael@miamiluxuryhomes.com.

Swire Plans to Expand Brickell City Centre…2 More Condo Towers

Brickell City Centre, the 9-acre, billion-dollar, mixed-use development that opened late 2016 in the epicenter of Brickell, Miami’s financial district, is expanding an entire city block and will include 2 new condo towers.

Currently, Brickell City Centre spans 3 large city blocks along South Miami Avenue offering a true live/work/play urban center, which has shown to be a great addition to the core of Downtown Miami. Now, Brickell City Centre features a 3-level open-air shopping center with its innovative $30 Million Climate Ribbon and 565,000 square feet of retail space, 2 residential condo towers called ‘Reach’ and ‘Rise,’ the trendy EAST Miami hotel and 2 Class-A office buildings. But, Swire Properties, the developer of Brickell City Centre, is planning to expand the multi-level commercial development to a 4th city block.

Specifically, Swire has filed plans with the City of Miami for an extension of its existing special plan, according to the Miami Herald, that would include an additional 2 residential condo towers, which would be connected to each other and also connected to the existing 3-block complex by new skybridges. The new condo towers would occupy the triangular block that stretches across South Miami Avenue and 7th Street from the existing complex. This triangular block used to be home to the iconic Tobacco Road Bar and is still home to the popular River Oyster House, which will move to a completely different location.

The expansion plan, designed by Miami-based Arquitectonica who also designed the existing complex, will be built in 2 phases according to Kieran Bowers, the President of Swire’s U.S. operations. Specifically, the 588-unit, mixed use tower will be built first on the triangular block and will include a 3-level retail base with 87,000 square feet of enclosed retail space. The second condo tower will be developed at a later time and will likely be a ‘boutique’ residential tower.

Swire is anticipating a city approval for the expansion plan by the end of this year and estimating a start date for construction on the first condo tower in the first half of 2020.

Downtown Miami in the News: Named Global Up-and-Coming Neighborhood; New 73-Story Proposed Mixed-Use Project; and Elysee Secures $16.5 M Construction Loan

Knight Frank Names Downtown Miami Global Up-and-Coming Neighborhood

Experts from Knight Frank carefully and strategically identified the 5 neighborhoods across global cities that are the top up-and-coming neighborhoods on the rise to buy a home, and of course, Downtown Miami made the list. Downtown Miami was only one of two neighborhoods in the United States to make this list, along with Buda, which is a booming neighborhood in Austin, Texas. The other neighborhoods on the rise across the globe were St. Leonards in Sydney, Australia; Harumi in Chuo Ward, Tokyo; and Sarria-Sant Gervasi in Barcelona, Spain.

Why Downtown Miami?

Greater Downtown Miami, which includes Brickell, Midtown and Edgewater, has completely transformed over the past few years, becoming a thriving live, work and play neighborhood. This cosmopolitan city which used to literally shut down at 6 pm on weekdays has prospered into a booming area where people want to live, work and play, and the massive amount of residential development, completion of urban centers such as Brickell City Centre and the nearly completed Miami Worldcenter has significantly impacted the rise of Downtown Miami. Further, the continued infrastructure of public transportation has also contributed to the success of this area of the Magic City.

Knight Frank Residential is the world’s largest privately-owned global property agency and consultancy firm. Exclusively and strategically partnered with Douglas Elliman Real Estate in the United States, Knight Frank reaches over 488 offices in 59 countries across 6 continents.

Renderings of the Proposed 73-Story Mixed Use Project Dubbed “The Sterling”

Dubbed “The Sterling,” a sleek, tulip-inspired 73-story mixed use project has recently been proposed by Turkish developer, Okan Group, for 555 N. Miami Avenue in Downtown Miami, just west of the American Airlines Arena and south of the highly-anticipated Miami World Center.

Designed by Behar Font, the proposed mixed-use project is planned to include 362 residential units, 300 hotel rooms, 55,400 square feet of office space, 3,030 square feet of retail space and 9,820 square feet of restaurant space.

Miami’s Urban Development Review Board is scheduled to review the plans for The Sterling on October 6th, according to The Next Miami.

Elysee Secures $16.5 M Construction Loan

Rendering of Elysee Miami

Rendering of Elysee Miami

Elysee, a 57-story luxury pre-construction condo tower planned to rise along Biscayne Bay at 700 NE 23rd Street in the Edgewater neighborhood of Greater Downtown Miami, has secured a $16.5 Million construction loan from Mosaic Real Estate Credit, according to Curbed.

Securing this construction loan allows the developers of Elysee, Two Roads Development, to move along with the initial phase of construction for the waterfront development. Installing pilings, excavation work and pouring the foundation will start soon, so that Elysee can be on its ways for a slated completion of 2019.
