Redesign of Miami Worldcenter—From “Mall” to Open-Air, Lincoln Road-Esque Shopping District

 
Although the official groundbreaking of Miami Worldcenter is set to begin in March, developers of the $2+ Billion mega-project in Downtown Miami, Miami Worldcenter Associates, announced a few weeks ago that they have decided to change the original plans of a traditional mall to a more “High Street” retail concept boasting a pedestrian-friendly, Lincoln Road meets Lincoln Center type shopping district. That being said, renderings of the newly-designed, high-end shopping district were just released to the public. The new renderings of the retail space show that the shopping district will run from NE 10th Street to NE 7th Street between NE 1st Avenue and NE 2nd Avenue and will include 2 to 3-story, ultra-luxe shops and fine restaurants interspersed with chic, public promenades and plazas.

The original plans for the Mall at Miami Worldcenter, which will be renamed at a later date, was set to include 765,000 square feet of first-class indoor retail space anchored by a 220,000-square-foot Macy’s and a 127,000-square-foot Bloomingdale’s along with a 7th Street Promenade to span 90,000 square feet boasting fine and casual dining and a variety of entertainment.

However, traditional “box” malls around the country have struggled as of late, so the developers have decided to change their original mall plans into a more Miami-esque shopping district within the urban development that is expected to transform Downtown Miami.

With this transition to a more high-end shopping district, Miami Worldcenter Associates no longer want a big-box Macy’s within the project, even though the developers are trying to “accommodate” Bloomingdale’s in some way…whatever that means. Would losing Macy’s and/or Bloomingdale’s be such a bad thing? I really don’t think so. I think the new plans are much more suitable for Miami.

As a result, the high-end shopping center at Miami Worldcenter could possibly shrink from its planned 765,000 square feet of indoor retail space closer to 450,000 square feet but, at this point, I don’t believe anything is set in stone except for construction, which is currently in process on the site.

Paramount Miami Worldcenter Condos

Now, with this transition to a shopping district at Miami Worldcenter, people are up in arms and complaining about the changes without knowing the facts. Specifically, naysayers are speculating that Paramount Miami, the signature condo development above Miami Worldcenter, will be negatively affected by the recent changes to the “mall. This is simply not true. Further, the amenities available to the residents at Paramount will not change. Just look at the rendering above. The Paramount Miami amenity deck will still include all of the same, over-the-top features that were originally planned!

I truly believe that the changes to the retail portion of the project is helpful to the overall value of Paramount Miami.

The Paramount Miami contract coordinator just sent out emails to all of the buyers who have already reserved a unit(s) at Paramount Miami Worldcenter confirming that they are in preparation for contract conversions and the contract conversion packages will be sent out to reservation holders “in the coming weeks.”

Below is the text of the email that was just sent out to Paramount Miami buyers.

“Dear [Buyer’s Name],

On behalf of the PARAMOUNT Miami Worldcenter team, it is with great excitement that I share with you updates as to our progress.

We have been continuing our efforts to sell PARAMOUNT Miami Worldcenter at a rapid pace and are happy to announce that we are ready for contract conversion. As a reservation holder, you have recognized what a truly unique opportunity PARAMOUNT Miami Worldcenter represents and have secured your residence at a pre-construction rate. We are on track to begin the contract conversion process in the upcoming weeks and commence construction thereafter.

Shortly, for your convenience, you should expect to receive a UPS package with your Purchase Agreement along with the Prospectus for your review and signature. However, if you prefer an in-person meeting at our Sales Gallery, you can schedule an appointment with your sales representative.

Included in the package will be the following:

1. Cover letter with detailed instructions for executing and returning all required documents;

2. Your Purchase Agreement (2 copies), Floorplan and Frequently Asked Questions sheet;

3. Prospectus (condominium documents); and

4. A receipt that you must sign and return to us acknowledging receipt of the items listed in #3 above.

For your convenience, you will be provided with a pre-paid UPS return slip and envelope to return all necessary documents. Upon receipt, please promptly return items #2 and #4 along with a check (or a notice indicating you are sending a wire transfer) to complete your remaining deposit of the purchase price.

In addition, although some people have written their “opinions” that Miami Worldcenter will not happen, I am here to confirm that they are flat out wrong. Last week, I spoke directly with the Paramount Miami Worldcenter developer, Daniel Kodsi, and he confirmed rapid progress of Paramount Miami Worldcenter and that the speculation of Taubman backing out of the Mall at Miami Worldcenter is completely FALSE! Miami Worldcenter developers are in the middle of signing some big retailers for the posh new shopping mall. I am hoping that all of this information will hush the pessimists who speculate that the Miami Worldcenter mega project is not going to happen, because it is going to happen and soon!

The plans for the Marriott Marquis Hotel and Expo Center that will be included in the 28-acre Miami Worldcenter project in the heart of Downtown Miami have been announced. A whopping $750 Million project inside the $1 Billion mega-project will include more than 610,000 square feet of convention space and 1,800 luxury hotel rooms.

Last week, the Developers MDM Group, architects and other partners gathered to unveil the plans for the Marriott Marquis Worldcenter Hotel & Expo, which will be the biggest hotel in South Florida when it opens in 2018.

The Marriott Marquis Worldcenter Expo Center will feature 610,000 square feet of exhibit space which will include 390,000 square feet of meeting space, a 100,000-square foot exhibit hall on the ground floor, a 65,000-square foot main ballroom, a 45,000-square foot junior ballroom and a 10,000-square foot, 1,500-seat lecture hall.

The Marriott Marquis Worldcenter Hotel will be just steps from the Mall at Miami Worldcenter and will offer 1,800 luxury rooms on levels 6 through 54 and 1,094 valet parking spaces. This hotel will not only be the biggest hotel in South Florida, but will also be distinguished as a luxury hotel because it is a Marriott Marquis, which is the most distinguished Marriott brand.

Developers of Miami Worldcenter, Miami Worldcenter Associates, received approval from the city of Miami for the first phase of construction, which will include the 765,000 square foot shopping mall that will be anchored by a 195,000 square foot Macy’s and a 120,000 square foot Bloomingdale’s and Paramount Miami Worldcenter, the 58-story, 513-unit luxury condo tower that will sit atop the Mall at Miami Worldcenter. Miami Worldcenter Associates will begin seeking building permits, with plans to break ground on the first phase of construction in the third quarter of this year.

Miami Worldcenter First Phase of Construction Has Been Approved

Soon to be the second largest urban development in the entire country, Miami Worldcenter is well on its way after getting its approval for its first phase of construction from the city of Miami. Developers of the hottest new project in Miami, Miami Worldcenter Associates, will begin to seek building permits for the first phase of the mega-project, which will include the 765,000-square foot shopping mall.

The Mall at Miami Worldcenter is included in the first phase because developers plan for the entire shopping mall to be complete BEFORE completion of the signature residential tower atop the mall, Paramount Miami Worldcenter. This is to ensure that residents of Paramount Miami will not have to deal with the headaches of construction when they are closing and moving into their luxury residences. Also, the developer wants residents of Paramount Miami to have the ability to move in and immediately begin using the mall and all the restaurants and entertainment it has to offer.

The first phase of construction of Miami Worldcenter is estimated to break ground in the third quarter of 2015 with an estimated completion date sometime in 2017. The Paramount Miami Worldcenter condo tower is scheduled to break ground at the same time, since it is built as part of the Mall at Miami Worldcenter, with a completion date of mid-2018.
