The boutique development will offer 54 private residences in a location where residents can enjoy the walkability and serenity of the quiet enclave so close to the action of Miami Beach.

In the amenity areas, ‘THE WELL’ Bay Harbor will offer a full range of wellness experiences. This includes merging of Eastern and Western therapeutic experiences that center on complete holistic well-being. There will be the expected dedicated spots for pilates, meditation and yoga, but also thermal treatments, saunas, steam rooms, hamamm, and therapy rooms with diverse treatment offerings.

On the rooftop there will be a feng shui-friendly circular heated pool as well as a lap pool. In the fitness area, a variety of fitness activities are arranged around floor-to-ceiling windows with sweeping views.

The exterior of the development has been designed by Miami-based juggernaut architect, Arquitectonica. In order to ensure it is in fact a complete development, 102,000 square feet of office space has also been incorporated into the project. The office spaces are fully customizable with a lobby, the office spaces as well as a rooftop area. On the rooftop, professionals will find meeting spaces, creativity zones, outdoor workspaces and other wellness-related amenities.

Gale Hotel & Residences Announces New Downtown Miami Condo-Hotel Units

 
Keith Menin along with Marisa Galbut, have unveiled a new 240-key location of their Gale Hotel Brand in Downtown Miami. The project is in conjunction with the sold-out Natiivo development that launched in 2019. Within the 240 units, 80 will be hotel rooms and 160 will be offered for sale as a much-needed condo-hotel option in the neighborhood.

Within the 240 room hotel are 160 condo-hotel options that are for sale and 80 regular hotel rooms. They range in size from 410 square feet up to 910 square feet and the layouts offered are studios, 1-bedroom plans and 2-bedroom plans.

The Gale Hotel & Residences in Downtown Miami will join its sister developments, The Gale Hotel Miami Beach at 1690 Collins Avenue as well as The Gale Residences Fort Lauderdale at 401 North Birch Road.

Prices for The Gale Hotel & Residences Downtown Miami range from $400,000 – $1 million and they are expected to be ready for occupancy and rental in 2024. The tower was topped off in 2022.

The Natiivo tower, within which The Gale Hotel and Residences Downtown Miami will be located, is currently under construction at 601 Northeast 1st Avenue. The Natiivo portion of the development is home to 448 units that launched in 2019 and are now completely sold out.

The 51-story tower will be home to over 70,000 square feet of wellness-focused amenities spread across three floors that the hotel, the condo-hotel and the condominium will share.

To start, the amenities include a staffed pool area overlooking the Biscayne bay and Miami skyline with multiple full-service restaurants. There will be pool-side cabanas and multiple lounge areas.

At the wellness center, guests and residents will find a state of the art gym and spa that includes indoor and outdoor yoga, a full hammam with steam and sauna, and treatment rooms. There will be a staffed juice bar for refreshment before or after your treatment.

In addition, there will be 125,000 square feet of office space and a 20,000 square foot event space. The ground level retail will be host to a 9,000 square foot restaurant and outdoor garden, rumored to be Bodega Taqueria. They have locations in Coconut Grove, Aventura, South Beach and Chicago.

Why a Condo-Hotel might be right for you

Many people are interested in ownership of a piece of Miami, but are from out of town yet visit frequently or commuters. What happens with this property when you are not in Miami?

With a condo that has AirBnb permissions, you could lease the condo out in your absence. With this option. you will need to furnish the unit, arrange for management nearby that includes cleaning after each guest, check in/check out, the rental listing management and occupancy and so on.

For those who prefer to be less hands-on, the condo-hotel is the better option. These units are managed by an in-house staff that is usually a large name (flag) hotel brand. When you take ownership, they are all furnished uniformly according to the brand standard and really all you have to do is let them know when you will be using the property. Construction Has Begun At The New Inter Miami Stadium In Miami Freedom Park

 
It appears that Messi’s arrival in Miami has prompted forward motion in multiple ways. Not only is the Inter Miami FC now on a winning streak and ticket sales have gone into the stratosphere but after years of lobbying and preparation, construction has finally commenced on the new permanent Inter Miami Stadium in Miami Freedom Park.

The first phase of the development began earlier this month, which is the $350 million stadium itself and adjacent retail and entertainment outlets. Everyone is really pushing for the construction to be completed on the Inter Miami Stadium before Messi’s contract ends in 2025. As of this month, hoards of heavy equipment and crews are on the site and performing the site work. A formal groundbreaking will take place this fall.

When completed, the stadium will hold 25,000 spectators and is adjacent to a 58-acre public park with a 1-mile bicycle and walking trail that meanders around many different sports practice fields.

Phase two will encompass the three hotels that will offer 750 rooms, offices and additional retail. The construction on this part is expected to continue through 2030. In total, there will be over 1 million square feet of commercial retail, entertainment and office space.

A Tight Construction Timeline

While Mas is optimistic about the construction timeline, there are still many moving parts that all must fall into place in order to meet the deadline. For starters, the FAA has not yet approved the height of the project. As a matter of fact, they have not even received the proposed heights in order to consider them according to the Wall Street Journal.

In September, Miami Dade’s DERM is expected to receive a report on the site as a followup from a meeting in July when it was discovered that the site requires remediation from arsenic and pesticides. A traffic impact study will also need to take place to ensure that the increased congestion does not negatively impact the Miami International Airport. This study was supposed to have been submitted in December 2022, but has not yet been turned in, so there is still quite a bit to do in order to ensure delivery on time for the end of Messi’s contract.

Naturally we all hope for an extension of his contract, but there are no guarantees at this point.

Economic Impact

The overall project is offering a monumental positive economic impact to Miami. Not only is it creating 15,000 jobs, the minimum pay is $15/hour. The league is also contributing $5 million in donations toward the Miami Baywalk-Riverwalk project and an additional $20 million to the City of Miami Parks Department.

It is estimated that once completed, the project will generate almost $43 million per year in tax revenue, and this is not costing the taxpayers a dime. The total value is estimated at $1 billion.

Whether we make it to the deadline and are able to see Messi play in the new Inter Miami Stadium or not, both his presence and this project are a massive windfall to our community. It is so rewarding and inspirational to see all of David Beckham’s hard work and faith in our city pay off after all of these years.

The Wharf Miami Prepares To Close For Redevelopment

 
It seems to be the end of an era. The ever-popular waterfront hotspot The Wharf is closing its gates for good. Sort of.

In actuality, the site was always meant to be temporary. Developers wished to activate the attractive waterfront development site as they sorted out the plan for the new, permanent location. They did a great job with this too! The Wharf is a ton of fun.

With a popup indoor/outdoor shelter overlooking the Miami River as well as outside patio-style seating, The Wharf Miami also has seven bars and a collection of food trucks. They routinely host themed parties for grown adults and it’s just fun and low-key.

What Will Be Built In The Wharf’s Space?

This is a fun and trendy design. The Wharf Miami Riverside, as it will be called, is a 10-story development that includes a permanent location for The Wharf. There will also be a spot for Garcia’s Seafood, where many locals go to purchase the freshest fish available.

In addition to the new permanent locations, there will be a 10-story Dream Hotel with 165 rooms. An expanded marina will now welcome megayachts, an indoor live music arena, and a publicly-accessible riverwalk. In total there will be 200,000 square feet of entertainment so it is intended to be quite the destination.

The Team

The Wharf is owned by Breakwater Hospitality Group and MV Real Estate Holdings. They have partnered with Driftwood Capital and Merrimac Ventures for the project and hired Cube3 for the design, interior designs by world-renowned iCrave and Savino-Miller Design Studio to handle the extensive landscapes.

Timelines

To begin, a new seawall will need to be installed. Work on this could begin relatively soon with an anticipated groundbreaking slated for the end of 2023. The seawall permit has already been issued and the construction permit is currently in the works with the Miami Building Department.

Bidding farewell to the temporary location we have all come to know and love, Breakwater is planning a series of their famous themed parties. These are set to take place September 15-16. The first 500 people to RSVP for these events will also be able to spin a wheel and obtain memorabilia that likely includes Wharf-themed attire, blow up decorations and other goodies.

Five Park Residences on Miami Beach is preparing for topoff, which is a huge win for Miami Beach. Terra Group has taken a once-blighted 3-acre site and really made a transformation.

What we used to look at was the shell of some old building. But today it is a 44 story tower with a beautiful park. There is a Monstrum Playground now and a proper dog park. This is a huge win for the city and the condos are beautiful.

According to development representatives, the building will be topped off in September and residents can expect to start moving in next fall (2024). Purchase opportunities do remain in a limited scale from $1.1 million up to $25 million for the penthouse.

The Shore Club Residences in Miami Beach Lands $430M Construction Loan

 
In a groundbreaking deal, The Shore Club Residences at 1901 Collins Avenue in Miami Beach has landed an incredibly difficult construction loan for their new waterfront super-luxury tower.

The financing is provided by JPMorgan, according to a press release, and is valued at $430 million based upon developer reputations, buyer liquidity and sales.

This is monumental as construction loans are incredibly tricky, especially as economy confidence wanes. This is further proof Miami’s unique blend of waterfront properties with superior designs and offerings, sweeping views and the lifestyle of luxury remains in-demand with the global elite.

With two thirds of the residences already in contract since sales began in early 2023, the 18-story development will be part of the Auberge Collection. Each of the 49 residences is completely unique. In the Shore Club Private Collection, there will be 44 condominium units along with a boutique hotel.

Four of the properties are also one-of-a-kind as they are situated in the nearby Cromwell House and one is a more private stand-alone beach house.

The 1939-built home whose complete renovation is also designed by RAMSA (Robert A.M. Stern Architecture) in collaboration with Miami-Based Kobi Karp Architecture. The remaining two will be penthouses, with details coming soon.

Prices are placed between $6M-$40M and average at $20M. This works out to $5,000-per-foot, which will solidify buyers’ position in the new Billionaire’s Row of Miami Beach.

River District 14 Brings Flexible Living To The Miami Hospital District

 
Coming soon to Allapattah just blocks from the Miami River and the Miami Hospital District is a new 16-story condo development with 283 investor-friendly condo units that allow short-term rentals. The Location of River District 14

The location of River District 14 is the first thing that comes to mind. Allapattah is located just west of I-95 and has been lauded as the next area of gentrification as new developments continue to saturate the areas closer to the Biscayne Bay. With popular eateries and entertainment venues such as The Wharf and Seaspice, socialites and urban-dwellers are already venturing over to the banks of the Miami River to enjoy afternoons and evenings of fun.

Adjacent to River District 14’s construction site is River Landing, a shopping center that offers a new Publix grocery, Pet Supermarket, fast food options including Chic Fila and Haagen Daaz, as well as Planet Fitness and retail shopping outlets. Nearby Metrorail Stations make commuting into Downtown Miami, Brickell, Coconut Grove and Coral Gables a breeze, which also brings up the proximity to the University of Miami (UHealth) Campus. Access to Miami International Airport is also a cinch on the Metrorail, or via car.

The residences in River District 14 are of course spectacular, but the main draw to the project is going to be the flexibility of use. Since the condo units have the option of being delivered fully-furnished and allow short term rentals, we can think of several profiles of potential buyers or renters that would maximize the potential for the space.

For starters given the proximity to the hospital district, families of long-term patients are always faced with a challenge of finding suitable accommodations close by. Hotels seem so transient and you cannot properly settle in during your stay. You would have to eat out for every meal. With a short-term rental condo, you could stay adjacent to the hospital so that you are available for your loved one during their recovery and close to the medical care if you are in an outpatient situation. You can live in a proper home and settle in to live as normally as possible during this transition time.

It is also amazing for visiting doctors or nurses who would stay for a few months before returning to their home, wherever that may be. Doctors are also known to have to work long shifts and odd hours, so a place to rest their head close by is immensely valuable. Medical students value living near the hospital as well so that they are readily available during their residency, yet still have convenient access to the nightlife that the city core offers.

Being close to the airport is another draw to this location. Pilots and flight attendants are known to work together to have what is called a “crash pad”. This is a rented apartment that is convenient to the airport where flight professionals can arrange to stay during long layovers or during stop-ins to different cities.

The possibilities for this location and short-term rental offering really are endless without even tapping into the obvious tourist market and long-term tenants.
