Nestled along the historic stretch of Biltmore Way, just moments from the Coral Gables’ Financial District and near the Grenada Golf Course, a new boutique 12-story condo development is preparing to rise. 719 Biltmore Way is the brainchild of a powerhouse team that has been assembled to bring a dream to life for a select few. We were pleased and honored to be invited to visit with the developers and design team in order to learn more about this special project.

With just 9 full-floor residences that are slightly over 3,500 interior square feet, each unit is designed to offer the feel of a private estate yet without the necessary upkeep. Each home offers 4 bedrooms and 4 bathrooms plus a guest powder room with exquisite finishes, top-of-the-line appliances and practical services that will make life easier for year-round occupants.


The Vision

Luis Riquezes, the COO of JQ Group of Companies and the developer of 719 Biltmore Way told me “the idea of building something unique, boutique with only 9 private residences on an iconic street in the heart of Coral Gables was enticing.”

Coral Gables was developed in the 1920’s and is the first planned community in the United States. With strict architectural and zoning regulations, the community is almost exclusively built in the Mediterranean Revival Style. This style is carried through on the façade of 719 Biltmore Way, albeit with modern contemporary and ultra-luxury finishes inside.

The elegance of the exterior is evocative of a boutique residential development in New York’s Park Avenue area, but with the charm of Coral Gables architecture and design.

Coming off of the success of BrickellHouse, where the location and views were the focal point and Centro in Downtown Miami, where urban living and the availability of public transportation were key factors, Riquezes knew he would need to bring in a top notch architect and designer to bring his vision to life for Coral Gables.

He was envisioning a retreat for those who have likely lived in Coral Gables for many years and are accustomed to the lifestyle it affords. Caffe Abbracci is just four short blocks away. The Grenada golf course is right there. Merrick Park is around the corner.

Established families do not always wish to relocate to new areas after their lifestyle changes. At some point, children leave home, retirement happens, you want to travel, but this is not always so easy if you have a large estate to tend to. With 719 Biltmore Way, you are minutes from the airport. All of the familiar restaurants, shops and offices that you are used to are still there close by. When you come home from an extended trip, the building management has tended to everything for you. This is the lifestyle that Riquezes envisions for himself one day, so today it is offered to those who choose 719 Biltmore Way.

The Team

In order to ensure that he got the offering right, Riquezes brought in Mr. Willy Bermello from the famed architecture firm Bermello & Ajamil to design the building and layouts. Bermello jumped at the opportunity to design a unique residential building on historic Biltmore Way because he has lived in Coral Gables since 1963 and the historic way has a special place in his heart. Long being enamored with the history of “The City Beautiful,” Bermello said “Biltmore Way is just as important today as it was to Coral Gables’ Founder, George Merrick, more than 100 years ago.”

Fresh off of the success of The Pearl cruise ship terminal for Norwegian Cruise Line in the Port of Miami, Mr. Bermello has over 40 years of experience designing buildings in the Miami area. He will tell you that one of his favorite condo towers he designed was the Four Seasons Miami in Brickell, but we are also fond of his work on Glass in Miami Beach‘s South of Fifth neighborhood. All are amazing projects and his style flows smoothly into this new project.

Finishing off the project is Eilyn Jimenez from Sire Design. She takes the vision of JQ Group and the design from Mr. Bermello and has elegantly appointed each corner of each room, leaving a seamless finish that communicates both respect and adoration for the history of this area with the luxuriously appointed expectations of modern living. Ms. Jimenez’s designs can be found all over Miami and Miami Beach including the corridors of Murano Grande in South of Fifth, private residences at Park Grove in Coconut Grove, Jade Signature in Sunny Isles and the lower penthouse of Elysee in Edgewater. She stays booked up and the reason behind this is clear…her designs evoke a calm yet luxurious sense of serenity that is very much in demand.

Inside 719 Biltmore Way

The synergy of these three superstar teams comes together inside 719 Biltmore Way and it is evident that this building is designed as a home, not as a rental investment like many condo buildings in South Florida. Everything in this development is not only above ground, it is also on high ground (by Miami standards).

Owners need not worry about leaving on vacation, only to return and find their prized car collection flooded in an underground garage. Should a hurricane point our way (as they tend to do from time to time), residents at 719 Biltmore Way are not only safe, they are also not inconvenienced. The building is tapped into the City of Coral Gables gas lines, offering gourmet cooking and efficient heating of water. There is a full generator that not only covers the elevators during a storm, it keeps the building running as though nothing were going on. Each residence is serviced by not one but two private elevators, so waiting to come or go will never be a hassle. The entertaining areas of the residence face south and are separated from the private bedrooms, each one ensuite and with a walk-in dressing room. The bathrooms are spa-inspired with glass-enclosed rain showers and imported Italian vanities.

The kitchens are outfitted with top-of-the-line integrated appliances and extended marble islands for ample prep space with additional storage underneath. Each residence also includes a summer kitchen on one of the private balconies.

The rooftop 12th floor is dedicated to an amenity space with a heated swimming pool with tropical landscaping and plenty of lounge areas, a fitness center with the latest cardio machines, flexible business and study room that has workspace areas, contemporary furnishings and flat screen TV’s.
