As if the Downtown Miami condo market wasn’t confusing enough, Miami Worldcenter Signature Tower is now being branded as Paramount Miami Worldcenter.

Although the formerly dubbed Miami Worldcenter Signature Tower was already submitted for approval, the new branded name, Paramount Miami Worldcenter, should prove to be a successful change.  “Paramount” already has a luxury meaning in South Florida real estate, largely in part due to Paramount Bay Condos, located in Edgewater, and Paramount Fort Lauderdale Beach.  Paramount Bay was originally constructed by Daniel Kodsi, CEO of Royal Palm Companies, and Paramount Fort Lauderdale Beach is also being developed by Daniel Kodsi along with Art Falcone and Nitin Motwani, the developers of Miami Worldcenter, according to exMiami.

Miami commissioners officially approved zoning changes and a development agreement for the highly-anticipated, $1.5 Billion mixed-use, mega project, Miami Worldcenter, soon to be home in Downtown Miami, according to the Real Deal.  Developers of Miami Worldcenter, Miami Worldcenter Associates, have been anxiously awaiting the Miami commissioners’ approval of the zoning changes and development agreement since the changes were approved on September 3, 2014 by the Miami Planning, Zoning and Appeals Board.

On Monday, September 29, 2014, the commissioners voted unanimously, 4-0, in favor of the zoning changes and development agreement with Miami Worldcenter Associates after a 4-hour, public hearing.

Many people, including real estate investors, real estate agents, labor unions and many local business owners, attended the public hearing in full support of the mega project.  Although there were some critics, most people seemed to be in support of Miami Worldcenter because it is certain to radically transform Downtown Miami.  Downtown Miami has been undergoing drastic changes in the past years with the addition of new residential condo towers, office buildings, hotels and Museum Park; however, Miami Worldcenter is going to take Downtown Miami’s transformation to a whole new level.

Spanning nearly 30 acres in Downtown Miami, Miami Worldcenter will be a multi-dimensional landmark in Miami and home to 765,000 square feet of first-class retail space including upscale shopping, a variety of dining and vibrant entertainment; luxurious residential condo towers, with one already being submitted for approval, the Miami Worldcenter Signature Tower consisting of 466 lavish condo residences; and the largest convention hotel in the region, Marriott Marquis World Convention Center Hotel which will offer 1,800 contemporary hotel rooms and over 600,000 square feet of convention and business space with ample parking.

On a final note, Miami Worldcenter will also benefit the local community by providing approximately 35,000 direct and indirect jobs.

All Aboard Florida’s Downtown Miami express passenger rail service station has just been renamed MiamiCentral, according to exMiami.  Previously dubbed Miami’s Grand Central Station, MiamiCentral will be situated adjacent to the Miami Worldcenter and will offer 178,000 square feet of retail space with a 32,817 square foot food hall that will act as an anchor for the retail space.

MiamiCentral will also feature 700 MiamiCentral which will include a complex of office and retail space along with ample parking. Located in Overtown on land now known as Block 56, 700 MiamiCentral will boast approximately 1,180 parking spaces, 36,500 square feet of retail space and 109,000 square feet of office space.  Construction on 700 MiamiCentral is expected to begin soon with a completion date of December 2016.

The new renderings of MiamiCentral also reveal a Supertower spanning approximately 1,115,000 square feet.  The Supertower will boast 280,000 square feet of residential space, 225,000 square feet of hotel space and 610,000 square feet of office space.  More details to come at a later date.

Zoning Board Approves Changes to Miami Worldcenter

The Miami Worldcenter zoning changes were officially approved unanimously by Miami’s Planning, Zoning and Appeals Board on Wednesday night at a meeting that was open to property owners and members of the public, according to exMiami.  In addition to the board’s unanimous approval, most people including business and civic leaders seem to be in favor of the Miami Worldcenter.  Property owners and other members of the public who attended the meeting on Wednesday night were in favor, by a margin of 10-1, of this $1.5 Billion, mixed-use mega project soon to be home in Downtown Miami.

This unanimous approval by Miami’s Planning, Zoning and Appeals Board came after the board deferred a vote in the June meeting, due to concerns about the mega project.

According to the Daily Business Review, the zoning changes to the Miami Worldcenter project include a revamp of design standards to boost the allowable intensity of the mixed-use development and modifications to the definitions of certain project elements to allow them to be built in accordance with the visions of the project developer, Miami Worldcenter Associates.

The City of Miami Commission will officially vote on the Miami Worldcenter zoning changes, in addition to a new development agreement, sometime next week. If all goes well, Miami Worldcenter will break ground at the end of 2014.

On a final note, I agree with the majority of Miamians that the finished product of Miami Worldcenter will positively transform Downtown Miami.  I also strongly believe that Miami Worldcenter will improve Downtown Miami real estate market values.
