A Sneak Peek Inside Michael Shvo’s The Raleigh Rosewood Residences

The iconic Raleigh in Miami Beach is having a renaissance at the hands of famed developer Michael Shvo and award-winning architect Peter Marino.

Always a visionary, Mr. Shvo has undertaken a full restoration of the famed 60-suite boutique hotel and private member’s club, adding a modern 17-story residential tower at 1775 Collins Avenue on Miami Beach. In order to bring this vision to fruition, Shvo has tapped Peter Marino to oversee the design of the tower with the highest of expectations.

“There is only one architect in the world that I would entrust to restore The Raleigh to its original splendor, and that is Peter Marino,” Michael Shvo told Robb Report. “Drawing from his work with the world’s most glamorous fashion houses, such as Chanel, Dior, and Louis Vuitton, to name a few—and taking inspiration from The Raleigh’s original art deco design and its storied history, Peter Marino has created a unique aesthetic that will be felt in every element of the three-acre estate across the residences, hotel, and beach club.”

About The Rosewood Residences at The Raleigh

While the finished project will no doubt capture the epitome of elegance and luxury, details are purposefully quiet. Specific prices of Rosewood Residences at The Raleigh are being kept private and detailed presentations are offered by invitation only.

This lack of specifics is a testament to the desire for privacy that modern buyers of super-luxury real estate have. In addition to the desire for privacy, there is simply no need to overshare every detail of a new project with the recent onslaught of the global elite in Miami Beach.

With that being said, small details here and there are being released. The Robb Report was able to obtain a preview of the interiors of The Raleigh this week.

Within the preview, it was said that the tower will include 40 waterfront homes and eight elegant penthouses. Layouts of the new residences will range from two- to five- bedroom layouts and the penthouses will encompass 4,574 square feet up to 13,218 square feet. The penthouse floor plans will offer four- to seven- bedroom plans.

In December of 2023, Bloomberg reported that the 13,000 square foot penthouse would set a new record as the most expensive in Miami Beach history. It is reported to be priced “over $150 million.”

When completed in 2026, the ultra-exclusive project will be managed by Rosewood Hotels. Owners will enjoy 215 linear feet of private oceanfront that Shvo is calling the “Billionaire’s Beach.”

Outside of their homes, owners of Raleigh’s Rosewood Residences will enjoy exclusive amenities that include Marino-designed lobbies, four swimming pools, and a private club and famed Italian restaurant Langosteria. This will be the first U.S. location for the hospitality group, which will also offer in-residence dining as well as beachside cabana service. The double-height wellness center will also feature a 4,000-square-foot spa.

Raleigh’s Rosewood Residences is meant to bring South Beach’s glamorous history from the Art Deco era into the new glory days as the Billionaire’s Beach. This is a wonderful time for South Beach and Michael Shvo is creating a true showpiece that embodies the past, the present and ushers us into the future.

An Update On SHVO’s Redevelopment Of South Beach’s Historic Raleigh Hotel And Residences

Coming off of a long and storied past, South Beach’s glamorous and historic Raleigh Hotel is poised for a new era. Under the direction of visionary developer Michael SHVO, the project has privately launched sales of the 44-unit Rosewood Residences at the Raleigh with a new two-story sales gallery on the property.

The project, meant to breathe new life into the historic Art Deco District of Miami Beach, includes the Martini Bar and Tiger Room, as well as a private member’s club and a beachfront dining room along the 200+ feet of private beach that is associated with The Raleigh. Guests will enjoy a 60-room hotel in the historically redeveloped original structure of the hotel, and residents will have the new 17-story adjacent tower that houses 44 private residences.

If The Raleigh’s redevelopment sounds familiar to you, it is because the project has been on a decade-long journey to its new era. Beginning in 2014, Tommy Hilfiger purchased the hotel with the vision of turning it into a private club. After a few years of turmoil between partners, differences in vision, storm damage to the jobsite, Hilfiger ultimately threw in the towel and sold the project to Michael SHVO in 2019. It was this point where the idea of the new 175-foot residential tower was born.

Since 2019, SHVO and partners have been hard at work with the Miami Beach Historic Preservation Board, who approved the project in 2020 after some changes. The main factor that the preservation board had an issue with was the height of the project. SHVO had requested the residential tower to reach 200-feet high, but the community felt it was slightly too high and would negatively affect the design of the neighborhood. They settled at a slightly shorter 175-foot height and began putting together the specific offerings that the project would bring.

“This fresh, historic restoration and renovation of The Raleigh joins a private beach club with a Latin beat and elegant residences of demure black, white and ivory. This mixture is the best Miami cocktail that I can imagine,” says project architect Peter Marino in a statement.

One feature that will be meticulously restored to its original grandeur is the iconic pool, which is known for its curvaceous design and tropical foliage. It was even honored as the most beautiful pool in America by Time Magazine.

Bringing Rosewood Hotel Group into the project promises a seamless service experience for the global elite, whether they are guests of the hotel or in an ownership position in the residential tower. This is all executed under the elegance of Miami Beach’s early 1940’s-era.

The new tower’s façade, inspired by Marino’s architectural commissions for Chanel, features white columns and black mullions while prioritizing floor-to-ceiling windows for maximum light, air and ocean views. The residences are accessible via private porte-cochere and two dedicated residential lobbies featuring art and furnishings curated by Marino.
