Locally-based Two Roads Development is ready to continue its luxury waterfront condo contagion in Edgewater! After experiencing success with Elysee and Biscayne Beach, they are ready to activate their 3.5-acre trophy development site at 2121 N Bayshore Drive with EDITION Residences, Miami Edgewater. This represents the luxury brand’s first stand-alone residential only condo tower.
The 55-story project will offer 185 sleek residences rising up to 649-feet in a glass tower designed by Arquitectonica. Reservations are beginning to be offered this week, with the ever-attractive Tier 1 pricing (friends and family prices). Construction is slated to begin in the summer of 2023 and last roughly 36 months. While the sleek tower will be a first for EDITION, the brand’s quality of design, services and amenities will remain unchanged.

EDITION Miami Edgewater is planned to exude warmth and tranquility with contemporary design and timeless sophistication. Each residence includes a private foyer and elevator, floor-to-ceiling glass windows overlooking the 800 linear feet of water frontage and ceiling heights ranging from 10- to 14-feet. The spacious terraces boast unobstructed views of the Biscayne Bay, over the Miami Beach skyline and on to the Atlantic Ocean. Southern views will offer the glittering and bustling Miami Beach skyline, Port of Miami and the Arts and Entertainment district.

The floor plans range from 1 bedroom with den up to 4 bedroom layouts, with square footage ranging from 1,952 and 3,864 square feet. Penthouse plans are to be released at a later date, and are expected to include expansive tri-level designs with private rooftop pools and gardens. The aim of the interior designs and services is to offer an effortless living experience and the unrivaled level of service that those familiar with the EDITION brand have come to expect.
Speaking of level of service, the development is going to boast over 45,000 square feet of amenity space that is managed and operated by EDITION. There will be two resort-style pools with private cabanas, a fitness facility that also offer private training studios (for those like myself who do not like to socialize at the gym), yoga and spinning areas and of course a full spa program. Kids of all ages will enjoy the children’s playground or teen club that comes with VR equipment, and multiple sports simulators. A private screening room is available for all ages, adults will enjoy the tower club lounge and library, Fido does not need to walk around the block to the public dog park as there is a private one on site. If guests are coming into town, 6 guest suites are available for residents to reserve.
In addition to the on-site amenities, EDITION Miami Edgewater is also offering a list of perks that are true to brand. Bernardo Fort-Brescia’s inspiration for the tower design is a response to the waterfront location. It features a crystalline moon glass prism that speaks to the romantic moonlight that shimmers over the Biscayne Bay at night. The floorplans are set to reference the elegant sailboats that race off of the Miami coastline. Secret gardens and lush greenery are designed to capture the bay breeze and offer a tropical oasis to residents.
Two Roads Development went to a significant amount of effort to capture this pristine location, so they are determined to build something truly special. They recently completed a $150 million bulk buyout of all 192 owners at the aging Biscayne 21 condo that currently stands at the site. When completed, owners at EDITION Miami Edgewater will be nestled within a stone’s throw of the Adrienne Arsht Center, 6 Michelin-star restaurants, luxury retailers, live entertainment venues, world-class arts in Wynwood and the Miami Design District as well as the hustle and bustle of Downtown Miami. Located near both the MacArthur Causeway and the Julia Tuttle Causeway, the project will also be incredibly convenient to Miami Beach and Miami International Airport. It doesn’t get any better than this.
The reservation period has just opened, which means the prices are the lowest they will be. The friends and family prices that are available at this time start from $1.9 million for a 1 bedroom plus den layout, up to $8 million for the 4 bedroom layout. The penthouse layouts and prices will be released at a later date, but feel free to inquire on any of the layouts.
