Mandarin Oriental’s Views

As the build site is on an island in the middle of the Biscayne Bay, the residences will each offer expansive views. Buyers will be able to choose between views of the Biscayne Bay, the Port of Miami, and several different combinations of bay and skyline. Higher floors will also offer views of the Atlantic Ocean. There is no floor plan or line of the building that offers a less-exquisite view.

Another aspect of the view to be mindful of is the fact that all of the views are protected. One Island Drive is the last available build site on Brickell Key, which protects the immediate views to the north. There is no risk of a tower being constructed next door, blocking the adjacent views. The other three sides of the lot are direct waterfront, which are of course protected.

Pictured below is the build site for The Mandarin Oriental Residences, Miami. The existing hotel will be demolished in order to make space for the new 60-suite hotel that will be constructed after the 220-unit residential tower is constructed on the green space shown.

The developers have owned this development site for 40 years, waiting for just the right moment to put their finishing touch on Brickell Key Island.

The Project Makeup/Exclusivity and Privacy

The Mandarin Oriental Residences, Miami will be divided into two sleek towers that share an amenity podium with over 100,000 square feet of exceptional resort-style amenities. Included on the amenity levels will be cascading infinity pools that offer the illusion of the crystal-clear ocean, private cabanas, world-class restaurants with award-winning chefs and a signature wellness center with fitness and spa facilities.

Phase One is slated to include 220 private residences in a 64-story tower that rises 800 feet. These homes will range from an impressive 2,333 square foot two-bedroom plan to four-bedroom layouts that are over 4,000 square feet. In the lower floors, every floor has 5 residences with private elevators and expansive terraces.

As you travel up the tower, the residences get larger with fewer per floor until you reach the penthouse level. On the top floors, Swire has planned two elegant duplex penthouses that cover an expansive 7,000 square feet under air and the most panoramic views you can imagine.

The second tower will include the new Mandarin Oriental Hotel. It will be 400 feet tall and offer 151 guest rooms, 61 private residences and 28 hotel residences.

The addition of this separate hotel tower will offer the true resort experience to owners of Mandarin Oriental Residences, Miami, yet without losing the privacy of living in a boutique development. The hotel tower will be accessible for the residence owners, yet hotel guests will only be permitted in the residential tower by invitation.

Overall, the project will be evocative of a private tropical Eden. The landscape architects have planned lush greenery with flowering plants that offer natural canopy that extends from the Brickell Key boardwalk through the private project.

JDS Development Group Unveils Mercedes-Benz Places in Miami’s Brickell Financial District

Mercedes-Benz is entering the Miami real estate game by partnering with New York’s uber-successful JDS Development Group. Together they are bringing Mercedes-Benz Places to the Brickell Financial District. When completed, the sleek tower will reach 67-stories and offer 2.5 million interior square feet, making it one of the largest developments in Florida.

The tower is currently under construction at 1 Southside Park in Brickell with 1133 SW 2nd Avenue as the address. This central address positions Mercedes-Benz Places with close proximity to the banks and financial institution that have made the area famous since the early 1980’s. It is also near the vivid entertainment and nightlife options that have flourished over the years. With a location that is convenient to I-95 access to Miami Beach or Miami International Airport is a snap.

St. Regis Residences Sunny Isles Sales And Construction Update

The last time we checked in with the St. Regis Residences in Sunny Isles, the developers were breaking ground on the development and releasing the timelines for the twin-tower development. As we enter the Spring of 2024, Cheateaû Group and Fortune International are prepared to open sales of the second tower.

Groundbreaking

When they broke ground with a lavish ceremony and celebration in August of 2023, the development announced that the first tower had sold 75% of its 170 residences with prices starting at $3 million. Demonstrating the strength of their confidence in the project, construction commenced on both towers despite the fact that sales in the second tower had not even been released yet.

Developers typically build multi-tower projects in phases as the residences are placed into contract. It is not uncommon for these residences to be constructed even years apart as the sales timelines allow. The sales at St. Regis Sunny Isles have proven to be so brisk that the developers have opted to begin construction on the entire project at once, so that buyers can realize the entire development at once.

“It’s significantly more attractive to have both towers going up at the same time and delivering close to each other,” the developer told The Real Deal.

St. Regis Sunny Isles North Tower Debut

It has been a busy season for the super-luxury development as 80% of the 170 residences in the South Tower have been sold, including the $55 Million upper penthouse. This has prompted the developer to begin offering the final tower as demand has remained high.

Listening to market feedback over these last months, the floor plans of the North Tower residences are larger without sacrificing the level of security, privacy, service and luxury that buyers of the St. Regis Residences have come to recognize. Floor plans range from 1,800 square-foot plans with two bedrooms up to 5,500 square-foot plans with as many as 5 bedrooms.

Prices begin at $4.5 Million up to $15 Million for the North Tower residences.

Although the tower bears the St. Regis name and services, there is no on-site hotel. This is a residential-only location in order to add to the exclusivity of the project.

When completed in early 2027, the 62-floor development will reach 817 feet above the Sunny Isles Beach and bring 336 ultra-luxury residences to the exclusive enclave of South Florida. At 750-feet, the towers will be among the tallest on the beachfront strip.

With soaring 30-foot ceilings with impact glass from top to bottom, 12,000 interior square feet for seven bedrooms and nine bathrooms, two east-facing balconies to enjoy the colorful sunrises and bay views and two private elevators, no detail has been missed in this penthouse.

Within the residence, the developers at YTech and the architects from Milan-based ACPV ARCHITECTS led by Antonio Citterio and Patricia Viel worked together to execute an immense level of research in order to make sure even the smallest details are addressed.

The focus was creating a truly livable and engaging space. Natural materials such as silk georgette marble, eucalyptus wood claddings, mineral lime-based finishes, fluted glass walls, spaghetti stone touches and ash flooring were hand-picked by the design team after months of research and sourcing.

In Bay Harbor Islands, the wellness-focused club will incorporate private residences as well as LEED-certified office space just a stone’s throw from the Shops at Bal Harbour at 1177 Kane Concourse. The boutique development will offer 54 private residences in a location where residents can enjoy the walkability and serenity of the quiet enclave so close to the action of Miami Beach.

Inside the residences, owners will find many wellness-focused features including meditation nooks, integrated yoga mats, and the primary bathrooms have therapeutic tubs and rain showers. The kitchens boast workstation sinks and faucets with an array of water options.

The interiors are designed by New York’s Meyer Davis Studio with the natural landscape of Miami Beach in mind.

In the amenity areas, ‘THE WELL’ Bay Harbor will offer a full range of wellness experiences. This includes merging of Eastern and Western therapeutic experiences that center on complete holistic well-being. There will be the expected dedicated spots for pilates, meditation and yoga, but also thermal treatments, saunas, steam rooms, hamamm, and therapy rooms with diverse treatment offerings.

On the rooftop there will be a feng shui-friendly circular heated pool as well as a lap pool. In the fitness area, a variety of fitness activities are arranged around floor-to-ceiling windows with sweeping views.

The boardroom and serene reading room are optimized for productivity and creativity nestled in a comfortable and mentally calming environment.

The exterior of the development has been designed by Miami-based juggernaut architect, Arquitectonica. In order to ensure it is in fact a complete development, 102,000 square feet of office space has also been incorporated into the project. The office spaces are fully customizable with a lobby, the office spaces as well as a rooftop area. On the rooftop, professionals will find meeting spaces, creativity zones, outdoor workspaces and other wellness-related amenities.

Prices start at $1.275 million up to $5.3 million with nearly half of the building already in contract. Closings are expected to begin in 2026.

Gale Hotel & Residences Announces New Downtown Miami Condo-Hotel Units

 
Keith Menin along with Marisa Galbut, have unveiled a new 240-key location of their Gale Hotel Brand in Downtown Miami. The project is in conjunction with the sold-out Natiivo development that launched in 2019. Within the 240 units, 80 will be hotel rooms and 160 will be offered for sale as a much-needed condo-hotel option in the neighborhood.

Within the 240 room hotel are 160 condo-hotel options that are for sale and 80 regular hotel rooms. They range in size from 410 square feet up to 910 square feet and the layouts offered are studios, 1-bedroom plans and 2-bedroom plans.

The Gale Hotel & Residences in Downtown Miami will join its sister developments, The Gale Hotel Miami Beach at 1690 Collins Avenue as well as The Gale Residences Fort Lauderdale at 401 North Birch Road.

Prices for The Gale Hotel & Residences Downtown Miami range from $400,000 – $1 million and they are expected to be ready for occupancy and rental in 2024. The tower was topped off in 2022.

Details on the tower

The Natiivo tower, within which The Gale Hotel and Residences Downtown Miami will be located, is currently under construction at 601 Northeast 1st Avenue. The Natiivo portion of the development is home to 448 units that launched in 2019 and are now completely sold out.

The 51-story tower will be home to over 70,000 square feet of wellness-focused amenities spread across three floors that the hotel, the condo-hotel and the condominium will share.

To start, the amenities include a staffed pool area overlooking the Biscayne bay and Miami skyline with multiple full-service restaurants. There will be pool-side cabanas and multiple lounge areas.

At the wellness center, guests and residents will find a state of the art gym and spa that includes indoor and outdoor yoga, a full hammam with steam and sauna, and treatment rooms. There will be a staffed juice bar for refreshment before or after your treatment.

In addition, there will be 125,000 square feet of office space and a 20,000 square foot event space. The ground level retail will be host to a 9,000 square foot restaurant and outdoor garden, rumored to be Bodega Taqueria. They have locations in Coconut Grove, Aventura, South Beach and Chicago.

Why a Condo-Hotel might be right for you

Many people are interested in ownership of a piece of Miami, but are from out of town yet visit frequently or commuters. What happens with this property when you are not in Miami?

With a condo that has AirBnb permissions, you could lease the condo out in your absence. With this option. you will need to furnish the unit, arrange for management nearby that includes cleaning after each guest, check in/check out, the rental listing management and occupancy and so on.

For those who prefer to be less hands-on, the condo-hotel is the better option. These units are managed by an in-house staff that is usually a large name (flag) hotel brand. When you take ownership, they are all furnished uniformly according to the brand standard and really all you have to do is let them know when you will be using the property. The hotel brand takes a portion of the nightly rate but you do not have to have any interaction with the guests. From the guests’ perspective, they are simply staying in the hotel as though they were staying in one of the standard rooms. It is more convenient but you do sacrifice the ability to decorate the residence to your taste.
