St. Regis Sunny Isles Beach Breaks Ground With Lavish Ceremony

At 18801 Collins Avenue, Cheateau Group and Fortune International have broken ground on the St. Regis Sunny Isles with a lavish beachfront ceremony.

The twin-tower development is designed by Arquitectonica and features dual 62-story towers with 336 total residences. The towers will rise 750 feet over Sunny Isles Beach, making them the tallest in the area.

Chateau Group has partnered with Fortune International in order to develop the project. At the point of groundbreaking, they had sold 75% of the first tower including the $55 million penthouse. This amounted to $900 million of sales so far. It is expected for the purchase opportunities in the second tower to be offered this winter.

About The Project

Being built on a 5-acre beachfront site with 435 linear feet of private beach, the St. Regis Sunny Isles is slated to be the epitome of luxury.

Despite being branded as a St. Regis property, there is no hotel component on this project. It does offer amenities and finishes that are set to the brand standard for St. Regis, however the project is residential only.  This is a new trend of hotel-branded super luxury hotel condominium towers in the Miami area of late. Other towers to follow suit are the St. Regis Residences, Miami in Brickell and the Edition Residences Miami, Edgewater.

In addition to the 435-feet of private serviced beach, the project will offer over 70,000 square feet of elevated amenity space that will include an extensive wellness center with fitness and rejuvenation areas, social lounges and more. The pool level will offer lounges and cabanas as well as full-service for towels, food and beverage or whatever the owners may need. This is on top of the two restaurants that will be announced soon.

Even with all of this service and luxury, there is also a practical side to the Arquitectonica-designed towers. They will feature over 53,000 square feet of photovoltaic glass on the west side of the façade, naturally generating over 530,000 kilowatt hours per year while reducing infrared radiation yet without detracting from the beauty of the architecture.

“The St. Regis brand is rooted in superior service and The St. Regis Residences, Sunny Isles Beach will execute this lifestyle effortlessly, with every detail carefully considered,” said Manuel Grosskopf, CEO of Château Group. “With infinite 360-degree views, this extraordinary oceanfront site is stunning from entrance to pinnacle. With a dramatic two-story lobby entrance to extensive amenities including a jaw-dropping infinity pool, the magic of the St. Regis brand is evident throughout the property. The sales gallery was designed to perfectly capture the views and atmosphere of the future residences.”

Purchase opportunities are available in the north tower, starting in the $3 million range. The south tower is expected to be released by the end of 2023. The towers are expected to be delivered in late 2026.

Brickell’s Ora By Casa Tua Releases New Renderings And Details As Sales Begin

Not to be outdone by the current theme of restaurant-branded condo developments, Ora by Casa Tua has released details about FOUR new restaurant concepts that will be incorporated into the new residential tower at 1210 Brickell Avenue. These details along with new renderings have all been released with the official sales launch currently being undertaken.

Plans that have been filed with the city list the project as a 76-story tower that rises 900-feet into the skyline. It is just shy of supertall status (984-feet), yet still offers an all-encompassing vertical community. Ora is envisioned as “a true vertical community where people rediscover their relationship with themselves, with others and the natural world,” said Miky Grendene, the founder of Casa Tua.

Inside the project, a total of 540 residences are planned and will be delivered fully finished and furnished so that owners may utilize them for short term rentals if desired. The units consist of diverse living spaces that range from 500-square-foot studios up to luxurious and expansive residences that boast 4-bedrooms over 2,400 square feet. The building will allow a variety of rental lengths including short-term (nightly/weekly), seasonal (3 months), or long-term (yearly) contracts.

Within the development is also 25,000 square feet of restaurant space that is dedicated to four new concepts by Casa Tua.

Terra will be a first of its kind 24-hour market and bakery. This is where you will find your pastelitos and croquetas to go with your cafecito on your way to the first meeting of the day.

Uva is planned as an enoteca for wine enthusiasts. There will be a hundreds of sommelier-selected labels from across the globe with exquisite Mediterranean cuisine.

Fuoco will be available for those who desire a more intimate dining experience with simple, timeless dishes served in an atmosphere that allows gusts to savor the essence of each dish. This is where you will find the foodies and others who dine out for the culinary experience even over the company.

Vento is where you will find your friends enjoying craft cocktails high above it all, enjoying the ocean breeze and sweeping views of the iconic skyline. It will be a great place to unwind by the pool in a relaxed yet elevated (literally and figuratively) atmosphere.

Drawing inspiration from today’s ever-evolving society, Arquitectonica has meticulously created multiple levels within the tower that seamlessly connect to nature and the environment. If you are busy but not hungry or thirsty, you can also find creative workspaces with private offices, conference rooms, content creation rooms, a bar lounge and outdoor seating areas. Those who are bored will find an entertainment lounge including a 3-story open sky garden with hanging greenery on the 44th floor, providing residents with a serene space to unwind amid the bustling city. The wellness center encompasses two floors with a hammam, couples treatment rooms and an expansive fitness center.

Inside the residences themselves, each one will feature beautiful views of the Brickell Financial District, the Biscayne Bay and Coconut Grove. Each home features ten-foot ceilings with floor-to-ceiling windows and curated window treatments that embody the airy and bright theme that Miami is known for. The kitchens have Italian-designed cabinetry with top-tier appliances and imported fixtures. The Italian theme carries through to the sophisticated bathroom spaces.

While still in the permitting stage, the developer plans to begin construction later this year or perhaps early next year with a construction timeline of 3 years. With prices ranging from $800,000-$2.4 million currently, we expect the pre-sales to go quickly. Alternative projects are selling quite quickly with higher price points.
