The Related Group is in the process of finalizing plans for Auberge Residences & Spa Miami, according to The Next Miami.

The 3-tower luxury residential development will be located in Downtown Miami at 1400 Biscayne Boulevard. Auberge Miami will include Tower 1, a 59-story tower with 310 condos, Tower 2, a 59-story tower with 498 units and Tower 3, a 49-story tower with 568 condos. Auberge Miami will also include an 11-story podium offering luxury amenities, shopping, restaurants and 1,629 parking spaces.

Yes, the same developer that brought you Icon Brickell with nearly 1,800 condos is planning to “book-end” Downtown Miami with this nearly 1,400 unit condo building!

Related already launched the creation of the “brand” Auberge Residences with its oceanfront luxury condo development in Fort Lauderdale dubbed Auberge Beach Residences & Spa Fort Lauderdale. Auberge Beach in Fort Lauderdale proved to be successful with celebrities purchasing luxury condos at the development such as NFL hall-of-famer, Dan Marino.

Gran Paraiso Update – 84% Reserved & Penthouses Officially Released

 
Luxury penthouses at Gran Paraiso have officially been launched for sale, and pricing and floor plans are now available.

Of the 317 total units at Gran Paraiso, there are only 16 penthouses, which include 12 lower penthouses and 4 upper penthouses with private rooftop terraces. Prices for penthouse condos at Gran Paraiso are starting at $935 per square foot, although penthouse prices at its sister building, One Paraiso, averaged at $1,200 per square foot when sold out.

As far as standard condo residences at Gran Paraiso, only 35 standard residences remain available for sale. This means that 84% of condo residences at Gran Paraiso have already been reserved (including the newly released penthouses), even though only 2 weeks ago Gran Paraiso was 80% reserved…meaning that the developer has sold 13 condos in the past 2 weeks!

Remaining non-penthouse condos at Gran Paraiso range in size from 1,062 to 2,246 square feet of interior space and are available as low as $645 per square foot for direct-water views!

Gran Paraiso – 80% Reserved After Only 3 Months!

 
While visiting the sales center with my clients yesterday, I was told that 80% of the units at the Gran Paraiso condo tower in Edgewater have already been reserved even though floor plans and pricing were just released merely months ago for the project. In fact, the entire Paraiso master development situated along Biscayne Bay, which includes One Paraiso, Paraiso Bay, Paraiso Bayviews and Gran Paraiso, seems to be selling seamlessly and quite fast. One Paraiso and Paraiso Bay are already sold out, but you can still purchase units in Gran Paraiso, although few remain, and Paraiso Bayviews (west views only) which is currently just over 90% sold out and currently under construction.

Last week, I wrote an article about the remaining inventory at Hyde Midtown still available from $476 per square foot.

This week, pricing for penthouses at Hyde Midtown was released from an unbelievably low price of $618 per square foot, which is crazy cheap in comparison to other penthouses in Greater Downtown Miami. In fact, you can purchase Penthouse 17 at Hyde Midtown, a  2,953 square foot, southwest corner, 4 bedroom plus den, 4.5 bathroom ultra-luxury penthouse with an expansive layout, 20 foot ceilings, floor-to-ceiling-glass windows throughout and an exclusive and enormous rooftop terrace (an additional $199,000) with summer kitchen and Jacuzzi for only $1,824,900.

Edgewater Church with 2 Acres Next to Paramount Bay on the Market

 
Because of a flourishing real estate market in Miami, a church plans to sell a 2-acre (88,295 square feet to be exact), near-waterfront plot of land in Edgewater.

Unity on the Bay Church has been located at 412 NE 22nd Street along Biscayne Bay in Edgewater since 1961. Located on a prime piece of near-bayfront land, beside ultra-luxury condo tower Paramount Bay, Unity on the Bay has been approached by many developers over the past few years who want to purchase the land. Apparently, the church realized with the skyrocketing value of land in Edgewater, it makes more “cents” (see what I did there) to cash out now. According to the Miami Herald, the church has received past offers exceeding $40 Million and has now decided to place the sacred land on the market for sale.

Although the church has not yet set a sales price for the property, I’m sure a developer is going to pay a crazy amount of money for this land because it is situated along Biscayne Bay and a developer will be able to build a luxury condo tower that will boast incredible, unobstructed views of Biscayne Bay, the Atlantic Ocean and the Miami Beach skyline.

The land is currently zoned T6-36, which means a developer could build a 36-story tower. With units starting on the 3rd floor going up to the 36th, the total sellable square footage would be somewhere in the neighborhood of 500,000. At the average prices in the neighborhood of around $600 per sq/ft, the total building sell out would be around $300,000,000.

Edgewater is located in Greater Downtown Miami and is becoming one of the trendiest new neighborhoods in South Florida. Located along Biscayne Bay, Edgewater is the last untapped (and I use untapped very lightly since there has been a boom of new condo towers built there recently) neighborhood in Miami with property values set to go up, up, up. Located just minutes from Downtown Miami, Brickell and South Beach, Edgewater is one of the most sought-after neighborhoods for buyers looking for long-term appreciation.

All-in-all, the sale of the property would be a win-win for the church and a developer with deep pockets. The church will be able to relocate and build a new sanctuary along with a school and performing arts center with the proceeds from the sale.
