Miami Real Estate 2023 – Key Factors Behind South Florida’s Market Stability

 
We have done it again, in a nation of real estate markets in upheaval, Miami remains sparkling and stable coming into 2023. Francis Suarez knows it, but he’s our mayor. It is his job to make sure that Miami continues to thrive. Knight Frank knows it, and it is their job to rank global markets. The rental market is even thriving despite low inventory and rising rents.

So what about Miami is making our market stand out among the rest? Just like the others, we have increasing interest rates, high inflation, supply chain problems and the added albatross that is our identity as a crypto-haven in paradise in a highly volatile crypto market. Here is our safety net, which keeps us at the top of the list.

Population Growth

The bottom line is that if given the choice, very few people would move to Miami in a heartbeat. We know that you are tired of reading about our amazing climate, the low taxes, diversity and accessibility, but these factors remain.

People continue to migrate to the sunshine state for work, the business-friendly climate and inventory remains low, something that is not going to change anytime soon. Reason being that while there are many new construction projects in the works and  under construction, they are not going to be delivered in 2023. The labor market is drained from having to rebuild after Hurricane Ian, delaying the active projects and increasing the labor demand.

Miami’s saving grace on the mortgage rate squeeze and stable pricing is the rental market, which offers a cushion for those who need to move to Miami but cannot get into a new home at this moment. New rental buildings that were launched in the late 2010’s are now coming to completion and many of the newcomers from the beginning of Miami’s post-COVID boom have now identified and moved into their more permanent homes.

According to Michael Taylor, president of construction firm Current Builders, “will still be a real estate hotspot” in 2023, with a sector that “has been booming since the pandemic” and “will not experience a slowdown” at the rate of other states.

“High demand continues, as does the influx of new residents” to the state of Florida, “the opposite of what is happening nationally,” Taylor said.

Available Land

This seems like a questionable reason for Miami’s stability coming into 2023, especially considering that the Florida Realtor Code of Ethics was founded by necessity back in 1913 because South Florida ran out of developable land and some unscrupulous businesspeople started selling swamp lots in the Everglades, but I digress… (that is a true story though).

Waterfront properties will always be in demand, but with beachfront and bayfront lots mostly built out at this point, developers have already begun to search farther north into Broward and Palm Beach Counties. New waterfront developments in Miami-Dade are still being announced and built, but are typically in the ultra-luxury bracket in 2023 since developers have the added takedown cost of buying out older buildings and demolishing them. This is an incredibly risky, expensive and time-consuming process, but pays off as the demand remains.

While takedown (the process of buying a build site) and demolition are more risky, time consuming and expensive processes, they are easier in 2023 than they were a decade ago. This is due to the increased cost and sanctions imposed upon owners of aging condos and especially the condo associations and management companies of these buildings after the Champlain Tower tragedy in 2020.

In order to turn an aging building to a build site, a developer must purchase at least 90% of the owners to sell. It used to be that a handful of owners would dig in their heels and refuse until the developer offered well over market value for the units, but after the Champlain Towers sanctions, many of these owners are having a difficult time being able to afford the necessary upkeep on the buildings, so are easier to convince that it is time to move on.

International Appeal

Miami has long been a magnet for people from around the world, and we speak about it often. Heck, nearly 60% of Miami’s residents were born in a country outside of the United States! (Another nugget from Mayor Suarez and something we will go into detail about later.)

After a brief hiatus due to COVID restrictions and lingering political tensions, the foreign national migration has resumed at an increased pace. Latin Americans remain the highest percentage of those migrating to Miami, but this time around we are also seeing an uptick of new residents from European and Middle-Eastern regions.

According to the Miami Association of Realtors, these are the top-10 countries searching for real estate in Miami during November of 2022:

2. China 10.47%
3. Venezuela 6.52%
4. Germany 5.76%
5. Argentina 5.40%
6. Philippines 5.02%
7. United Kingdom 4.51%
8. France 3.99%
9. Canada 3.42%
10. Mexico 3.37%
All other countries 39.51%

China is representing the country with the largest increase in rank, rising from #14 last year during this time and Colombia has reclaimed its crown after a contentious election threatens to drive the country into the despair that has plagued Venezuela for years.

Available Office Space

Lucky for us, many developers took a short break in the last decade from developing residential towers in order to fill in the gaps in the office market with some very impressive trophy office projects that are now available or coming available soon.

Vacancy rates on trophy office properties in South Florida will drop beneath 5%, predicts Tere Blanca, founder, chairman and CEO of Blanca Commercial Real Estate, Inc. That should trigger local rent growth to continue outpacing national rent growth.

After Ken Griffin’s Citadel packed up in Chicago and started setting up shop in Miami, launching a wave of corporate immigration, we have experienced a handful of newsworthy office transactions over recent months.

Just last week Kirkland and Ellis, a mammoth law firm, also announced that they are packing their briefcases and hightailing it for the Magic City, inking a mammoth lease for 115,000 square feet of office space (six floors) in 830 Brickell. This is Vlad Doronin’s new office tower that is currently under construction next to Brickell City Centre and just around the corner from the new Citadel offices. Is this a coincidence? Likely not.

While the news of struggling office markets plagues competing cities and many firms are reducing their office footprint (*cough cough, Meta, Amazon, and others*), Miami is constantly signing up new firms to work where others vacation. Bravo, Mayor Suarez!

Miami Is Set To Host The World Cup 2026 – How Will This Affect Real Estate Values?

If this sound is still ringing in your head, you certainly got a healthy dose of the World Cup 2022, which just wrapped in Qatar with a historical win for Argentina and its superstar Lionel Messi. While watching from Miami was a load of fun and that is all fine and good, this is a real estate blog. As Miami is one of the host cities for the 2026 World Cup, we naturally want to know what to expect in our real estate values, so here is what we found.

Hosting any worldwide event is bound to have a positive effect on the business climate in the hosting city and surrounding areas, but the FIFA World Cup is different than the others in several ways. For starters, the World Cup takes place every four years rather than annually. This makes the anticipation build, gives the marketplace additional preparation time and extends the effects to the business climate of the area after the event. Hosting the Super Bowl does bring a hefty amount of attention to an area, but nothing like the world’s stage that the Copa Mundial puts you on.

Additionally, the World Cup does not take place in just one city the way the Olympics does. The games are spread across several different regions in the area. The 2026 event is unique in that it will be hosted not only by different cities, but also will be spread between three different countries! Matches will be held in the United States, Canada and Mexico.

“Leading up to the World Cup, there was an increase in demand for properties that are suited for the hosting of the influx of soccer fans, their family and friends,” Craig Hutchinson, CEO of Engel & Völkers South Africa, told Mansion Global recently. The 2010 World Cup was held across nine cities in South Africa, including Johannesburg, leading to “a lot of tourists who ordinarily wouldn’t have traveled to South Africa experiencing the country for the first time.”

Anticipated Effects To Real Estate

No matter who wins the cup, developers and property owners are poised to realize hefty sales prices, particularly in cities that are ideal for vacation homes and tourism even during down seasons. Here is a list of reasons that we believe Miami will reign supreme during and after the 2026 World Cup.

Availability of Short Term Rentals – According to Mr. Hutchinson, the properties that were highest in demand were those that were easily converted into AirBnb or other short-term rentals. This was due to the fact that the majority of the international buyers who made investments did so on vacation or second homes.

Given the new wave of development in Miami for luxury condos with the added flexibility of using the short-term rental platforms, we expect to see a higher demand in buildings such as Natiivo, E11even Hotel and Residences Downtown Miami, along with other buildings that are currently in the conceptual phase, but will be ready for market by the time the games begin.

Lifestyle – While each of the cities hosting the 2026 World Cup was chosen for a reason, none of them really knows how to host a celebration the way that Miami hosts a celebration. We host parties like it’s our job, and it sort of is. Just look at the glamour and gradeur of the Miami Grand Prix, annual Art Basel events, Miami Music Week/ULTRA and any of the other international festivals and parties that take place in the 305. Miami throws a party, and we do it well.

Climate – Nobody wants to buy a vacation home in a dingy, dreary climate. If you’re getting away to unwind, you want sunshine, sand, and clean air. This is something Miami is plentiful in, far more so than any of the other 2026 host cities.

Of course we cannot offer mountains or snow, but that is something that can be obtained farther north and there is enough business to go around.

Culture – Of the list of host cities, none compares to Miami when it comes to culture. Considered the South American capital of the US, Miami has thriving communities of people from across the globe. We are a true melting pot, capable of making people feel at home while also offering a host of other cultural experiences.

Ease of Access – With over 1,000 daily flights to almost 200 domestic and international destinations, the Miami International Airport is nothing to bat an eye to. In 2021 it was named the busiest US gateway to international passengers, surpassing New York’s JFK airport that has held the honor for decades. Over 17.5 million passengers make their way through the airport each year and Miami-Dade is planning for the future. They have recently passed a $5 billion improvement and expansion plan that will be executed over the next 15 years.

In his interview to Mansion Global, Mr. Hutchinson mentioned that, “There was no evidence of an increase in demand of international property buyers directly after the soccer World Cup, but what we did notice was an increase of international buyers approximately three years after the hosting of the World Cup.”

This delayed effect was attributed to the visitors who discovered the South African lifestyle during the World Cup eventually committing to purchasing properties in popular tourist and second-home areas.

Considering all of these attributes and what Miami has to offer, we will set our ducks in a row in anticipation of our time to shine in 2026.

Waldorf Astoria Miami Residences Announces Groundbreaking Date

 
After a slight delay due to weather, Property Markets Group (PMG) has announced the official groundbreaking date for their spectacular new tower in Downtown Miami, the 100-story Waldorf Astoria Miami Residences. On Thursday, October 27, 2022, construction will officially begin on the 1,049-foot skyscraper at 300 Biscayne Boulevard, just across from Bayfront Park.

The design of the tower is as spectacular as the interior of the project. Asymmetrically-stacked cubes will rise in a spiraling form, designed by Sieger Suarez Architects in collaboration with Carlos Ott. The two design powerhouses have previously collaborated on Echo Brickell in the Miami Financial District. Additionally, the cubes will be wrapped in what is known as a “glass skin,” which distinguishes the project from anything else on the East Coast. With the stacked cubes, each apartment will embrace a sweeping view of the bustling Downtown Miami area, Brickell Financial District, Miami Beach as well as the Biscayne Bay, Port Of Miami, Venetian Islands all the way to the Atlantic Ocean.

Just as we wrap up the summer and begin one of the most beautiful seasons in Miami, Cipriani has given us more to love. They have released 23 new renderings of their elegant new project that is coming to Brickell’s financial district.

We have also learned that the Ciprianis and MAST Captial have partnered with famed interior design firm 1508 London, located just a stone’s throw from Buckingham Palace, on the project.

History of The Cotton Residence Building

In 1878 the distinguished Austrian industrialist family ‘Salcher’ commissioned the construction of a cotton and yarn mill under the “Harlander” brand in the then thriving textile quarter at the heart of Vienna. The Harlander name hails from a district of St. Pölten where the company‘s headquarters were located. The leading architect Julius Koch was appointed. The area around Neutorgasse developed into the main textile trade district, known in Viennese dialect as the “rag quarter” (Fetzenviertel). The economic success led to substantial affluence, which was reflected in the intensive construction activity.

Many stately buildings emerged; historicism and art nouveau styles influenced the cityscape. Around 1911 the Harlander cotton and yarn mill was converted into a Royal and Imperial post and telegraph office. To this day, the property at Neutorgasse 7 is one of Vienna‘s distinctive architectural works that give the city its splendor and charm. This special characteristic is maintained at the “Cotton Residence” today – both the name and the logo relate to the building‘s origins.
