The Location of River District 14

The location of River District 14 is the first thing that comes to mind. Allapattah is located just west of I-95 and has been lauded as the next area of gentrification as new developments continue to saturate the areas closer to the Biscayne Bay. With popular eateries and entertainment venues such as The Wharf and Seaspice, socialites and urban-dwellers are already venturing over to the banks of the Miami River to enjoy afternoons and evenings of fun.

Adjacent to River District 14’s construction site is River Landing, a shopping center that offers a new Publix grocery, Pet Supermarket, fast food options including Chic Fila and Haagen Daaz, as well as Planet Fitness and retail shopping outlets. Nearby Metrorail Stations make commuting into Downtown Miami, Brickell, Coconut Grove and Coral Gables a breeze, which also brings up the proximity to the University of Miami (UHealth) Campus. Access to Miami International Airport is also a cinch on the Metrorail, or via car.

The residences in River District 14 are of course spectacular, but the main draw to the project is going to be the flexibility of use. Since the condo units have the option of being delivered fully-furnished and allow short term rentals, we can think of several profiles of potential buyers or renters that would maximize the potential for the space.

For starters given the proximity to the hospital district, families of long-term patients are always faced with a challenge of finding suitable accommodations close by. Hotels seem so transient and you cannot properly settle in during your stay. You would have to eat out for every meal. With a short-term rental condo, you could stay adjacent to the hospital so that you are available for your loved one during their recovery and close to the medical care if you are in an outpatient situation. You can live in a proper home and settle in to live as normally as possible during this transition time.

It is also amazing for visiting doctors or nurses who would stay for a few months before returning to their home, wherever that may be. Doctors are also known to have to work long shifts and odd hours, so a place to rest their head close by is immensely valuable. Medical students value living near the hospital as well so that they are readily available during their residency, yet still have convenient access to the nightlife that the city core offers.

Being close to the airport is another draw to this location. Pilots and flight attendants are known to work together to have what is called a “crash pad”. This is a rented apartment that is convenient to the airport where flight professionals can arrange to stay during long layovers or during stop-ins to different cities.

The possibilities for this location and short-term rental offering really are endless without even tapping into the obvious tourist market and long-term tenants.

As we mentioned above, the units at River District 14 are delivered fully finished with the option of also being turnkey furnished. One River Point has finally completed Miami’s first New York City-style sales gallery. Like most luxury pre-construction projects in New York City (and unlike most Miami projects), One River Point decided to take a more interactive, technological approach by creating an interactive sales gallery offering a museum-type experience, and surprisingly, no other Miami developer has done this.

2017 Brings Exciting Changes to One River Point Condo Project

 
Out with the old and in with the new…2017 is bringing about some exciting changes to the luxury pre-construction condo project One River Point including the addition of more elegant residences, entering into contract mode, a new chic sales center, better quality Italian kitchens and an updated construction timeline!

Number of Units

32 units were added to the luxe 60-story twin tower development that will be situated along the Miami River in Downtown Miami. Now, the project will consist of a total of 418 condos between the east and west towers. The east tower will offer 224 units that will allow monthly rentals, while the west tower will consist of 194 units that will have a more restrictive rental policy of 6-month minimum rentals, twice a year.

Now In Contract

One River Point is no longer in reservation mode…meaning they are in full-blown contract mode with lots of ink hitting paper this week.

New Sales Center

The brand-new sales gallery for One River Point will open in approximately a month and will feature a 10-foot replica of the entire project along with full-scale models of the kitchens and bathrooms in One River Point residences. Oh, and we cannot forget to mention that the kitchens will no longer be Snaidero, the developer has decided to use Milian-based B&B Italia, which offers a higher-end design.

Updated Construction Timeline

The developers plan to break ground on the One River Point project in the 4th quarter of this year (2017). Completion is estimated for the 1st quarter of 2020.

Although many naysayers predicted that the sky was going to fall in Miami, it was far from that. Aston Martin Residences In/Epic 2 Out On Miami River Site In Downtown

 
Aston Martin, the ultra-high-end British sports car company, recently announced that it will brand its first residential tower in Miami by partnering with the Coto Family, the ultra-wealthy Argentinean developers, to launch a 66-story condo building dubbed the Aston Martin Residences.

The Aston Martin Residences will be located at 300 Biscayne Boulevard Way along the Miami River in Downtown Miami on the former site of “Epic 2.”

The 390-unit high design condo tower will offer 1 to 4 bedroom residences, along with 7 penthouses and a duplex penthouse with private pools and terraces. Stay tuned for floor plans!

The Aston Martin Residences will boast interior spaces that will be uniquely designed by Aston Martin’s design team led by Marek Reichman who said that the company’s famous branding will touch everything from the door handle, to color palettes and reception desks, down to the stitching. The tower will also feature 2 private lobbies, 2-story fitness center, spa, infinity-edge pool on the 55th floor, screening room, British club and a yacht marina.

The Aston Martin Residences is scheduled to break ground in summer of 2017 and estimated to be completed in 2021.

16 Units Sold Within the Last 30 Days at One River Point

 
Yes this is correct, sixteen (16) condos have been sold within the last thirty (30) days at the ultra-luxe One River Point pre-construction project soon to be situated along the Miami River. These 16 sales total $25,874,762 and already have deposits in escrow.

This marks an average price above $1,617,000 for each unit sold!

The luxury condo development, designed by world-renowned Rafael Viñoly, consists of two 60-story towers offering a total of 386 units (193 units in each tower) and, to date, 26% of these units have already been sold.

So, despite the so-called softening of the U.S. real estate market, when you have a quality product, you won’t have trouble selling and this seems to hold true with respect to One River Point, as it truly is a remarkable, one-of-a-kind condo project in Miami.

One River Point is currently in reservation status with plans to go to contract in November of this year. Further, groundbreaking is on track for Q2 of 2017 with an estimated completion date planned for Q3 2019.

The Miami River is Experiencing a Resurgence

 
Along with the epicenter of Downtown Miami, the Miami River is undergoing a complete transformation from the industrial waterway it once was to a luxury waterfront destination with yacht clubs, luxury developments, restaurants and much more—-a resurgence of the Miami River is on its way!

The Downtown Miami riverfront has undergone a massive cleanup and been beautified to help it become one of the fastest-growing desirable urban environments in Miami.
