Publix Launches 15-Minute Delivery Service in Several Miami Neighborhoods

Who hasn’t gotten halfway through cooking dinner, only to realize that you have forgotten one ingredient at the store? Such a pain. Some of us are lucky enough to live in a building like Infinity at Brickell or Brickell Heights with a Publix next door, or even a Publix in the building, like Nine at Mary Brickell Village, but not everyone has this luxury. Well, Publix is again to our rescue by offering 15-minute delivery to select Miami neighborhoods.

In response to the “I want it now” mentality that urbanites now unapologetically embrace, Publix and Instacart have teamed up to offer 15-minute delivery in several Miami neighborhoods. Residents can now use their Instacart app or Publix app (use the Quick Picks section) to order a quick chicken tender sub, produce, frozen items, basically any small order and it will be at your door in 15 minutes, even offering free delivery for orders over $10.

The orders are fulfilled through Instacart’s new “Carrot Warehouses”, which are nano-fulfillment centers located throughout the neighborhoods that currently offer the service. The centers are operated by Instacart on Publix’s behalf, which also allows them to fulfill orders after regular business hours.

Many might remember that just a few years back, Amazon tested their new 1-hour delivery service in Miami. It took off extremely quickly, changing the demand in markets across the US. This is just the next chapter in an evolving market, using the hottest neighborhoods in the country as a testing ground.

The service is currently available in Brickell, Wynwood and Coral Gables, but is expected to expand quickly, as did Amazon’s 1-hour service a few years back. We think even Elon Musk would be unable to find any more improvements to Publix’s service and quality. Thank you Publix and Instacart! All hail our blessed Publix!

Covid-19 was the Stimulus for Record-Breaking Sales in Miami

Earlier this year, the virus/pandemic/lockdown (most people interchange any of these words) caused many to consider the Miami Beach real estate market on its way to crashing and burning. Everywhere I looked, headlines were written to induce visions of post-2008, plummeting values, end-of-the-world type catastrophic hyperbole that almost seemed like a self-fulfilling prophecy…many almost rooting for this.

I’ve had calls and emails with many clients both locally and globally that asked how bad things would get and how much real estate value they would lose. I even have one client who sends me YouTube videos of so-called “experts” predicting real estate values crashing. I will tell those of you reading this the same thing I told them…you CANNOT look at things, especially real estate, on such a “macro” level – the overall real estate market in the U.S. or Florida or even Miami-Dade County has no bearing on your small pocket/neighborhood/community/street or building! You must think locally!

If you ask a real estate agent “how is the real estate market” and they begin answering that question, as asked, take caution! No one can possibly answer such a broad question like that without understanding what neighborhood…what price point…what criteria…sales velocity/absorption rate/months of supply…houses or condos? Asking such a broad question will never get you an accurate answer. Furthermore, if you own a $10M waterfront home in Miami Beach, do you really care how the $500k condo market in Brickell is affecting the “real estate market?” Do you see what I mean when I say you cannot focus on the “macro” or overall view, but you must think local?

If we look at $10M+ inventory, most people would not believe that the last 6 months may have been the most active, record-setting time period in the history of Miami real estate…and this includes the dreaded pandemic!

Star Island in Miami Beach:

There are only 28 homes on Star Island in Miami Beach plus 6 vacant lots. If you look back at the sales history of homes on the island, only 1 sale occurs every couple of years. Would you be surprised, if not amazed, that 4 homes have sold, 3 land sales closed PLUS 1 more home is currently pending contract on Star Island within the last 4 months?

22 Star Island – Sold for $49.5M July 2020 (Robert Kraft, owner of the New England Patriots, rumored to be the buyer)

11 & 12 Star Island – Sold for $37M August 2020 (THIS WAS A LAND SALE – 80,000 sq/ft lot – purchased by billionaire hedge fund manager Ken Griffin)

13 Star Island – Sold for $32.5M August 2020 (A-Rod and J-Lo rumored to be the buyers)

14 Star Island – Sold for $24M August 2020

29 Star Island – Sold for $20.1M September 2020

34 Star Island – Sold for $12M July 2020 (Land Sale – 40,000 sq/ft lot)

44 Star Island – Sold for $10M May 2020 (Land Sale – 48,266 sq/ft lot)

46 Star Island – Under Contract (Was Asking $39.95M)

Gables Estates in Coral Gables:

There are 192 homes, most are waterfront, within Gables Estates in Coral Gables. Known as the most exclusive gated community in Coral Gables, Gables Estates has only seen 9 closed sales over $10M during the past 5 years…but, during this supposed “collapsing” market, there have been 8 sales in the past 5 months alone!

620 Arvida Parkway – Sold for $49M April 2020

21 Casuarina Concourse – Sold for $37.5M June 2020

700 Casuarina Concourse – Sold for $30M April 2020 (Pharrell rumored to be the buyer)

90 Leucadendra Drive – Sold for $22M July 2020

115 Arvida Parkway – Sold for $20M August 2020

340 Leucadendra Drive – Sold for $12.25M July 2020 (Partially Completed Home – Under Construction)

150 Arvida Parkway – Under Contract (Was Asking $48M)

500 Arvida Parkway – Under Contract (Was Asking $21.9M)

In addition to the two exclusive communities above, below is a list of additional, notable $10M+ closed sales over the past 6 months:

1510 W 25th Street – Sold for $24.5M August 2020 (Sunset Islands in Miami Beach)

252 Bal Bay Drive – Sold for $23.25M July 2020 (Bal Harbour)

436 W Rivo Alto Drive – Under Contract (Was Asking $14.75M on the Venetian Islands in Miami Beach)

709 E Dilido Drive – Under Contract (Was Asking $10.9M on the Venetian Islands in Miami Beach)

The sales above in the Miami & Miami Beach area do not just show that the market is active, they show that the appetite for luxury single-family homes is the highest it has ever been AND that we are in a Seller’s Market at this price point! If you are from New York, New Jersey, Chicago, California (places most of the buyers are coming from while “escaping” Covid-19 in their cities), you have to understand that though the real estate market where you are coming from might be “down” at this price point, it does not mean that our market is following suit.

Douglas Elliman Represented 4 of the Top 8 Sales of 2018 in Miami-Dade County

As a seller, there is a lot that goes into the decision-making processing when selling your home, and one of the most important decisions is the agent and brokerage that you choose to represent you. Although this is important for all price points, it is crucial when your home falls into the uber-luxury category – commanding a price point north of $20M. So, when you pick a listing agent for your luxury home in Miami or Miami Beach, make sure that agent works for a successful brokerage that statistically proves RESULTS, like Douglas Elliman.

Coral Gables – September 2018 Market Snapshot

The Coral Gables September, 2018 Market Snapshot gives you up-to-date market statistics for real estate in Coral Gables including current properties listed for sale and closed sales in the last six (6) months.

If you are considering selling your home or purchasing real estate in Coral Gables, it is important for you to be informed on the current state of the market with regards to price. So, I have compiled statistics from the MLS regarding the inventory of single-family homes that are currently listed for sale in Coral Gables.

Below, you will find charts highlighting the percentage of homes that are currently on the market in certain price points and the average price per square foot of these homes currently listed for sale.

After looking at what is currently on the market, most people ask, “what will these homes actually sell for?!” The best indicator of what a home may sell for in the current market is to look at the closed sales in the area over the last 6 months. This will give you a good indication of the “discount” that you may be able to expect if you plan to buy a home today. So, I have also included a graph showing all closed sales in Coral Gables over the past 6 months, broken down by price per square foot.

Gables Station | New Coral Gables Mixed-Use Project with ‘Urban Living Room’

Gables Station is a new transit-oriented, mixed-use project located along the US-1 corridor in Coral Gables. Situated just steps from The Underline, Gables Station will offer approximately 450 residential units, over 105,000 square feet of commercial space including a variety of cafes and other eateries, various shopping and wellness/lifestyle tenants, along with approximately 1,000 parking spaces. This mixed-use project will also be home to an “Urban Living Room,” which is a grand plaza for people to get together, eat, walk and enjoy amenities in the middle of an urban neighborhood. This plaza has been created to mimic many historic European cities to incorporate historic elements into this modern-designed project.

About Gables Station

Development, Architecture & Design

Gables Station is being developed by NP International and 54 Madison Partners. NP International is a 4th-generation family-run business with over 100 years of experience that prides itself on creating distinctive, high-quality and sustainable mixed-use designs that complement a neighborhood. 54 Madison Partners is a New York-based real estate private-equity investment affiliate of Leucadia National Corporation, a diversified holding company with more than 35 years of experience and over $11 billion of long-term capital.

Gables Station was designed by a collaboration between Gensler, a leading global collaborative design firm, and local architect Jorge Hernandez who is behind the renovation of the Coral Gables Museum. The design of Gables Station is reminiscent of both Mediterranean design, which is the most common design in Coral Gables, and classic Caribbean.

The architects strategically planned the design of Gables Station. The multi-use project has been divided into 3 different buildings, with buildings 1 and 2 being residential buildings with ground-floor retail spaces and building 3 as a limited-service, extended-stay hotel with a huge ground-level retail space. There will also be approximately 1,000 parking spaces within the project as well as ample commercial space including restaurants and a park. Below is a list of what will be included in each building.

Buildings 1 & 2

  • Total of 450 residential units
  • 19,000 SF of ground-level retail space in Building 1 (facing the Underline)
  • 18,000 SF of ground-level retail space in Building 2 (facing the Underline)
  • 5 floors of parking in each building
  • U-Shaped pool decks

Building 3

  • 66 hotel rooms
  • 68,000 SF of ground-level retail space including a variety of wellness & lifestyle tenants
  • 3 floors of residences above hotel rooms

Urban ‘Living Room’

Gables Station’s master design plan incorporates many historical elements of international cities combined with the urbanism of a new modern city. Further, traditional elements found in many European cities such as palm-lined medians, walking paths and a grand square will be included in the plans for this project, but the overall design of the project is modern.

The plans include such traditional elements as a cafe-lined square between buildings 2 & 3, which will be reminiscent of public spaces in Paris and Rome…a place to walk, eat and gather with friends in an urban environment. This square will be the focal point of the entire project, dubbed the ‘Urban Living Room’ of Gables Station and will be filled with cafes, umbrella-covered seating, palm trees and shade trees. A large green median will also be included on the west side of the Metrorail, lined with palm trees and complemented with a water fountain.

Location & Neighborhood

Gables Station will be situated on a narrow lot between US-1 and the Miami Metrorail. The project’s main intersections are Ponce de Leon Boulevard on the north and the intersection where Le Jeune Road and Grand Avenue meet on the south end. Located along the US-1 corridor, which is the transit spine of mainland Miami and Coral Gables, Gables Station will be ideally located in an area where it will be easy to get around neighborhood-to-neighborhood, whether by car, walking, biking or hopping on the Metrorail which is only steps from Gables Station. Further, Gables Station will be located next to the upscale, outdoor shopping mall, Merrick Park which offers a variety of shopping and restaurants, and minutes from the University of Miami, Downtown Coral Gables, Coconut Grove and South Miami.

The Underline and Gables Station Park

Together, The Underline and Gables Station will be the largest park in Coral Gables. The Underline is a 10-mile linear park that will stretch all the way from Brickell to Dadeland and will completely transform the currently underutilized land underneath the Miami Metrorail into a beautiful linear park and urban trail that will be fully integrated into Miami-Dade County’s transit system and the vision of Gables Station. Further, the developer of Gables Station will fund a half mile of the 10-mile Underline to ensure that the Underline is integrated seamlessly into Gables Station. The additional green space that will be located on the Gables Station lot, dubbed Gables Station Park, will blend with the Underline green spaces to create the largest park in Coral Gables encompassing nearly 3 acres.
