St. Regis Sunny Isles Beach Breaks Ground With Lavish Ceremony

 
At 18801 Collins Avenue, Cheateau Group and Fortune International have broken ground on the St. Regis Sunny Isles with a lavish beachfront ceremony.

The twin-tower development is designed by Arquitectonica and features dual 62-story towers with 336 total residences. The towers will rise 750 feet over Sunny Isles Beach, making them the tallest in the area.

Chateau Group has partnered with Fortune International in order to develop the project. At the point of groundbreaking, they had sold 75% of the first tower including the $55 million penthouse. This amounted to $900 million of sales so far. It is expected for the purchase opportunities in the second tower to be offered this winter.

About The Project

Being built on a 5-acre beachfront site with 435 linear feet of private beach, the St. Regis Sunny Isles is slated to be the epitome of luxury.

Despite being branded as a St. Regis property, there is no hotel component on this project. It does offer amenities and finishes that are set to the brand standard for St. Regis, however the project is residential only.  This is a new trend of hotel-branded super luxury hotel condominium towers in the Miami area of late. Other towers to follow suit are the St. Regis Residences, Miami in Brickell and the Edition Residences Miami, Edgewater.

In addition to the 435-feet of private serviced beach, the project will offer over 70,000 square feet of elevated amenity space that will include an extensive wellness center with fitness and rejuvenation areas, social lounges and more. The pool level will offer lounges and cabanas as well as full-service for towels, food and beverage or whatever the owners may need. This is on top of the two restaurants that will be announced soon.

Even with all of this service and luxury, there is also a practical side to the Arquitectonica-designed towers. They will feature over 53,000 square feet of photovoltaic glass on the west side of the façade, naturally generating over 530,000 kilowatt hours per year while reducing infrared radiation yet without detracting from the beauty of the architecture.

The twin 62-story towers are reminiscent of the Earth’s elliptical path, with their shapes bringing a sense of harmony in the natural world. Designed by Arquitectonica, the craftmanship and attention to detail are readily evident with floor-to-ceiling windows throughout and exquisite materials and finishes. The residences are laid out in 2 to 5-bedroom designs that are each between 2,000 to 5,600 square feet. The Sky Villas and Penthouses range from 6,600 to over 10,000 square feet.

Inside the super-luxury towers, residents will enjoy a beach club, wellness center, al fresco dining near the pool, a cognac room, billiards, bar and lounge, wine vault, wellness center and of course, a fully-serviced beach club. The amenity space is spread out over 70,000 square feet throughout the project, allowing for a true resort feel in the comfort of your own home.

Although the sand has not yet begun to move, the St Regis Sunny Isles has already earned a spot on Luxury Travel Magazine’s list of 2023’s most anticipated new developments in South Florida. The developers have recently received an agreement with the local government for their utilities hookup, demonstrating that groundbreaking is imminent. A general contractor has not yet been named, but the development team is very close to this announcement leading up to the official groundbreaking in just a few short weeks.

St. Regis Sunny Isles Opens Sales After Successful Sell-Out Of Previous Project

 

After a successful sell-out of the Ritz Carlton Sunny Isles, Fortune International and Chateau Group are teaming up again to bring the St. Regis Sunny Isles. The twin 62-story oceanfront towers will be located at 18801 Collins Avenue and have already been approved by the city commission.

St. Regis Sunny Isles will be situated on an oceanfront lot that is nearly 5 acres and has over 400 feet of private shoreline. Each of the 749-foot towers will have 194 residences made up from two, three and four bedroom floor plans. Sizes of the tower units will range from 1,950 square feet to 4,680 square feet. The sky villas and penthouses go from 7,000 square feet and up, but will be released at a later date as the floor plans are not yet finalized.

The two towers are designed by Arquitectonica and are connected with over 70,000 square feet of private amenity space. Unlike many other St. Regis properties, the St. Regis Sunny Isles does not share a hotel component. The entire development is solely private residences with hotel-level amenities.

Inside the amenity levels, everything is designed by São Paulo-based Anastassiadis and managed by the St. Regis Hotel Company. Starting from the impressive 2-story lobby, the building will offer 24/7 doorman, concierge and valet services. The concierge is available to help with anything from tee-time reservations to restaurant information/reservations, spa services and alterations on your wardrobe to translation services, limo or car service reservations, move-in coordination and kitchen stocking when you are out of town.

The private beach club boasts over 400 feet of oceanfront fun that includes cabanas, chaise lounges and umbrellas. There is also a beach bar & grill that will have indoor and outdoor covered seating (the beach bar also services residents in their apartments).

If you prefer pool time over beach time, you will not be left out. There are several pools onsite including a tower pool, beachfront club members pool, and a splash pad for the small people in your family. Cabanas are available for the residents to use and refreshments are available from the beach bar & grill.

Residents who are on a wellness kick will also not be left out at St. Regis Sunny Isles. The spa concierge can help with reservations for massages, beauty salon, barber shop, and a host of spa services. There is a his & hers full spa with locker rooms, sauna, steam rooms and hammam. If you are looking to get fit, you will find yoga, pilates, weights, spinning, virtual fitness classes and an indoor/outdoor training facility.

Each apartment is outfitted with a private elevator and foyer, either intracoastal or ocean view and top of the line finishes. Ceilings range between 10′ to 12′ and the residences are delivered fully finished to the 9’s. Sales are going to begin with the South tower, which has 194 residences. The reservations begin at $2.9 million under the pre-release friends and family pricing. Please note that pricing can and will increase as additional details and renderings are released. Groundbreaking is scheduled for the summer of 2023 with keys being delivered in late 2026.
