Aria on the Bay broke ground recently and is currently selling at an average of $552 per square foot. Because Aria on the Bay offers luxury condos with unobstructed water views and the average price per square foot is about 20% lower than other pre-construction condo developments in and around Downtown Miami and Brickell, I am really surprised that there is still inventory available.

The project is currently 50% sold with hard contracts, not reservations.

Aria on the Bay may be priced at $552 per square foot on average right now, but there are still units available as low as $469 per square foot. Compared to the other new construction projects in the area, Aria on the Bay is a great deal, with luxury amenities, which makes for a great condo investment opportunity!

Similar direct-water view units you may find in other projects are selling at $700 or even $800 per square foot. Currently, the A Model (2,365 sq/ft interior & 670 sq/ft terrace) at Aria on the Bay is being offered at $552 per square foot. That is a 3 Bedroom + Den, with 4 Bathrooms, with direct-east/water views for more than $150 per square foot below the market!

82% of Pre-Construction Condos in Edgewater are Already Sold

Many developers saw the value of building residential condo developments in Edgewater a few years ago. These developers’ condo plans are now becoming reality, and their vision of developing Edgewater into one of the hautest residential neighborhoods in Miami is holding true.

Right now, there are 2,815 pre-construction condo units being built and/or planned in Edgewater as we speak. Out of the 2,815 condos, 2,314 of those units are already sold! That means that only 18% of the pre-constriction condos in Edgewater remain available for sale. Below is a breakdown of the Edgewater new condo developments with the percentages sold. When reviewing the chart below, keep this in mind…Aria on the Bay, specifically, reflects the percentage of “hard” contracts, not reservations. This is important because reservations can fall through prior to the execution of a contract. Also, Bay House and Icon Bay will begin closings in the next few weeks.

Bay House, situated in the hautest neighborhood in Miami, Edgewater, is rapidly progressing as you can see by the pictures I took this weekend.  Bay House condos, complete with stunning views of Biscayne Bay and the vibrant Miami Beach skyline, consists of 165 condo residences.  99% of these condo units are under contract with an average sales price per square foot of $510.  Only Penthouse 1 and Penthouse 2 at Bay House remain as available for sale.

Closings will begin on Bay House condos in May, and closing notices will go out to buyers within the next 2-3 weeks.

Aria on the Bay Gets FAA Approval

Aria on the Bay, a planned 53-story luxury Miami condo tower, was recently approved for construction by the Federal Aviation Administration (FAA).  Developers of Aria on the Bay, the Melo Group, plan to build up to a height of 535 feet despite the FAA suggesting that the limit of new projects east of the Miami International Airport should be less than 475 feet, according to the Real Deal.  Although the FAA suggested a lower height limit, Aria on the Bay was approved for its plans.  The Melo Group is planning to break ground soon with an estimated completion date set for 2017.

Aria on the Bay will consist of 647 luxury condo units, 1,035 parking spaces and approximately 40,000 square feet of commercial space.  The project is currently about 50% reserved at an average price per square foot of $536.

For example, let’s look at the numbers of one of the Paramount Bay condo units that I sold back in February of 2013, unit 601, to a client from New York.  Unit 601 closed at $687,000 which is $392.35 per square foot (according to Paramount Bay floor plan dimensions), but today this unit is worth about $970,000, according to comparable sales in the building.  What an increase!  So, how do we know that the value has skyrocketed this much?  Recently, unit 501 closed at $970,000 and unit 701 is currently listed at $999,999.

If the owner of unit 601 were to sell today according to comparables at $970,000, he would be gaining a profit of $283,000 which equals a 41.2% return in 24 months!
