THE WELL In Bay Harbor Celebrates Groundbreaking

 
Tucked away in one of the most serene neighborhoods in Greater Miami and Miami Beach, THE WELL Bay Harbor is preparing to rise. Terra Group, in partnership with ‘THE WELL’, a complete health and wellness spa hailing from New York, has broken ground on their new comprehensive development in Bay Harbor Islands.

This is no ordinary condominium development with a fancy spa. THE WELL is a private club that offers a complete and comprehensive selection of wellness-focused amenities that includes a full array of whole body care as well as both modern medicine and ancient healing.

In Bay Harbor Islands, the wellness-focused club will incorporate private residences as well as LEED-certified office space just a stone’s throw from the Shops at Bal Harbour at 1177 Kane Concourse. The boutique development will offer 54 private residences in a location where residents can enjoy the walkability and serenity of the quiet enclave so close to the action of Miami Beach.

Inside the residences, owners will find many wellness-focused features including meditation nooks, integrated yoga mats, and the primary bathrooms have therapeutic tubs and rain showers. The kitchens boast workstation sinks and faucets with an array of water options.

The interiors are designed by New York’s Meyer Davis Studio with the natural landscape of Miami Beach in mind.

In the amenity areas, ‘THE WELL’ Bay Harbor will offer a full range of wellness experiences. This includes merging of Eastern and Western therapeutic experiences that center on complete holistic well-being. There will be the expected dedicated spots for pilates, meditation and yoga, but also thermal treatments, saunas, steam rooms, hamamm, and therapy rooms with diverse treatment offerings.

On the rooftop there will be a feng shui-friendly circular heated pool as well as a lap pool. In the fitness area, a variety of fitness activities are arranged around floor-to-ceiling windows with sweeping views.

The boardroom and serene reading room are optimized for productivity and creativity nestled in a comfortable and mentally calming environment.

The exterior of the development has been designed by Miami-based juggernaut architect, Arquitectonica. In order to ensure it is in fact a complete development, 102,000 square feet of office space has also been incorporated into the project. The office spaces are fully customizable with a lobby, the office spaces as well as a rooftop area. On the rooftop, professionals will find meeting spaces, creativity zones, outdoor workspaces and other wellness-related amenities.

Inside THE WELL, A New Boutique Wellness-Focused Development In Bay Harbor Islands

 

On the small island community of Bay Harbor Islands, Terra Group has partnered with ‘THE WELL’ from New York to bring a new luxurious development whose main focus is wellness and serenity. From modern medicine to ancient healing, the project’s focus is on whole-person care.

Located at 1177 Kane Concourse in Bay Harbor Islands, residents of the 54 condos will relish in the walkability and serenity of the community. Bay Harbor is a very small and quiet community, that is nestled on two islands located between Bal Harbour to the east and Indian Creek to the south, which is also known as “billionaire’s bunker” and home to Jared Kushner and Ivanka Trump, Carl Icahn and Tom Brady. And, most recently, Jeff Bezos purchased a nearby home, with plans to demolish it and build new.

Within the two private islands of Bay Harbor, the small town has its own school and police force but is also located within the greater Miami area, so has all of the modern amenities that you could imagine.

THE WELL, A Private Wellness Club

THE WELL was formed in 2009 by a team in New York City that includes Sarrah Hallock, Rebecca Parekh, and Kane Sarhan, the main focus was to become a private place where people could go in order to focus on their wellness.

This is a private, members-only club, where you can find anything from traditional Chinese medicine, to sleep therapy, massage, health and immunity. The Bay Harbor outpost will be the first residential location of THE WELL. Buyers of residences at THE WELL Bay Harbor will be given a membership that includes the flagship New York location, in the event they are traveling.

“We believe in bio individuality which means there is no one-size-fits-all protocol,” says Hallock. “THE WELL is a place where members receive trusted, personalized plans to help them achieve their individual health goals.”

The Team

For their first residential development, THE WELL has teamed up with David Martin’s Terra Group on the development side. They are fresh off of the success of Mr. C Residences in Coconut Grove, where they worked with hospitality legends Ignazio and Maggio Cipriani to bring a luxurious European-style boutique development to the community that is currently in a renaissance.

The development team chose Miami’s Arquitectonica to design the building itself. They are a household name here locally and have almost single-handedly marked the city’s famed skyline with towers that include Brickell City Centre, Five Park and others that are too many to count.

For the interiors of the project, the New York-based Meyer Davis Studio design firm was chosen, which is also responsible for several global locations of The Four Seasons resorts as well as 1 Hotel in South Beach, among others.

Together, the team will deliver an all-encompassing wellness haven that brings calm and serenity from start to finish, from work to home and even in travel.

The Amenities

Beginning when you arrive at the private development, the spirit of wellness will be all-encompassing. Tall windows with muted lighting and aromatherapy will surround the serviced lobby with 24-hour valet and concierge. The lobby will be completed with many different textures and materials, just elevating the tranquility throughout.

Inside the Residences

With only 54 total residences, THE WELL will be a true boutique building and the attention to wellness will carry through to the residences themselves. Each home will boast floor-to-ceiling impact windows with aromatherapy diffusers and air purification systems. The integrated kitchens will be outfitted with Wolfe and Sub-Zero appliances as well as a built-in Vitamix and air fryers.

The primary bathrooms will feature either installed or free-standing soaking tubs and separate dual-pressured Affusion lymphatic massage showers. They have even thought to include a skincare fridge for optimal care of skincare creams and solutions as well as a meditation center on the terrace.

Terra’s $1.2 Billion Downtown Miami Deal Is Off. What Does This Mean For The Miami Real Estate Market?

 
Well, that’s a wrap. The record-breaking $1.2 Billion development site deal between Terra Group and Genting at 1431 North Bayshore Drive is not moving forward. What was heavily touted in every news outlet as the most expensive deal in the history of Miami is canceled. What does this signify about the market? Is the news media onto something that we are about to come to a screeching halt? Let’s break it down.

The Deal And Why It Fell

In order to really get ahold of what this signifies for the market, we first have to look into the development deal itself. Why it was a marker to begin with and why the deal failed.

Of course, the sheer dollar amount of the purchase is the reason that the deal was so newsworthy. Genting had big plans for the site. At the time, their purchase price of $236 million was in and of itself groundbreaking. But their plans did not make it through the governmental red tape and Downtown Miami is just not the spot for table games and gambling. Genting really did make a solid go of it too. I don’t really gamble, but that Superfast mini-cruise ship/Bahamas ferry was a lot of fun (for those who remember). Rather than continue to put good money after bad, they finally said forget it and flipped the property to someone with a different plan.

After a short period of collecting bids, Genting chose Terra Group’s bid of $1.2 Billion. The actual plans were very hush-hush, potentially because they were still in the conceptual state and not ready for press. But as quickly as the deal started, it stopped. It turns out that the problem with the deal was simply that Terra Group requested an extension of the due-diligence period for the deal and Genting said no.

This is pretty common in development deals, and in my opinion, the deal should have already passed the due diligence period before being released to the press because so many things can happen during this delicate time. It could have been that the soil testing came back in a way that needed more testing, the seawall needed more work than anticipated and they needed to get more bids. It could have been that the return on investment at sell-off needed some tweaking, it could have been ANYTHING. This is in no way an indicator that either party is acting in a negative way toward the other or that the market is too unstable to withhold a development of this magnitude.

What this does mean is that Genting is in a position of power. They have four other buyers eager to send them ten-figures for their land. Why should they give extensions? This is business and they are here to sell their land to the person who will close as quickly as possible and for the highest amount possible, so everyone can move along to their next deal. It’s a good position to be in.

Can Terra come back and bid again? Certainly. And we love Terra Group’s product, so we hope that this does happen. Either way though, we are as eager as everyone to see how this pans out.

What this means for the Miami Real Estate Market

In the time that the Terra/Genting deal was starting and failing, sales have not slowed down. Casa Bella Residences, which is gearing up to begin construction directly to the west of the development site at 1444 Biscayne Boulevard, has recently announced that they have sold over 70% of their 312 residences. They are now busy offering the 23 penthouses, which is the last step of the new development sales cycle. To reach this point in less than 18 months with the amount of competition the Miami new development market is offering is outstanding.

To the north of the development site is a flurry of action. Two Roads Development’s EDITION Miami Residences in Edgewater is located just to the north at 2121 North Bayshore Drive, and is gearing up to begin construction. Within a month of launch this spring, they had sold over $160 million of their 185 residences. This all happened before they were even able to open their $10 Million sales gallery.

And we cannot finish this analysis without looking at the all-star luxurious foodie-haven Villa Miami, which is also a Terra Group product in partnership with Major Food Group. This project has 75 super-luxury residences that embrace an array of culinary-focused amenities. The residences start at $4.5 million and have debuted in the market with much fanfare.

I’m not going to rule out the possibility that maybe Terra Group realized its plate is a bit too full (see what I did there?) with Villa Miami and other projects in its pipeline this month, so asked for another month to complete the due diligence on Smart City with Genting. I do not know this to be a fact, it is purely speculation.

My point is that nobody really knows why the Smart City transaction failed, but it doesn’t really matter either. Someone else will buy it (or maybe Terra Group will buy it again) and sales traffic has not slowed in the neighborhood. As long as there are new taxes and increased inflation in New York and other key areas of migration, there will be opportunity in Miami.

Villa Miami Launches Sales To Select Brokers At Contessa Miami

 
The all-star development team of the upcoming Villa Miami in Edgewater has officially launched sales to a select group of Miami brokers and agents. Hosted by Contessa Ristorante Miami, the latest outpost of development partner Major Food Group, agents were able to hear the latest information about the project from the partners themselves. We were honored to be included to the chic presentation.

This project is particularly interesting as it is the first real estate venture for Major Food Group, the iconic hospitality conglomerate. Their concepts include 18 eateries with locations around the world. Contessa Ristorante is the newest of six concepts that have outposts in Miami and fits in perfectly to the Design District with its elegant yet energetic atmosphere.

Villa Miami has received quite the welcome into the Miami real estate scene, as its value proposition is entirely unique. Both Terra and 1000 Group are pros at bringing sophisticated and unique properties to us, so what more could we expect? 1000 Group’s portfolio includes the iconic One Thousand Museum condos, designed by Zaha Hadid. Terra Group is also making waves with its recent purchase of the original Miami Herald site just south of where Villa Miami will be built.

Villa Miami will be a 55-story tower with 49 residential levels. There will also be 3 levels of amenities and an exclusive lifestyle club all designed by Charles & Co. The building itself was designed by ODP Architects, also responsible for Downtown’s One Thousand Museum as well as Paramount Miami Worldcenter. The grounds and greens are all designed by a household name, Enzo Enea.

Of course, the amenities we would expect including 24-hour doorman, concierge, security and valet, private workspaces and boardroom, fully-equipped wellness center with staffed fitness center and spa will all be offered. There will be a club and library with lounge rooms, a dedicated family lounge, a screening room and a game room… but there are also many amenities that you cannot find elsewhere.

With Major Food Group as a development partner, they will be curating the food and beverage experiences throughout the building. There will be a new signature restaurant spanning 2 levels that offers waterfront dining and private dining rooms, at-home private chef services and cooking lessons, and of course catering. A juice bar and coffee lounge awaits you in the morning as you rush off to your day, or poolside dining and drinks as you lounge.

The on-site Estate Manager and In-House Curator will coordinate all personal needs including maid service, in-home grocery stocking, preferred event tickets and reservations as well as charging privileges across all Major Food Group restaurants. Safety deposit boxes and private vaults are also available.

Should you wish to come and go via air or water, there is also a private dock with boat slip as well as a helipad.

Inside the residential portion of the tower, there will be a total of 72 residences consisting of half-floor homes with 3 to 4 bedrooms and full-floor homes with 4 to 5 bedrooms. Each residence flows through the building, experiencing both sunrise and sunset views as well as view of the Biscayne Bay, and the Atlantic Ocean. At night you will see both the glittering lights of Downtown Miami and Miami Beach.

The residences themselves offer spacious layouts with integrated  kitchens designed by Mario Carbone himself. They have La CornuFe dual-fuel ranges with gas cooktops, convection ovens, even pasta cookers.

Terra Group Has Big Plans In Downtown Miami With Smart City

 
Later this year Smart City, led by Terra Group, will close the most expensive development site in the history of Miami. For $1.2 Billion, they will acquire the old Miami Herald/Resorts World Miami site at 1431 North Bayshore Drive. The site boasts 800 linear feet of water frontage and 15.5 acres of developable land.

This is an interesting feat for all involved as the price works out to just under $1,800 per square foot. There was a time in the not-so-distant past when individual condos that were listed at $1,800 per foot were considered astronomically priced. Of course, those days are gone but this is still something for everyone to celebrate. This means that Terra and Smart City really have something monumental in the works.

Speaking of celebrations, Genting is likely having themselves a large party. They purchased the land a decade ago for $263 million, so are enjoying a profit of over $900 million.

It should also be noted that the (now) second most expensive land purchase in the history of Miami was just a year ago when Citadel purchased Tibor Hollo’s 2.5-acre site at 1201 Brickell Bay Drive for $363 million, or $145 million per acre.

These groups are clearly invested in the Magic City’s future. We are anxiously awaiting their plans!

About the site.

If you have ever attended Art Miami, you know this site. It is situated along the Biscayne Bay waterfront directly between Miami Beach and Miami International Airport. There are wide views, easy access to Miami Worldcenter and all of the attractions that the Miami Arts & Entertainment District and Edgewater offer. It is adjacent to the Adrienne Arscht Center for the Performing Arts and will have plenty of access to the Miami Metromover to easily cruise to Brickell and the Miami Riverfront.

What are the plans though?

It’s impossible to say at this point. We assume it will be some sort of luxurious live-work-play area on the waterfront, but no clear word yet. Certainly don’t quote us on it. It’s just an idea we had.

For now, our team is focused on understanding the full potential of the property and the surrounding area. Our vision will evolve as we learn more. Villa Residences Releases Interior Renderings, Floor Plans And Prices As Sales Launch

 
Just one week after announcing a newly-expanded partnership between Miami mega-developers and Major Food Group, the new team has released a slew of details on their much-anticipated project, Villa Miami Residences in Edgewater. Located at 710 Northeast 29th Street along one of the Biscayne Bay inlets, the 58-story tower will soon rise where the previously-planned unofficial sister building to One Thousand Museum was set to be built.

The iconic building design combines a unique cast bronze exoskeleton not unlike the exoskeleton at 1000 Museum just a few blocks away. At Villa Miami, the exoskeleton is anchored by a multifaceted, gemstone-inspired glass amenity podium.

Levels 2 and 3 of the project is reserved for a MFG-branded concept to be announced at a later date. We do know that it is planned to be an Italian-inspired culinary experience that will include bayfront dining as well as private dining rooms that are exclusive to residents as well as a club level.

The amenity levels are rounded out on the 6th floor and are set to offer boardrooms with private work spaces, entertainment areas for billiards, poker and shuffleboard, a screening room, and a resident’s club with a library and intimate lounge rooms. The wellness center features spa experiences inspired by the thermal spas of Italy. These include plunge pools, steam and sauna, and an extensive treatment menu. The expansive recovery lounges are distributed through the spacious and light-filled center that will also have a fully equipped fitness area with yoga, pilates and boxing studios.

There are two categories of floor plans that can be customized to fit the needs of each resident on levels 6-53. Villa Mezzo layouts each encompass a half floor, with 3-4 bedrooms and each featuring flow-through designs with East and West exposure as well as either North or South views. These layouts are roughly 3,000 square feet each.

Villa Piano plans are full-floor residences that offer as many as 5 bedrooms and 360 degree views. The full-floor residences are in the neighborhood of 6,000 square feat each, depending upon the floor. Browse and print each layout at Villa Miami here.

Prices of the half-floor plans start at $4.5 million. Full-floor layouts begin at $8.5 million and penthouses will be released as soon as the designs and details are finalized.

The interiors of Villa Miami offer a subdued tranquility, promoting a leisurely calmness throughout the project. Lush private gardens are designed by Enzo Enea and the floating pool vessel is inspired by Lake Como life.

Taking advantage of the prime waterfront location, a private marina is offered to residents as well as a rooftop helipad. The building is a true seamless, next-level lifestyle for those who are accustomed to a fully serviced building that goes further than a 24-hour doorman and valet.

The on-site estate manager and in-house curator work in tandem to oversee all household leisure and personal needs. This includes in-home private chef services and cooking lessons, preferred reservations, concierge services and charging privileges across all Major Food Group concepts as well as VIP and priority access to events. Grocery stocking and provisioning is also offered to residents.

Terra And Major Food Group Join All-Star Development Team For Villa Miami In Edgewater

 
It’s a new development party! An impressive team of creative minds have come together with plans to construct a new 55-story tower in Miami’s Edgewater district. The condo is slated to be called Villa Miami, and will replace a Zaha Hadid design that was planned a few years back.

The all-star development team includes Louis Birdman, who was also one of the developers of 1000 Museum. As of this week, Terra Group and Major Food Group have also joined in the partnership, offering a new spin and a new design (pictured above).

Located at 710 Northeast 29th Street, the initial development team secured FAA approval to build a 649-foot tower that was to be called 710 Edge (pictured below). Designed by Zaha Hadid, the tower’s design gave it the appearance of being a “little sister” to 1000 Museum just blocks away. Details of Villa Miami are still coming together, but we do know that the building will be 55-stories tall and include 72 fully-finished residences.

Inside the building, residents and visitors will be able to experience the influence of Major Food Group, which is led by Mario Carbone, Jeff Zalaznick, and Rich Torrisi. They will naturally operate and brand the restaurants, lounges, bars and amenities including a waterfront restaurant on the ground floor. Upstairs, thoughtfully curated interiors will be done by Vicky Charles of Charles & Co from NYC.

Prices have been released, with 2,939 +/- square foot half-floor residences starting at $4.550M and 6,083 +/- square-foot full-floor residences starting at $8.5 million.

Villa Miami is the first residential tower that Major Food Group is to be a part of. The restaurant group had previous plans to take part in Michael Stern’s project at 888 in Brickell, before the arrangement fell apart. They have been present in the South Florida culinary scene with Carbone in South Beach that was opened over 2 years ago, adding Contessa in the fall. Contessa is their 10th restaurant in South Florida.

Terra Group is a household name in the Miami residential development arena. They are currently building Mr. C Residences in Coconut Grove and are also undertaking a joint venture of Five Park in South Beach.

Keep Your New Year Resolutions At The Residences Coconut Grove – A Wellness-Focused Development

 
New year, new me!

This can certainly be you at any time of the year at The Residences Coconut Grove, which is slated to begin construction in 2023. Terra Group and Arquitectonica have partnered up to bring a new wellness-focused midrise development to the area and it will be a welcome addition.

The new project will rise 5 stories, with 148 residential condominiums, just over 22,000 square feet of commercial space, and 344 below-ground parking spaces. With this number of parking spaces, we expect that each residential condo will receive one assigned space and a second valet space. That would leave ample parking for the commercial space as well as those residents who require more than one space.

Located at 2855 Tigertail Avenue, the existing Malone Hotel is planned to be demolished in order to make way for the development. Since the design does not request any variations to the zoning code, it is anticipated that the project should move forward quickly.

Neither Terra or Arquitectonica are new to this area. Terra is responsible for such skyline-changing projects as Park Grove and Grove at Grand Bay in Coconut Grove and Arquitectonica’s designs are synonymous with Miami’s skyline after 40-something years of projects rising. They are responsible for the design at the nearby Mr. C Residences along with countless others in Miami-Dade County.

The renderings show a coral rock façade with an expansive rooftop amenity deck that includes a pool and lush gardens, presumably designed by ArquitectonicaGEO. Even beyond the development walls, there is ample opportunity for wellness. The project is located just 1 block from Dinner Key, where you can find all sorts of healthy activities including sailing, jogging, yoga, sportfishing, petitioning City Hall, work out outdoors, etc. Afterward, you can go just one block to the south and ruin all of your progress with any number of restaurants right at your doorstep. Of course I am joking about ruining your progress, but the point is that you will never be lacking for something to do in the location of The Residences Coconut Grove.

Details of the interiors are still scarce at this time, so we do not yet have plans or prices.
