Although the sales of The Residences at Mandarin Oriental, Miami have not officially launched, the developers have revealed a handful of new renderings for the project with the unveiling of the luxurious preview lounge. The exclusive preview lounge offers an early glimpse into the development that will be located on the southern pointe of Brickell Key.

About Pre-Sales and Previews

This new preview gallery marks the first official preview of the new Mandarin Oriental-branded development, which was announced in the summer of 2023 and quietly began taking reservations in late 2023.

This quiet pre-sale period is common in the most highly-anticipated developments, with those buyers who are willing to place reservations in the early conceptual phases are able to secure the lowest prices in the development. It is customary for prices to rise slightly with every reveal of additional details.

Purchasing a residence in this reservation stage is a unique opportunity for buyers of South Florida properties, as you have the ability to lock in a lower price essentially without a hard commitment until the contracts are delivered later in the year. The Mandarin Oriental Timelines

Later in the Spring, we expect the full unveiling of this landmark development that will one day also be home to The Mandarin Oriental’s North American flagship property. At this point, we will be able to reveal more details of the exteriors and interiors within a lavish beach sales gallery nestled on the secluded private island sanctuary in Miami’s Brickell Financial District.

It has been said that the existing Mandarin Oriental Hotel will continue accepting bookings through the Spring of 2025 (March or April). A quick check on their website only shows available reservations through September 2024, but third-party reservations are able to be booked until March 2025.

While the cessation of reservations could simply be due to the fact that many travelers do not reserve hotels a year in advance, the dates do line up with the timelines given by the developer. Site work has already begun on the South Tower parcel, clearing what was the private park and re-homing the oak trees.

The official groundbreaking is expected in early 2025 with the first residences delivered by the end of 2028.

Overall, owners in both towers will enjoy over 80,000 square feet of unparalleled amenity space that caters to peace, tranquility and wellness. Multiple swimming pools capture the ambiance of both the bay and sea with sunrise as well as sunset lounging. Dolce & Gabbana Teams Up With Michael Stern In Brickell

 
Florals for Spring? Groundbreaking. Not in Miami, where residential developers partner with chic luxury fashion brands to build luxury branded buildings such as Fendi Chateau, Missoni Baia, Armani Casa and now, Dolce & Gabbana.

It has been revealed via a Linkedin post that the Italian fashion house is making its real estate debut with Michael Stern in Miami. While the project and neighborhood are not disclosed, those who watch the Miami development scene closely will remember that Stern’s JDS Development has a sizable project in the works in Brickell that also recently lost its brand partner.

Musical Towers (vs Musical Chairs)

For those who have not been following, Michael Stern’s JDS Development announced last summer that they would be developing a 90-story tower in Miami’s Brickell Financial District under a partnership with Major Food Group. It was to be the first real estate development by the entertainment conglomerate, called The Major. After the release development continued, although something fell apart in the partnership between JDS and Major. The tower was granted approval for the 90-story height, but no new partnership was announced.

We had assumed that Major Food Group determined that it is not the time for them to expand into real estate development, but just last week they teamed up with Terra Group and the developers of 1000 Museum on The Villa Residences in Edgewater. The reasoning really isn’t important, it could have been that MFG was looking for a different neighborhood feel, a project with fewer units, something with a different foodservice opportunity, maybe they wanted a project with waterfront vs water view, or even a personality conflict. Nobody knows and it really isn’t the important point to take from this news. Our feeling is that there is plenty of opportunity in Miami for everyone who wants to participate, so we are eager to hear what is in store for Dolce & Gabbana!

The Right Fit

It is still unclear what changes will be made to 888 Brickell upon the release of the new partnership, but in looking at the current set of renderings, they already coordinate nicely with the Dolce & Gabbana aesthetic. With loads of gold, gleaming natural light and a heaping spoonful of drama, it looks to be a match made in heaven.

Casa Tua Miami Expands With New Brickell Condo Tower Named Ora

 
A few short years back, there was a trend of luxury brands diversifying into South Florida condo developments. This ushered in buildings such as Residences by Armani Casa, Missoni Baia, and Fendi Chateau. After this trend set in, we started to see new auto-themed developments, receiving Porsche Design Tower, Aston Martin Residences, and Bentley Residences. It seems that 2022-2023 is bringing us an era of new developments from famous restaurant brands, starting with Cipriani Residences in Brickell, and now Casa Tua’s Ora at 1210 Brickell Avenue.

Casa Tua has long been a staple in Miami’s social scene, operating in both Miami Beach and Brickell. The Brickell location is a well-known food hall that is an anchor in Brickell City Centre, being attached to Saks Fifth Avenue. The more exclusive Miami Beach location is a private members-only restaurant and night club that is one of the most coveted memberships to be granted in the 305. This combination of exclusivity, atmosphere and attention to detail will ring through to the new 70-story tower in the Brickell Financial District.

“Since opening Casa Tua more than 20 years ago, my wife Leticia and I have always dreamt of applying the warmth and soul of Casa Tua to a pioneering mixed-use development,” Casa Tua co-founder Miky Grendene said in a statement.

Ora by Casa Tua will include roughly 460 units, two new restaurant concepts, a rooftop lounge and a 24-hour gourmet market. These amenities along with a poolside restaurant, staffed wine bar and activated lobby are designed to appeal to a younger demographic.

“We want a building that connects people, following the pandemic when we were all isolated,” the developer said. “That’s why we created this building with a lot of potential interaction, a lot of programming.”

Since the Grendene’s are skilled in the restaurant and hospitality industries, they will certainly feature the most popular recipes from their Italian eateries, and have partnered with Fortune International, led by Edgardo Defortuna, to bring the concept into a residential mixed-use development.

Mr. Defortuna has announced that the residences will range from 500 square foot studios up to 2,400 square foot residences with four bedrooms. The prices will range from $800,000 to $2.5 million when reservations begin early in 2023. Buyers will be abe to rent their units on a short-term basis.

Once constructed, Ora will be located just across the street from Ken Griffin’s new Class A office tower that will house Citadel Securities. This will make for an incredibly convenient location for corporate visitors, who can use the residences during their stay for work.

The site for the development is currently in contract, with closing expected early in 2023. Once the site is in the developer’s control, the existing parking garage will be demolished. The office building at 1200 Brickell Avenue, which also is hope to Major Food Group’s  will remain. Construction of the tower could begin at the end of 2023 or at the beginning of 2024, depending upon sales milestones.

As reservations open in early 2023 with Tier 1 pricing, Defortuna said that buyers who enter into early contracts can use the purchase to hedge against inflation since they can lock in the lower purchase price without having to leverage the purchase through a mortgage until 2026. “The perception is that interest rates will be lower,” he added.
