Turnberry and Carlos Rosso Team Up For One Park Tower at SoLé Mia Next To UM Medical Center

 
The 184-acre SoLé Mia in North Miami is about to get its first luxury condo tower. Development powerhouses Turnberry Associates (Jackie Soffer and LeFrak) and Carlos Rosso (former president of the condo division at Related Group) have teamed up to bring a luxury 32-floor tower to the North Miami mega development.

SoLé Mia is a massive $4 billion development on the site of Biscayne Landing at 150th and Biscayne Boulevard. It is anchored by a pristine turquoise blue man-made lagoon on the premises. The lagoon is 7 acres, the size of 12 olympic swimming pools and offers a variety of activities including kayaking, paddle boards, beaches and more. The site is also adjacent to Oleta State Park for biking, hiking, camping, fishing and other more rustic activities.

The development is already home to rental properties, but once completed will house a host of rentals and condo buildings along with restaurants, Costco and the new 10-acre University of Miami UHealth Medical Center. It is expected that One Park Tower will be highly attractive to those who are employed by the medical center, as nobody is pretending that traffic is getting any easier in Miami. Who wouldn’t want to live on a lagoon and walk to work? It’s a no-brainer.

A Gift To The Miami Skyline: St Regis Residences in Brickell Release Details & Renderings

Related Group & Integra Investments, the developers behind the St Regis Miami Residences in Brickell, have come through with their promise to release details on the project in early 2022. Here we are.

The initial tower to be constructed will be the East Tower, which will feature 149 residences within 48 stories. Each residence will have a private elevator, custom European marble flooring throughout, 11-foot ceilings with integrated linear diffusers in the living areas, and integrated smart home technology.

At this point in the development process, prices are available from just under $3 million up to $8 million each with a water and city view. As the project is just being launched, pricing is expected to change but with the reputation of St Regis, the quality is not.

Publix Submits Plans for “Miracle Residences” Tower in Coral Gables

Proposed 18-story Publix/Residential Tower in Coral Gables, FL

Publix has submitted its plans to the City of Coral Gables’ Development Review Committee to build a modern 57,000 square foot store on LeJeune Road in conjunction with an 18-story residential building consisting of 282 units, dubbed the Miracle Residences, which would front Salzedo Street. The proposed 57,000 square foot store would replace the now 43,000 square foot store located at 2551 LeJeune Road in Coral Gables. The residential units would be added in addition to a 793-space parking garage.

This $77.5 Million, 452,038 square foot project would be constructed on a 3-acre site and would include more than 38,000 square feet of landscaped open area and pedestrian amenities such as benches and expanded sidewalks.

Why is this a good idea….mixed-use projects are really trending throughout Miami because of the dramatic increase in the Miami real estate market. Although Publix generally acquires shopping centers and leases retail spaces to tenants, Publix is now taking advantage of the hot residential Miami real estate market, and that’s smart, especially in the affluent area of Coral Gables.

According to Miami Today, Mayor Jim Cason stated that this new commercial development project is “proof positive that Coral Gables remains on the move.” In addition, in a May 8, 2014 letter, attorney Javier Fernandez of Akerman LLP, stated that this new project will be an enhancement to the entire property which is “consistent with the current trajectory of downtown Coral Gables as an increasingly urban, mixed-use district.”

The City of Coral Gables’ Development Review Committee is scheduled to review Publix’ plans on May 30, 2014.

The developer of this Publix/18-story residential project will be Fort Lauderdale-based developer, Stiles, Inc., who has teamed up with Publix on other projects. The architectural firm to be used for this new Coral Gables project will be Miami-based Wolfberg Alvarez & Partners.
