The Shore Club Residences in Miami Beach Lands $430M Construction Loan

 
In a groundbreaking deal, The Shore Club Residences at 1901 Collins Avenue in Miami Beach has landed an incredibly difficult construction loan for their new waterfront super-luxury tower.

The financing is provided by JPMorgan, according to a press release, and is valued at $430 million based upon developer reputations, buyer liquidity and sales.

This is monumental as construction loans are incredibly tricky, especially as economy confidence wanes. This is further proof Miami’s unique blend of waterfront properties with superior designs and offerings, sweeping views and the lifestyle of luxury remains in-demand with the global elite.

With two thirds of the residences already in contract since sales began in early 2023, the 18-story development will be part of the Auberge Collection. Each of the 49 residences is completely unique. In the Shore Club Private Collection, there will be 44 condominium units along with a boutique hotel.

Four of the properties are also one-of-a-kind as they are situated in the nearby Cromwell House and one is a more private stand-alone beach house.

The 1939-built home whose complete renovation is also designed by RAMSA (Robert A.M. Stern Architecture) in collaboration with Miami-Based Kobi Karp Architecture. The remaining two will be penthouses, with details coming soon.

Prices are placed between $6M-$40M and average at $20M. This works out to $5,000-per-foot, which will solidify buyers’ position in the new Billionaire’s Row of Miami Beach.

An Update On SHVO’s Redevelopment Of South Beach’s Historic Raleigh Hotel And Residences

Coming off of a long and storied past, South Beach’s glamorous and historic Raleigh Hotel is poised for a new era. Under the direction of visionary developer Michael SHVO, the project has privately launched sales of the 44-unit Rosewood Residences at the Raleigh with a new two-story sales gallery on the property.

The project, meant to breathe new life into the historic Art Deco District of Miami Beach, includes the Martini Bar and Tiger Room, as well as a private member’s club and a beachfront dining room along the 200+ feet of private beach that is associated with The Raleigh. Guests will enjoy a 60-room hotel in the historically redeveloped original structure of the hotel, and residents will have the new 17-story adjacent tower that houses 44 private residences.

If The Raleigh’s redevelopment sounds familiar to you, it is because the project has been on a decade-long journey to its new era. Beginning in 2014, Tommy Hilfiger purchased the hotel with the vision of turning it into a private club. After a few years of turmoil between partners, differences in vision, storm damage to the jobsite, Hilfiger ultimately threw in the towel and sold the project to Michael SHVO in 2019. It was this point where the idea of the new 175-foot residential tower was born.

Since 2019, SHVO and partners have been hard at work with the Miami Beach Historic Preservation Board, who approved the project in 2020 after some changes. The main factor that the preservation board had an issue with was the height of the project. SHVO had requested the residential tower to reach 200-feet high, but the community felt it was slightly too high and would negatively affect the design of the neighborhood. They settled at a slightly shorter 175-foot height and began putting together the specific offerings that the project would bring.

“This fresh, historic restoration and renovation of The Raleigh joins a private beach club with a Latin beat and elegant residences of demure black, white and ivory. This mixture is the best Miami cocktail that I can imagine,” says project architect Peter Marino in a statement.

One feature that will be meticulously restored to its original grandeur is the iconic pool, which is known for its curvaceous design and tropical foliage. It was even honored as the most beautiful pool in America by Time Magazine.

Bringing Rosewood Hotel Group into the project promises a seamless service experience for the global elite, whether they are guests of the hotel or in an ownership position in the residential tower. This is all executed under the elegance of Miami Beach’s early 1940’s-era.

The new tower’s façade, inspired by Marino’s architectural commissions for Chanel, features white columns and black mullions while prioritizing floor-to-ceiling windows for maximum light, air and ocean views. The residences are accessible via private porte-cochere and two dedicated residential lobbies featuring art and furnishings curated by Marino.

The Perigon Miami Beach Unveils Interiors and Finishes by Tara Bernerd & Partners

 
The Perigon, which stands to rise at 53rd and Collins Avenue in Miami Beach, has released the finishes and interiors chosen by the world-renowned designer Tara Bernerd. This is the only pre-construction ultra-luxury project currently offered on the beachfront in Miami Beach, which promises to be the pinnacle of luxury and sophistication with just 84 residences over 17 floors and a vast array of amenities, which we announced this spring.

For those who are unfamiliar, Tara Bernered is a London-based designer who is internationally renowned for her work in luxury hotels such as the Four Seasons and Rosewood Hotels as well as private residences and yachts. Before branching out on her own in 2002, she was a fixture with Phillippe Starck’s Yoo brand. For The Perigon, she has been inspired by the tranquil location with both ocean and intracoastal views. The organic vibe of the project emulates a five-star resort on the French riviera.

Inside the Residences

Buyers will be able to choose from different color palettes, each with finishes that draw from the surrounding coastal environment with natural light, and private outdoor spaces with elegantly-appointed interiors. The finishes include a mix of stone, glass and wood to create dimension and texture, with organic fabrics and tailored weaves to bring out the feeling of the French riviera. The Italian cabinetry is custom-designed by Tara with a choice of French White Oak or Canaletto Walnut.

The appliances feature custom SubZero refrigeration and wine coolers with integrated panels and Cove dishwashers, also with integrated panels. The 5-burner gas cooktop, oven, convection oven and steam oven are all Wolf.

The primary suites will feature midnight bars with bronze fluted glass backsplashes and SubZero refrigerators. Owners will enjoy sweeping views of the beach, ocean and the intracoastal waterway with Miami’s glittering skyline as a background.

The Perigon Miami Beach | Rem Koolhaas’ OMA Brings Sophistication Back To Millionaire’s Row

 

One of the most endearingly controversial and highly-acclaimed architects in the world is bringing a new level of sophistication to Millionaire’s Row in Miami Beach. Rem Koolhaas’ OMA (Office of Metropolitan Architecture) has unveiled plans for The Perigon Miami Beach. Comprised of just 82 signature residences, which includes 9 luxury guest suites for friends & family, right on the pristine Miami Beach sand, a new level of design and services are anticipated.

Mr. Koolhaas is a Dutch architect, architectural theorist and urbanist and Professor in Practice of Architecture and Urban Design at Harvard University’s Graduate School of Design. Oh, and he also won the Pritzker Prize in 2000…no biggie. For The Perigon Miami Beach, an even higher level of service is expected. Located at 5333 Collins Avenue, just blocks away from the highly successful, and fully sold out, 57 Ocean development, Perigon Miami will offer a host of services to residents and guests including 24-hour security, doorman and valet, on-site general manager, dedicated lifestyle concierge, residential butler service and use of a luxury house car.
