Terra And Major Food Group Join All-Star Development Team For Villa Miami In Edgewater

 
It’s a new development party! An impressive team of creative minds have come together with plans to construct a new 55-story tower in Miami’s Edgewater district. The condo is slated to be called Villa Miami, and will replace a Zaha Hadid design that was planned a few years back.

The all-star development team includes Louis Birdman, who was also one of the developers of 1000 Museum. As of this week, Terra Group and Major Food Group have also joined in the partnership, offering a new spin and a new design (pictured above).

Located at 710 Northeast 29th Street, the initial development team secured FAA approval to build a 649-foot tower that was to be called 710 Edge (pictured below). Designed by Zaha Hadid, the tower’s design gave it the appearance of being a “little sister” to 1000 Museum just blocks away. Details of Villa Miami are still coming together, but we do know that the building will be 55-stories tall and include 72 fully-finished residences.

Inside the building, residents and visitors will be able to experience the influence of Major Food Group, which is led by Mario Carbone, Jeff Zalaznick, and Rich Torrisi. They will naturally operate and brand the restaurants, lounges, bars and amenities including a waterfront restaurant on the ground floor. Upstairs, thoughtfully curated interiors will be done by Vicky Charles of Charles & Co from NYC.

Prices have been released, with 2,939 +/- square foot half-floor residences starting at $4.550M and 6,083 +/- square-foot full-floor residences starting at $8.5 million.

Villa Miami is the first residential tower that Major Food Group is to be a part of. The restaurant group had previous plans to take part in Michael Stern’s project at 888 in Brickell, before the arrangement fell apart. They have been present in the South Florida culinary scene with Carbone in South Beach that was opened over 2 years ago, adding Contessa in the fall. Contessa is their 10th restaurant in South Florida.

Terra Group is a household name in the Miami residential development arena. They are currently building Mr. C Residences in Coconut Grove and are also undertaking a joint venture of Five Park in South Beach.

Waldorf Astoria Hotel & Residences Downtown Miami Construction Update

 
Site work for the Waldorf Astoria Residences in Downtown Miami is well underway and on track with the developer’s construction timeline, according to an update received today. In addition, a construction loan has been issued for the project provided by Mack Real Estate Credit Strategies.

The issuance of the construction loan is a notable milestone in any development, indicating the strength of the developer as well as the project itself. Most construction loans are collateralized by contracts and deposits on the pre-sold  residences, which are typically offered at more reasonable prices to those investors who are able and willing to make a purchase decision from a simple plan and set of renderings.

Construction lenders also keep an eye on the portfolio of an active developer in order to hedge their risk against the project being started and not completed. Given the fact that Waldorf Astoria was nearly halfway sold far before groundbreaking, the strength of PMG’s portfolio and the fact that a timeless brand such as Waldorf Astoria is putting its name on the building, the construction loan was practically a no-brainer.

To prepare for vertical construction, the deep soil mix (DSM) work should be completed by May. From there, foundation piles will go in. The underground infrastructure for temporary power is complete and ready for FPL to activate. We should see the vertical structure begin to rise by the start of 2024.

High rises such as these typically rise at a rate of 1 floor per week, followed by a year to trim out the structure with all of the luxurious finishes you can see pictured in the brochure and have come to expect from a brand like Waldorf Astoria. When all is said and done, closings should begin in early 2027, just in time for the opening of the new Miami Signature Bridge nearby. Prices are set to range from $3.8 million for studios to upwards of $43 million for a penthouse so high, it looks down upon incoming jets.

Celebrate Valentine’s Day With One Of Miami’s Many Mysteries

 
This week is the week that we all put our love on display. Some call it a Hallmark Holiday and some wait eagerly for a surprise each year, but most every couple recognizes the day to a certain extent. We talk often here about restaurant openings, so thought to switch it up a little bit this year and suggest a day trip to explore a romantic tale as well as one of the biggest mysteries around; the Coral Castle.

This is a tale of the pain of loss, which is overcome by the power of love and Miami’s penchant for being a place for rebirth. Located about 25 miles south of Coconut Grove at 28655 South Dixie Highway in Homestead, the castle is an architectural anomaly. Constructed with over 1,100 tons of oolitic limestone before the invention of tower cranes, nobody really knows how it physically came to be.

Legend has it that Edward Leedskalnin was just 26 years old when his fiancé in Latvia opted to cancel their wedding just a day before the big event. He was so heartbroken that he immigrated to Miami and set out to work building a testament to his love despite his lack of formal training as an engineer. Mr. Leedskalnin was extremely eccentric and private, not allowing anyone to view his progress until it was completed.

The stone slabs he used were enormous including whole walls that are one stone, a large crescent moon, a dining table, and more with only the use of a few homemade tools. A few teenagers caught a peep of the progress at one point and reported back that he had entire stones moving like hydrogen balloons. We can only imagine that sight!

For years Mr. Leedskalnin would offer personal tours of the property. You just rang the doorbell and he would come down. The door closed behind you and he showed you his personal home, but he was not keen to answer too many questions. When asked how he moved the stones, he would just say that it’s easy if you know what to do. If you asked what was the reason behind the castle, he would vaguely claim it is for his “Sweet Sixteen”.

The Scenic Route

There are several ways to venture down to the Homestead area, but we prefer the more scenic route for a leisurely trip like this. They are all around 30 minutes. If you drive South on Old Cutler Road until it turns into the Ronald Reagan Turnpike in Cutler Bay, you are already almost there.

After visiting the Castle Museum, there are many restaurants to choose from, particularly authentic Mexican spots.

Bentley Residences Showcases New Renderings Ahead Of Gil Dezer Day In Sunny Isles

 
March 1 is a fun day for Sunny Isles Beach. The high season is in full swing, billionaires are basking in the sun along the beach, it is Gil Dezer’s birthday, and the City of Sunny Isles Beach has coined the day “Gil Dezer Day” in appreciation for his contribution(s) to the skyline.

This year, he has released new renderings and timeline updates for the new Bentley Residences Miami. This marks the first-ever residential partnership for the luxury brand, but far from the first partnership with a luxury brand for Mr Dezer. Many of you are already familiar with his work at Armani Casa and Porsche Design Tower which like Bentley Residences, also features a Dezervator. The Dezervator is a specially-designed elevator/car lift that allows residents to remain in their vehicle as it is carried to their doorstep in the sky at 800 feet per minute and stored in a 4-car garage adjacent to the residence (pictured below). This time last year, Dezer was getting ready to open his $10 million sales center on the build site. It did open, and sales took off. We are now anticipating the groundbreaking of the 63-story tower, which is scheduled for June 1, weather and permits permitting of course. Considering everything goes according to schedule, the residences will be delivered in late 2026/early 2027.

When completed, the tower will become the tallest oceanfront building in the United States at 749 feet tall. There will be 216 residences that each feature private 4-car garages and private pools on the balconies of each unit. The balconies are also unique, offering a true indoor/outdoor feel that maximizes the ocean breeze and our amazing South Florida climate.

The building’s design and façade are inspired by the recessed diamond patterning in the interiors of Bentley automobiles. It features reflective glass triangle panels that are each set 3 inches deep to form a glittering diamond shape, according to Sieger Suarez.

Suarez also gushed about the interiors of the residences and their nod to the distinctive style of Bentley’s brand. The faucets in the bathroom and kitchen feature the same grippy texture of the metal shift knobs in the cars. The fully-integrated kitchen hides behind sliding walls of deep walnut tones and high gloss finishes, emulating the feel of the high polish wood grain trim.

Since the opening of the sales gallery, residences have sold quickly. In under a year the development is nearly 50% spoken for with prices ranging from $5.5 million to $57 million for the upper penthouse. The average price for a preconstruction residence is between $7 million to $9 million according to Dezer.

Demolition Permits Filed For One Brickell City Centre

 
We are one step closer to having a supertall tower on Brickell Avenue. Demolition permits have been filed by Swire to raze the 10-story office tower at 700 Brickell Avenue. When the permit is approved, work can begin late in the 1st quarter of 2023 (within the next 2 months), making way for One Brickell City Center.

The tower has undergone some changes during the planning phases, including reducing the number of floors that will be built but increasing the height of the ceilings on each of the 68 floors that will be built to 15-19 feet. The physical height of the One Brickell City Centre will remain around 1,000 feet in total, adding 1.5 million square feet of office space, wellness amenities and a high-end restaurant to the bustling neighborhood.

Brickell City Centre’s signature climate ribbon will be extended around One Brickell City Centre, offering a covered walkway from the office development to Phase 1 of the mega project that includes the mall, hotel, additional offices as well as the Reach and Rise residential towers. The 8th Street Metromover platform will also be upgraded in the scope of the project as well as the addition of a rooftop helipad.

There is a second tower currently on the 2.5-acre build site, at 799 Brickell Plaza. No demolition permit has currently been filed for this 9-story office tower that was built in 1981. This permit is expected to be filed soon. There is currently no anticipated groundbreaking date for the site work and construction, as this commencement date depends upon the demand of pre-leasing in the tower.

Related Companies, the entity behind New York’s Hudson Yards, and Swire have stated that there is a great momentum in leasing the office spaces. The open concept office spaces with the larger 40,000-60,000 square foot floor plates have been a distinguishing characteristic of One Brickell City Centre compared to the competing new towers that are going up nearby.
