We have covered both Brickell and Coconut Grove extensively, but what about those people who are looking for a combination of the two? Someone who wants a quiet home with lush landscaping, or a low-rise condo rather than the high-density living found in Brickell, but still wants to be closer to the hectic activity that is found in the urban core? Allow me to highlight South Brickell.

South Brickell is officially characterized along Brickell Avenue and South Miami Avenue from 15th Street down to the Vizcaya Museum & Gardens. If you are looking for a single-family home in Brickell, this is your only chance. With incredibly limited inventory, this is one of the most competitive enclaves in Miami. The homes range from historic mansions that have been extensively renovated, such as the ones recently purchased by Ken Griffin for $107 million to this midcentury modern gem that was recently sold across the street from Alice Wainwright Park.

For $15.4 million, this newly constructed masterpiece is within walking distance to the bay and maximizes the space on the lot by incorporating additional green space to the rooftop terraces and an indoor/outdoor feel that is reminiscent to the lushly landscaped architectural masterpieces you will find in the Jardins section of Sao Paulo.

For those who prefer waterfront high-rise living, we would search Brickell Avenue from 15th Road down to 25th Road. Along this strip, you will find a host of luxury buildings from the 1980’s to new construction. One of the more historical locations is the Atlantis on Brickell. This modern-designed building was one of the first in Arquitectonica’s portfolio. It was featured several times in the opening credits of the original Miami Vice as well as a backdrop in Scarface.

Another option would be Bristol Tower, where Pharrell Williams famously owned the art-filled penthouse for many years. This cylindrical-shaped building was constructed in the 1990’s and features floor plans up to 7 bedrooms. If new construction is your thing, Una Residences on 25th Road is the place to be. The iconic architecture of this tower will certainly stand out in the dramatic Miami skyline, with the interior of the tower offering all of the privacy of a single-family residence with the convenience of a fully-staffed tower.

If you were curious about the wellness-focused new development set to go up near CocoWalk, you will also be interested in 2200 Brickell. This 5-story development is scheduled to begin just 1 block from the bay with 104 residences that are currently priced from $1 million. The project will be spread over 1.7-acres and the structure is an unheard-of 400-feet long.

2200 Brickell will adopt the same strategy as the nearby single-family new builds of maximizing space by incorporating the rooftop into a garden amenity space. This project is still in the planning stage, but is expected to be approved once minor changes are made to the balconies in order to break up the space and diversify the façade.
