I was recently at the One Thousand Museum sales center giving an exclusive presentation to my clients from Canada with sales manager, Harvey Daniels. I cannot explain how absolutely amazing One Thousand Museum is going to be once it is finished in 2017. For those of you who are not so familiar with this amazing residential development by the world’s most celebrated architect, Zaha Hadid, One Thousand Museum is soon to be the most exquisite luxury condo development in all of Miami complete with 30,000 square feet of over-the-top luxurious amenities and a private rooftop helipad!

One Thousand Museum, rising 62 stories above the stunning bay, will consist of only 83 bespoke residences, which will include duplex townhomes, half-floor residences, full-floor penthouses and a single duplex penthouse that is asking a staggering $50 Million. I was told that of the 83 total luxury units, 60% have already been sold, but there are remaining residences still available for purchase starting at $5.5 Million. However, if you have your heart set on one of the enormous, 9,780-square foot, full-floor penthouses that include 1,291 square feet of terrace space overlooking Biscayne Bay that will reside on the 50th-57th floor, you better hurry because there are only 3 that remain available for sale.

Construction Update

After 8 long months of labor on the record-breaking foundation at One Thousand Museum, developers have announced that a televised, 24-hour concrete pour is scheduled for Friday of this week. The televised concrete pour will be celebrated at a cocktail party that will be held Friday night at Ten Museum Park.

The foundation for One Thousand Museum took longer than normal because contractors had to install pilings at unprecedented depths to be able to sustain the complex design of Zaha Hadid’s architectural masterpiece. Since the foundation is now only days away from completion, vertical construction can begin on the residential tower.

Miami Luxury Condos are Surprisingly Inexpensive by Comparison

Compared to New York, London, Monaco, Hong Kong and Singapore, ultra-luxury condos in Miami are surprisingly inexpensive.

Worldwide Prices are Absolutely Bonkers

In New York, you have 432 Park Avenue selling at $6,750 per square foot on average, One57 and 56 Leonard selling at $6,000 per square foot on average and One Madison selling at $5,000 per square foot on average. In London, One Hyde Park is selling at a whopping $9,900 per square foot and South Bank Tower at $3,300 average price per square foot. Then you have Opus Hong Kong in Hong Kong selling for a crazy-high amount of $10,740 average price per square foot, Tour Odéon in Monaco selling at $8,900 per square foot and Clermont Residence in Singapore at $2,360 per square foot.

The Value of Miami Luxury Condos

One Thousand Museum, in Downtown Miami, is one of the most luxurious new construction projects in Miami. Designed by starchitect Zaha Hadid and offering a luxurious 6-star lifestyle to its residents, condos at One Thousand Museum are currently selling for $1,500 per square foot on average. Compare this to Porsche Design Tower in Sunny Isles Beach which is selling at approximately $1,500 per square foot on average and is home to more billionaires than any other condo in Miami-Dade County. And, Park Grove in Coconut Grove which is selling at an average of $1,100 per square foot. Now, compare these luxury Miami condos to the crazy, ridiculously-expensive prices per square foot in New York, London, Monaco, Hong Kong and Singapore.

Why the Huge Difference?

Compare One Thousand Museum, Porsche Design Tower and Park Grove prices to One Hyde Park or Opus Hong Kong….the price differences are astronomical! What do these luxury condos around the world have that the luxury condos in Miami don’t? Nothing that I can think of. I mean, besides the fact that Miami has the most beautiful beaches in the world, vibrant culture and art and amazing restaurants and shopping, Porsche Design Tower even has a car elevator that literally takes your car up to your condo and One Thousand Museum has an exclusive helicopter pad on the roof!

Smart investors should see the Miami luxury condo market as a smart investment, especially when they can purchase a luxury property at far less than 50% of what they would spend in certain worldwide destinations.

Buying Unique Condos in Miami is a Must for Investors

Miami condos can be a dime-a-dozen, so I like to advise my clients to pick the most unique condo units when making an investment in Miami. For instance, purchasing unique combination units, penthouse residences or buying multiple units on the same floor of pre-construction condo developments for the option of combining units is smart, in my opinion.

Side-by-Side-by-Side

For example, a client of mine just reserved 3 units at Paramount Miami Worldcenter, the pre-construction condo tower that will sit atop the Mall at Miami Worldcenter in Downtown Miami. These are side-by-side-by-side units on the 46th floor which is the highest floor offering standard residences (penthouse residences and duplexes will begin on the 47th floor). These luxury condos are all northeast facing with spectacular views of Biscayne Bay and the Miami skyline and will soon overlook the iconic residential luxury condo tower, One Thousand Museum.

It’s All About Options

So, why did I advise my client to purchase a 3-bedroom, 2-bedroom and 1-bedroom condo all side-by-side-by-side on the same floor, instead of selling my client 3, 3-bedroom units (which is what he considered) on the same floor at opposite ends or on different floors? Well, most real estate agents would say, wait, you would have made more commission that way. My response….that doesn’t matter. My goal is getting the best possible investment for my client. Choosing side-by-side-by-side units in this luxury new construction condo development gives my client multiple options. He can either combine 2 or all of the units to make a truly unique mega condo or can leave them all separate but have that option available at a later time.

Penthouses at Paramount Miami Worldcenter have not been released officially yet. I can tell you that they are going to start around 4,500 square feet of interior space just 1 floor above my clients purchase, and I speculate will start around $1,000 per square foot, making this penthouse approximately $4.5 Million.  If my client chooses to combine his 3 units, he will have over 5,500 square feet…and all I can say is that I got him a much better deal than $4.5 Million!

Unique = More Money/Better Return

When making a Miami condo investment it is important to choose unique units.  Imagine, you purchase a 2-bedroom unit…fast forward 5 years down the road, and you want to sell your unit. Do you want to sell against 50 other 2-bedroom condos exactly the same as yours? Or, do you want to sell your unique combination unit or penthouse condo that has little to no competition? I think the answer is pretty obvious…little supply = greater demand and, in turn, a higher sales price!

The groundbreaking ceremony for One Thousand Museum by Zaha Hadid is scheduled to be held in December during the week of Art Basel (December 4-7, 2014), according to Gregg Covin, Managing Director of 1000 Biscayne Tower, LLC, the developers of One Thousand Museum.  According to Mr. Covin, the exact date and time will be announced at a later date, but he did confirm that the One Thousand Museum groundbreaking ceremony will be hosted by Zaha Hadid herself.

1000 Biscayne Tower, LLC closed on the purchase of the site for the One Thousand Museum condo development back in August.  The developers began site preparations today.

While photographing the site today, I spoke to Mr. Covin, and he confirmed that the underground gas storage tanks at the BP gas station were replaced 2 years ago and are now being removed as part of the site preparation.  Because of this recent tank replacement, the chance of extensive soil remediation seems to be very slim leaving no reason at this time to believe that groundbreaking would not begin in December.

Mr. Covin also confirmed that the two most recent sales at One Thousand Museum were over $1,500 per square foot.  This is a great sign for future values in the Downtown Miami area. In fact, the past 6 months of sales data in the surrounding buildings including Marina Blue, 900 Biscayne Bay, Ten Museum Park and Marquis Residences shows that the average sales price per square foot is $501.65. One Thousand Museum trading at approximately three times the area average is proof that the project is in a luxury league of its own!
