Although the sales of The Residences at Mandarin Oriental, Miami have not officially launched, the developers have revealed a handful of new renderings for the project with the unveiling of the luxurious preview lounge. The exclusive preview lounge offers an early glimpse into the development that will be located on the southern pointe of Brickell Key.
This new preview gallery marks the first official preview of the new Mandarin Oriental-branded development, which was announced in the summer of 2023 and quietly began taking reservations in late 2023.
This quiet pre-sale period is common in the most highly-anticipated developments, with those buyers who are willing to place reservations in the early conceptual phases are able to secure the lowest prices in the development. It is customary for prices to rise slightly with every reveal of additional details.

Purchasing a residence in this reservation stage is a unique opportunity for buyers of South Florida properties, as you have the ability to lock in a lower price essentially without a hard commitment until the contracts are delivered later in the year. These buyers also receive the advantage of having the first pick of layouts.
With the escalating pricing structure, we will see the residences re-priced when the contracts are delivered, when the developer breaks ground, and again with several different benchmarks through the construction process.
Private presentations are available in the preview gallery for qualified and interested parties. Pricing currently starts at $4.9 million.
Later in the Spring, we expect the full unveiling of this landmark development that will one day also be home to The Mandarin Oriental’s North American flagship property. At this point, we will be able to reveal more details of the exteriors and interiors within a lavish beach sales gallery nestled on the secluded private island sanctuary in Miami’s Brickell Financial District.
It has been said that the existing Mandarin Oriental Hotel will continue accepting bookings through the Spring of 2025 (March or April). A quick check on their website only shows available reservations through September 2024, but third-party reservations are able to be booked until March 2025.
While the cessation of reservations could simply be due to the fact that many travelers do not reserve hotels a year in advance, the dates do line up with the timelines given by the developer. Site work has already begun on the South Tower parcel, clearing what was the private park and re-homing the oak trees.
The official groundbreaking is expected in early 2025 with the first residences delivered by the end of 2028.

We have mentioned before that it is easy to become jaded when you spend your days working with some of the most spectacular pieces of real estate in the world. Even with this crop of noteworthy developments, certain projects stand out as the best of the best and The Mandarin Oriental Residences, Miami is one of these properties.
When completed, this will truly be a once-in-a-lifetime destination. There is no other location like One Island Drive on Brickell Key. The build site is currently home to the Mandarin Oriental Hotel, which as long been heralded for its privacy.
Given the location at the Southern tip of Brickell Key, a secluded private island just steps from the second most dense neighborhood in the United States, this location offers enough open waterfront to have a private beach for residents and guests. This beach is so secluded, even paparazzi struggle to capture a glimpse of starlets who may be staying at the hotel and lounging by the pool.

The first tower to be constructed will be the 800-foot residential tower that will bring 228 residences that range from two- to four- bedroom layouts that span up to 4,700 square feet. There will also be two duplex penthouses that each cover over 7,000 square feet.
Mandarin Oriental’s aura of exclusivity and privacy carries through to the new development as well. The development’s South Tower will have its own entrance with each residence having private elevator entry as well as separate climate-controlled storage located on the same floor.
Overall, owners in both towers will enjoy over 80,000 square feet of unparalleled amenity space that caters to peace, tranquility and wellness. Multiple swimming pools capture the ambiance of both the bay and sea with sunrise as well as sunset lounging. World-class restaurants will be available for residents either in the restaurant spaces or for in-home dining and executive lounges are offered for those who stay productive from the privacy of the development.
