Inside The Expected “Messi Effect” On Miami’s Economy, Including Real Estate

 
Miami is no stranger to being in the limelight. This also is not the first time we’ve bathed in the glow of the limelight as we welcome an athletic prodigy. In 2004, we welcomed Shaq to the Miami Heat, in 2010 it was Lebron James “taking his talents. to South Beach” and ushering in the era of the Big 3 for the Miami Heat. These are very exciting times! In addition to the celebrations, and sports wins and boasting to the rest of the world about our athletic prowess as a city, there is also a positive effect on the local economy.

This time, the celebration is a bit different. Shaq, Lebron, and Bosh were all amazing boons for Miami. And while the NBA is wildly popular in the United States, other countries haven’t quite caught on at the same level. This time it is Messi, an international superstar in an international sport, and arguably the GOAT at soccer football. So what can we expect from the “Messi Effect?”

Ticket Sales

David Beckham has dedicated his career to bringing an MLS team to Miami for the last ten years. Through so much adversity and doubt, his faith in the mission has gone undeterred. He has been successful in forming the Inter Miami CF in 2018, with games beginning in 2020.

Before this monumental addition, you could venture up to DRV PNK Stadium in Fort Lauderdale and watch the home team play for as little as $30. Although they usually didn’t win, you have to recognize that it takes a new club a bit of time to get their feet wet, so to speak. It also adds fuel to Miami’s fire to now have such a star player on the roster, as we are incredibly competitive and love to see the home team win.

For the Messi opener tonight versus Mexico’s Villa Azul, tickets are now starting at $265 per person, and venturing up to the $110,000-range.  While the price tag will likely level off below the $110,000 price tag for the most expensive seats, the increase in both volume and cost are expected to remain remarkably strong throughout Messi’s tenure with the club.

Tourism and Merchandise

Aligning with the increased cost of tickets to Messi’s Inter Miami matches, the economic impact on the city as a whole will benefit.

When large sports events occur in any city, there is a spike in tourism. There is an increase in the amount of money spent in restaurants and recreational outlets, local goods and services as well as sales for local merchandise. Additional infrastructure is also usually needed in order to accommodate the boon of visitors who descend upon the host city for the event. This is evidenced already in the recent renovation of DRV PNK Stadium as well as Freedom Park Stadium, the $1 billion future home of the club that is currently beginning construction. The anticipated delivery date is 2025.

These factors not only generate tax revenue, but also new jobs for the local residents, who then increase their spending habits, creating a full-circle economic strengthening effect. The economic strengthening phenomenon is evident in the competition between cities and politicians when jockeying for hosting privileges of things like the Super Bowl, Copa America, Formula 1, The Olympics and the World Cup.

Miami is very fortunate to have the formula down, and easily is able to garner such events with relative ease, enjoying regular hosting privileges for the Super Bowl and Formula 1 as well as the recent Copa America.  upcoming World Cup feathers in our cap. Last year’s debut of Miami Race Week drew $350 million into the local economy in one week alone.

With a worldwide superstar Messi as a regular spectacle on the pitch, these benefits will be more consistent than one large week before returning to normal. This will become the new normal at least until his contract ends (and is hopefully renewed).

Real Estate

With Florida’s favorable tax climate, there are many who would prefer to own a piece of Miami that they can use when they wish and then rent out when they are home. Bringing in a sports superhero such as Messi increases this demand. We saw it when Lebron joined the Miami Heat in 2010 as well as when Shaq hung his hat here in 2004. People recognize the need for additional rental opportunities and want to be part of both the visiting and the earning aspect of the spectacle.

The thing that is different this time is that with Lebron and Shaq, they each had an immense fanfare with people from the United States. Messi however has a more international and global appeal, as football is more popular in these areas than in the US. This is set to reignite the international appeal of Miami, and bring back the foreign investors that may have waned a bit in recent years.

While this is his first official week of work as a new local Miamian, Leo Messi has actually been a fan of the 305 for some time. He has amassed a beautiful portfolio of properties, yet there is still a sense of mystery regarding where Messi’s home in Miami may be.

Porsche Design Tower

Taking his first dip into Miami real estate, Messi took on one of the sexiest buildings in town. Porsche Design Tower is located in Sunny Isles Beach and is home to 22 of the worlds billionaires along with a host of other celebrities and sports figures. With tight security and privacy, Porsche Design Tower is designed for the elite buyer.

His 47th-floor residence boasts 3,555 interior square feet with a curved terrace that has space for private pool, seating area, outdoor dining as well as a summer kitchen overlooking Golden Beach and the Atlantic Ocean.

Inside, there are three generous bedrooms with four baths and a guest powder room. The integrated kitchen has European glossed cabinetry and gourmet appliances. One of the signature features of Porsche Design Tower is its Dezervator, the patented elevator that allows residents to be lifted to their homes in the sky without leaving their vehicle. The cars are then parked in special garages adjacent to the entry to the residences, allowing guests and neighbors to view car collections on their way to their homes.

As sexy and Miami-esque as Porsche Design Tower is, we do know that Messi will not be living here, at least not immediately. The $5 million residence was rented this spring for $28,000 per month.

Trump Royale

After realizing the returns that can be realized on Miami real estate investments, Messi then purchased two residences at Trump Royale. This building is also located in Sunny Isles Beach. Trump Royale is located at 18201 Collins Avenue and is part of the Trump International Resort that features over 1,000-feet of private beach for its residents.

With all of the amenities of a five-star hotel, this is an amazing investment for the Messi family. Always in-demand, the property is impeccably-kept in a manner that you would never guess it among the first of the glittering modern high-rises that define Sunny Isles today. This purchase totaled roughly $1.8 million at the time, however we do not suspect that Trump International is where Messi will be staying physically.

It is beautiful and welcoming, yet there are far too many apartments in the development for him to be able to relax. I mean, we all saw what happened this week when he simply tried to visit a Publix to grab groceries for the family. He will need a more private location, for sure.

Regalia Tower

A residence where the Messi’s realistically could call home is Regalia Tower, also in Sunny Isles Beach. The 46-story tower has just 39 total residences with each home being a full-floor layout. Messi purchased the 9th floor in 2021 for a reported $7.3 million and there are no reports of it having been leased.

The building is home to other celebrities as well. Grant and Elena Cardone, of 10X Coaching and investment fame, are also raising their family at Regalia. The residences each feature interiors of 5,500 square feet, with terraces that span 2,100 square feet and wrap around the building with a wave-like effect.  Inside, there are four bedrooms and five and a half baths with 360-degree views overlooking Golden Beach, Sunny Isles, the Atlantic Ocean as well as the Intracoastal Waterway.

Key Biscayne Waterfront Home

While it is highly possible that the Messi’s will move into their Regalia condo, there have also been murmurs that they are seeking a waterfront home not unlike the Key Biscayne oceanfront residence they rented in 2021 during Miami’s Copa America tournament.

With 9,000 square feet of living space and 7 bedrooms, the home is estimated to be worth over $24 million. The Messi family spent $200,000 to rent the house during their stay for Copa America. It has been said that Leo prefers living in a home, but with the tournament taking place in late March of 2021 and the Regalia closing being finalized in April of the same year, it could be that during his stay for Copa America, he found the Regalia listing and decided to buy it. We do not know.

What we do know is that Messi will not be moving into 440 S Mashta Drive at this moment as it is neither offered for sale or for lease currently. We also have heard that their presence on S Mashta Drive caused a bit of a scene for the neighbors. The quiet community, while full of important business people and celebrities alike, is accustomed to a quiet life and Messi comes with immense fanfare. This is unlikely to let up any time soon, as everybody is understandably excited about Messi’s presence here in Miami with us and wearing our colors. We are also overjoyed that he shares the same passion to be here with us.

“I’m very much moved to be here in Miami, to be with you,” he said during Sunday’s big announcement. “I want to thank you, all of you, on behalf of my family, for the kindness that you have given me.”

His addition to the InterMiami roster came together so quickly and with so much attention, we understand if maybe he even does not yet know where he will live. The first plan of action is to win his Miami debut game against Villa Azul tomorrow night, as the world is watching.
