Canopy Park At Five Park Miami Beach Is Officially Open

 
It’s a beautiful day in the neighborhood! Canopy Park, the much-anticipated 3-acre public park associated with Five Park Miami Beach at 5th and Alton is officially open! Here is a breakdown of what to expect from Miami Beach’s newest public park.

Monstrum Playground

Hailing from Denmark, Monstrum prides itself on creating playscapes for people of all ages that are designed to spark the imagination of whoever is experiencing the space. At Canopy Park, the team has designed “Rosie The Elephant’s Playground.”  It features 2 climbing features (one for smaller children and one for bigger/more active kids) and 2 slides. The small slide is designed to resemble a caterpillar, while the larger slide features a play area that enters an elephant and a larger tube slide that comes out of the elephant. Fun!

Fairchild Botanical Gardens’ Million Orchid Project

Five Park, in partnership with Fairchild Botanical Gardens, is debuting a Miami Beach botanical garden. The first installation will feature 600 blooming orchid plants throughout the park grounds. Different installations are expected to rotate throughout the seasons, so be sure to look out for different tropical blooms throughout the park as you stroll or jog through.

Art Installations

Contemporary sculptor Mark Handforth is showcasing his piece titled “Snow White” as the debut art installation of the park. Born in Hong Kong and raised in Great Britain, Mr Handforth now resides and works in Miami. He is very renowned for his large-scale sculptures in public spaces around the globe. We are very happy to see local artists have the opportunity to showcase their creations.

The Dog Park

The kiddos and grownups can’t be the only ones to have fun, our doggos need a space to romp as well, and they certainly have one here! The fenced and professionally landscaped area offers plenty of room for the pups to run, chase balls (or their own tails, as the case sometimes may be), seating areas for the dog parents and cleanup stations that we are hopeful everyone utilizes. Seriously though. Be a good neighbor. Pick up after your dog.

Outdoor Gym

While your kids are spending their energy at the Monstrum playground and Fido is running in circles throughout the oval-shaped dog park, you can also pump some iron at the outdoor gym. Jogging is available throughout the park, but there is also a series of strength training exercise options for all to use.

Event Lawn

Once the whole family is sufficiently exhausted, pass by the event lawn to have a picnic, bask in the sunshine, visit with friends, whatever you feel on that day. This grassy knoll will also host small cultural events from time to time, so make sure to pay attention to news announcements in the area.

Retail Pavilion (coming soon)

Once construction wraps up and retailers have a chance to finish out their spaces, a retail pavilion will offer snacks, juices, coffees, smoothies, ice cream, and all sorts of options for those visiting the park. We don’t yet have confirmation of which retailers will be present, but it will certainly be something that is on-brand with the other amenities offered in the park.

Bioswale “Dry River”

Before the Miami-haters have a chance to bring up high tides and rainwater runoff from the development, we must point out that every precaution is being taken to ensure that the park remains beautiful and useful for decades to come. A channel has been designed through the project and planted to maintain the aesthetics of the park. This is not your storm sewer that you remember from the midwest or New York. No sir. This is an integrated and planted dry river that will divert storm water from the bay and reduce flooding.

A 25,000-gallon cistern will capture excess runoff during major storm events and irrigate plantings throughout the year with a capacity to irrigate the park completely on collected rainwater for one week before needing replenishment.” Green infrastructure solutions include bioswales and rain gardens for site filtration and to manage rainwater. How about that!

The Bridge

Connecting Canopy Park to South of Fifth for pedestrians was also previously addressed. Internationally-acclaimed French artist Daniel Buren was tapped to design a pedestrian bridge that connects the park to South of Fifth over the MacArthur Causeway, allowing visitors to walk to additional restaurants, the Miami Beach Marina, and the SoFi Beachwalk.

The Team

Five Park Miami Beach is being developed by Terra Group, the team behind the largely successful Park Grove and Grove at Grand Bay in Coconut Grove. Arquitectonica, who is responsible for the lion’s share of high rise designs throughout Miami and Miami Beach are in charge of the tower design, but the real standout of Canopy Park Miami Beach is ArquitectonicaGEO.

ArquitectonicaGEO is the landscape architecture leg of Arquitectonica and are responsible for some of the most pristine gardens in new developments and public spaces in Miami-Dade. Some of my personal favorites of their work include Brickell City Centre, the East Hotel in Brickell City Centre (including Sugar, the rooftop lounge), the new Virgin Voyages cruise terminal at Port of Miami, the Perez Art Museum (PAMM), 57 Ocean in mid-beach Miami Beach, the Ritz Carlton Sunny Isles, Hyde Midtown, Aria on the Bay in Edgewater, and Brickell Heights in the Brickell financial district. This is certainly not the first rodeo for ArquitectonicaGEO.

Five Park Tower is currently under construction. When completed, it will reach 44 stories and 546-feet. There will be a total of only 98 residences, ranging in size from a 1,434sf 2 bedroom up to a 5 bedroom over 6,000sf. Each residence has a private elevator and either a park, bay or ocean view. Prices start at $2.6 million.

How Five Park Is Transforming South Of Fifth

 
Miami Beach has a new gateway, welcoming residents and visitors alike as they journey past the cruise ship terminals along the I-395 MacArthur Causeway, headed to the beach. On what was once a dilapidated hospital surrounded by broken parking lots and a garage will be the tallest residential tower on Miami Beach, surrounded by 3 acres of lush park space and retail. The project will also feature a statement pedestrian bridge, conveniently connecting Five Park to South of Fifth.

The design of the tower is from Bernardo Fort Brescia & Raymond Fort, the Peruvian architects who are also responsible for Brickell City Centre, another groundbreaking and neighborhood-changing project in Miami. Their portfolio also boasts Icon Brickell and the transit-transforming Port of Miami Tunnel.

Included in the elevated and shaded park will be jogging paths, a MONSTRUM playground, art installations and a dog park. The lower level will feature luxury retail outlets. The pedestrian bridge to the South of Fifth baywalk is designed by Daniel Burden and will feature an installation of colored glass that will surely be a new Instagram-worthy backdrop for everyone to enjoy. It is so exciting to see this block be reactivated in such a beautiful way!

Residents of the building will enjoy multiple floors of exclusive amenities. Two pools will be available, one for adults and one that is more family-friendly, both will feature sweeping views of the beach, the Biscayne Bay and the city skyline. A short walk across the pedestrian bridge will take you to the private beach club in South of Fifth. Miami Luxury Homes Sells Out Club Residence Tower at Park Grove

 
Michael Light, Director of Luxury Sales at Douglas Elliman, sold the final 2 remaining units in the Club Residence Tower (Tower 3) at Park Grove to two, separate Canadian buyers. Tower 3 at Park Grove is now SOLD OUT!

Despite the strengthening of the U.S. Dollar, which has had a negative impact on Canadian buyers purchasing real estate in the U.S., two different clients of mine from Canada still decided to purchase a residence at Park Grove because they fell in love with the project. This just shows that if you have a quality product, it will sell…regardless of market circumstances.

The Club Residence Tower was the first of the three towers at Park Grove in Coconut Grove to launch sales and to commence construction. Currently, the Club Residence Tower and Two Park Grove are both on the 21st floor of construction and are set for an official top-off ceremony next week on Wednesday, March 8th.

Construction Tour

On Thursday, my wife Jaimee and I were personally invited on an exclusive tour of the Park Grove construction site. During our tour with Project Manager Jason Gilg of Terra Group, we had the privilege of seeing the ground-level of the Club Residence Tower including the lobby, and then we explored the lobby in Two Park Grove (Tower 2). After a quick ride on the buck hoist (construction elevator), we stopped on the 19th floor to check out the incredible views from units at Two Park Grove.

Because of my background in construction, I have been on many construction sites. It is difficult for most people to envision what the “finished product” will look like when touring a project under construction, but not for me. I can look at plans and renderings, then walk a building under construction and see exactly how everything will come together. Let me tell you, Park Grove is exactly what David Martin, President of Terra Group, envisioned when Douglas Elliman launched sales for the project over 2 years ago.

Outside: Instead of feeling like there are 3 different buildings with different lobbies, the project offers an overall sense of unity. Each tower seamlessly flows from one to the next through its private gardens and tropical outdoor spaces.

Inside: Once I stepped into unit 19C in Tower 2, I immediately noticed the uncommonly-high 12′ ceilings, which most developers do not offer. Also, I noticed there were no interior columns. Most condos in South Florida, unlike Park Grove, have interior columns in the corners of living rooms or bedrooms that obstruct views and kill room flow. All columns in Park Grove are on the OUTSIDE of the building and hidden as to not obstruct one ounce of the water views & Grove skyline.

One Park Grove Redesign

The plans for One Park Grove (Tower 1) originally included only 54 residences ranging in size from 3,154 to 6,504 square feet. But, because of the overwhelming demand for units in Tower 2, the developer has decided to change Tower 1 units to mirror those in Tower 2.

Though One Park Grove’s original design for very large units was amazing, many local residents looking to downsize from 8,000+ square-foot homes wanted more of a modest-sized condo residence.

As a result, One Park Grove will now have 72 residences ranging in size from 2,232 to 3,592 square feet. As of today, One Park Grove is already 40% sold, with pricing starting at $2.4M.

As David Martin often says “people do not want more, they want to be more.” This is true and relevant to One Park Grove. As I mentioned previously, local residents are looking to downsize for good reason. Instead of “wanting more” living space, they want to “be more” by traveling more with their families, spending more time on their boats and exploring life outside of their homes.

Remaining Inventory at Park Grove

Now that the Club Residence Tower is sold out, Park Grove as a whole is 83% sold. There are only 6 units remaining for sale in Two Park Grove with the remaining inventory coming from One Park Grove. For example, units 19C & 20C in Tower 2 are both available at $3,606,000 & $3,673,000 respectively, and both have amazing views…just look at the picture above from unit 19C.

Status of Construction and Estimated Completion

Currently, the Club Residence Tower and Two Park Grove are on floors 21 of construction, with both towers having an estimated completion date between Q4 2017 – Q1 2018. Construction has not yet begun on One Park Grove, but the estimated completion date is on schedule for Q2 2019.

Eighty Seven Park Unveils Sales Gallery at Epic Oceanfront Blowout Event

 
Eighty Seven Park by Renzo Piano unveiled its brand-new oceanfront sales gallery located at 8701 Collins Avenue in Miami Beach Thursday evening in an over-the-top celebration complete with a firework show, delicious catered food and a steady flow of cocktails. The event was a full house and one of the best sales gallery launch parties I have ever attended in South Florida!

The Eighty Seven Park sales gallery is quite impressive with two scale models of the project, the first of which (above) shows the entire project including its beach frontage, a private 1.5-acre park to the north and a 35-acre park to the south that is going to be completely renovated in time for the completion of the condo tower. The second scale model featured (below) is from Renzo Piano’s woodworking shop where he creates his architectural designs in wood before they become full masterpieces.

The gallery also includes a full-size model kitchen & bathroom, which was exactly what I expected from the world-renowned team of collaborators including development by Terra Group, interior design by Rena Dumas and architecture by internationally-acclaimed designer Renzo Piano. Furthermore, the spa-inspired, quite-spacious model bathroom includes a glass-enclosed rain shower, free-standing soaking tub and double vanity with beautiful finishes as you can see in the photos below.
