The Perigon Miami Beach Reveals Private Michelin-Starred Restaurant And Speakeasy

 
As demolition begins in the building that currently stands where The Perigon Miami Beach will soon rise, details about an opulent new amenity in the boutique development are being revealed. The Perigon will be the first building in Miami to offer a private residents’-only restaurant with a Michelin-starred chef.

According to an official unveiling that was delivered to our doorstep, Starwood Capital and Mast Capital are partnering with famed Michelin-starred chef Shaun Hergatt to open a private eatery and speakeasy inside of the exclusive waterfront development. The announcement included a sample of Caspy Caviar, a convenient way to find sustainably-sourced top quality caviars and have them delivered to your doorstep. Caspy Caviar is also one of Hergatt’s brands, so is something we will expect to see at Nota, the name given to the new restaurant.

Nota will take advantage of the oceanfront location with plenty of locally-sourced ingredients centering around a clean, crisp Mediterranean-inspired palette anchored by rich seafood. Chef Hergatt plans to utilize woodfire grilling techiques in order to create approachable yet refined dishes that play to the understated elegance of the development.

In addition to Nota, a private speakeasy dubbed FiftyThree will offer an intimate mood with a playful aesthetic. Also focusing on locally-sourced fresh ingredients, FiftyThree experiments with bold colors and patterns highlighted by bronze fixtures and accents and a whiskey-themed palate. With the name paying homage to the development’s location at 5333 Collins Avenue, FiftyThree will be the perfect place for a stylish waiting area to sip a cocktail before a night out, or a sophisticated nightcap after dinner.

If you venture toward 53rd and Collins on Miami Beach today, you will find the 15-story La Costa condominium in the early stages of demolition. According to The Next Miami, rather than using an implosion, developers are demolishing the interior of the existing building first and a conventional demolition of the structure will follow. The finished product will be a 18-story ultra-luxury development designed by Rem Koolhaus and outfitted by Tara Bernerd Partners.

“We are designing more than a condominium at The Perigon, it is a private, highly serviced five-star resort exclusively for the owners. Additionally, our partnership with such a notable chef as Shaun Hergatt further solidifies the commitment to the quality of luxury The Perigon will offer to its residents,” said Camilo Miguel Jr, Mast Capital’s CEO.

Residences at The Perigon range from 2,100 square feet to 6,700 square feet and are priced from $4 million. A collection of guest suites are also available for those who have frequent guests or live-in help.

It all begins with the arrival. The amenities are seen as an extension of the home, offering a luxurious and meandering vibe that imposes tranquility and wellness by incorporating even the sea breeze. After being greeted by the high-security guardhouse, then the 24/7 doorman, residents and guests are invited into the main lobby.

The breakfast room and sunrise lounge look over the pool area and cabanas, over to the Atlantic Ocean, offering an inspiring start to the day with fresh-made breakfasts and coffees. The spaces are designed using highly varnished blonde wood that is carefully laid with a sense of movement yet offering a muted finish. The tones are cool and inviting, without being cold or loud. Touches of blue incorporate the sky and ocean to the spaces.

In the evening, residents and guests can enjoy a glass of wine in the sunset lounge, or a dinner either al fresco or in the private on-site restaurant… all designed with a complimentary theme to the sunrise lounge. An onsite speakeasy is the perfect spot for an aperitif or night cap, or an after-dinner espresso. For those who prefer to actually be outdoors versus feeling as though they are outdoors, a private beach club is to be built atop the dune protecting the beach. The poolside cabanas are the perfect setting for an intimate romantic dinner.

Gone are the days when the wellness center was buried in the basement of a development. Covid-19 was the Stimulus for Record-Breaking Sales in Miami

 
Earlier this year, the virus/pandemic/lockdown (most people interchange any of these words) caused many to consider the Miami Beach real estate market on its way to crashing and burning. Everywhere I looked, headlines were written to induce visions of post-2008, plummeting values, end-of-the-world type catastrophic hyperbole that almost seemed like a self-fulfilling prophecy…many almost rooting for this.

I’ve had calls and emails with many clients both locally and globally that asked how bad things would get and how much real estate value they would lose. I even have one client who sends me YouTube videos of so-called “experts” predicting real estate values crashing. I will tell those of you reading this the same thing I told them…you CANNOT look at things, especially real estate, on such a “macro” level – the overall real estate market in the U.S. or Florida or even Miami-Dade County has no bearing on your small pocket/neighborhood/community/street or building! You must think locally!

If you ask a real estate agent “how is the real estate market” and they begin answering that question, as asked, take caution! No one can possibly answer such a broad question like that without understanding what neighborhood…what price point…what criteria…sales velocity/absorption rate/months of supply…houses or condos? Asking such a broad question will never get you an accurate answer. Furthermore, if you own a $10M waterfront home in Miami Beach, do you really care how the $500k condo market in Brickell is affecting the “real estate market?” Do you see what I mean when I say you cannot focus on the “macro” or overall view, but you must think local?

If we look at $10M+ inventory, most people would not believe that the last 6 months may have been the most active, record-setting time period in the history of Miami real estate…and this includes the dreaded pandemic!

Star Island in Miami Beach:

There are only 28 homes on Star Island in Miami Beach plus 6 vacant lots. If you look back at the sales history of homes on the island, only 1 sale occurs every couple of years. Biltmore’s 2018 Fireworks Spectacular

This spectacular annual event at the historic Biltmore Hotel in Coral Gables offers a special live concert by the Greater Miami Symphonic Band which begins at 7pm and is followed by a colorful firework display at 9pm.
