Elysee Miami Launches New Waterfront Sales Gallery in Edgewater

 

Last week, Elysee Miami launched the grand opening of its new waterfront sales gallery by hosting a private VIP luncheon for the top Douglas Elliman brokers and then hosted a party by night with attendance by the developers, Two Roads Development, as well as the famed Parisian designer, Jean-Louis Deniot.

The new sales gallery is located at 2900 NE 7th Avenue in the newly-opened Biscayne Beach Miami condo project, which was built by the same developer. This allows buyers to get a real feel of the quality of product that the developer delivers.

Elysee Miami is slated for a summer 2020 completion.

Dubbed “The Sterling,” a sleek, tulip-inspired 73-story mixed use project has recently been proposed by Turkish developer, Okan Group, for 555 N. Miami Avenue in Downtown Miami, just west of the American Airlines Arena and south of the highly-anticipated Miami World Center.

Designed by Behar Font, the proposed mixed-use project is planned to include 362 residential units, 300 hotel rooms, 55,400 square feet of office space, 3,030 square feet of retail space and 9,820 square feet of restaurant space.

Miami’s Urban Development Review Board is scheduled to review the plans for The Sterling on October 6th, according to The Next Miami.


Elysee Secures $16.5 M Construction Loan

Elysee, a 57-story luxury pre-construction condo tower planned to rise along Biscayne Bay at 700 NE 23rd Street in the Edgewater neighborhood of Greater Downtown Miami, has secured a $16.5 Million construction loan from Mosaic Real Estate Credit, according to Curbed.

Securing this construction loan allows the developers of Elysee, Two Roads Development, to move along with the initial phase of construction for the waterfront development. Installing pilings, excavation work and pouring the foundation will start soon, so that Elysee can be on its ways for a slated completion of 2019.

Heavy Hitters Speak at the 2016 Urban Land Institute Miami Condo Symposium

 
Miami Luxury Homes kicked off Art Basel weekend by attending the Urban Land Institute’s 2016 Miami Condo and Community Development Symposium last Wednesday at the newly-opened EAST, Miami Hotel in the one-and-only Brickell City Centre.

Presented by Douglas Elliman, Coastal Construction and Bilzin Sumberg, the highly-powered symposium began with a breakfast and a meet and greet before opening remarks began and were followed by an overview of the condo market by Spencer Levy, Americas Head of Research, CBRE. Following the market overview, we had the pleasure of listening to the “Chairman Chat” which included Vladislav Doronin, Chairman & CEO of OKO Group who is currently developing the uber-luxe Missoni Baia in Edgewater and Howard Lorber, President & CEO of Vector Group AND Chairman of Douglas Elliman.

During the Chairman Chat, Mr. Lorber made some extremely great points that slightly snubbed the naysayers when he was asked about today’s real estate market and where the cycle is currently.

“It’s like when you buy a stock for $10 and it goes to $100 then it goes down to $80…some would say you lost $20.”

Great point…but shouldn’t you be happy that you actually gained $70 instead of looking at the negative? Further, Mr. Lorber said “It is the depressing economists that could kill this business for us. Why does anyone listen to economists, it’s only a degree, I heard that you can even get one online.” Obviously, he was jokingly taking a jab at economists but the crowd must have agreed since everyone burst out with laughter! But, all jokes aside, yes, the market is correcting itself and it isn’t the same as it was a year ago, but that doesn’t mean the sky is falling.

Following the Chairman Chat, the symposium was filled with powerful heavy hitters from the South Florida real estate industry including panelists Ugo Colombo, Founder of CMC Group; David Martin, President & Founder of Terra Group; Moishe Mana, President of The Mana Group; Jorge Perez, Founder, Chairman & CEO of Related Group; Reid Boren, Managing Partner of Two Roads Development; Silvia Coltrane, CEO of Transacta Developers LLC; Neil Fairman, President & Founder of The Plaza Group; Inigo Ardid, Co-President of Key International; Ziel Feldman, Chairman & Founder of HFZ Capital Group; and Eliot Spitzer of Spitzer Enterprises.

Panelists did recognize that the luxury market is slowing down, but Jorge Perez reiterated that the international demand for Miami condos is still in full effect, it’s just now there is more inventory to pick from.

Record-Breaking $8.6M Penthouse Sold at Edgewater’s Biscayne Beach

 
A wealthy Turkish buyer just set a record for the Edgewater neighborhood of Miami by purchasing a luxury penthouse at Biscayne Beach for a whopping $8.6 Million. This record-breaking, 2-story penthouse at Biscayne Beach features a private rooftop sky terrace with a pool and an outdoor kitchen and apparently the buyer replicated the master bathroom to create a 2nd master suite, according to the WSJ.

It seems that affluent Turkish buyers are flocking to Miami’s luxury condo market, most probably viewing it as a much more stable investment as opposed to their usual vacation homes in South of France and London, according to the WSJ. And, why not, Miami offers everything that affluent people want and demand in a second, third or fourth home… tropical weather, beautiful beaches, restaurants with world-renowned chefs, world-class shopping and chic and sophisticated luxury real estate!
