Inside The Perigon Miami Beach’s New Luxurious Sales Gallery

Leading up to the commencement of construction, The Perigon Miami Beach on Millionaire’s Row has debuted a new luxurious sales gallery in Miami Beach. The new sales gallery features full-size buildouts of the kitchen and primary bath as well as a sampling of the level of service to be expected in the completed project.

“We have seen prodigious interest in The Perigon and expect the momentum to only increase as the sales gallery opens for private appointments., The gallery flawlessly encapsulates the unparalleled sophistication and level of quality, service and design at the property.” said Camilo Miguel, Jr., CEO of Mast Capital. “The tower is the one to watch on Miami Beach; it’s setting a new benchmark for ultra-luxury on the sand.”

The lifestyle of the elegant diamond-shaped tower is focused on exclusivity and privacy with only 72 ultra-luxury residences that each have sweeping views of the Atlantic Ocean and enjoy 200 linear feet of private beach space. The residences range in size from two to four bedrooms and 2,100 to 6,700 square feet, excluding penthouses. Every condo will have a private elevator, 10′ to 10’6″ ceilings with floor-to-ceiling impact windows and linear cove accent lighting.

In the primary bedrooms, each residence will have at least one walk-in boutique-style dressing room as well as elegantly finished primary bathrooms with bespoke beveled glass, natural stone flooring, counters and wet walls. They are also outfitted with custom mirrors and lighting packages and unique custom fluted soaking tubs.

Inside Lisa Hochstein’s New $32,000/Month Rental At One Ocean

Amid one of the most contentious divorces in recent Miami history, Lisa Hochstein has vacated her lavish 18,000 square foot Star Island abode for a 5,600 square foot Miami Beach condo just steps from the South Beach sand. Both properties are beautiful, with the latter renting for $32,000/month on a multi-year contract, per reports.

During the move, she even made room for one last jab at her soon-to-be ex husband, who is already engaged to his new girlfriend, Katharina Mazepa. She reportedly removed the furniture from the Star Island mansion against Lenny’s wishes, sending him into orbit.

As is par for the course in this divorce proceedings, Dr. Lenny did not take the news laying down. Despite his insistence that she vacate the Star Island mansion that they fought so hard to build, once she finally did move he reportedly went on a tirade, berating her in front of movers and calling the police to report stolen furniture from the marital home.

He also sued a botanical store for removing plants from the Star Island mansion. It is reported that he even shouted, ‘She’s a f–king idiot. Go back to the trailer,’ per the Daily Mail.

Lisa will reside in the new condo with her two children that she shares with Dr. Lenny. Logan is eight years old and is sister Elle is four.

Circling back to nicer and more peaceful news, Lisa’s new condo is a dream. It is a full-floor residence on the second floor of One Ocean in Miami Beach’s South of Fifth neighborhood. With 5,600 internal square feet and an expansive terrace, it will be a great peaceful haven for Lisa and the children.

They can bask in the Miami Beach sunlight from 10-foot impact glass doors that are floor to ceiling glass or relax on the terrace that is in one of the more quiet and upscale sections of South Beach.

One Ocean is a boutique ultra-luxury development that offers top of the line security and amenities, ensuring Lisa will have no worries during her resdiency.

It is reported that as part of her lease, she will be allowed to continue filming her part of Real Housewives of Miami for the Bravo network.

With five bedrooms and five and a half bathrooms, the new condo residence offers more than enough space for Lisa and the kids, plus the nanny and housekeeper if she decides to have one.

For her part, Lisa also seems to have moved on with her love life. She has been romantically linked to Jody Glidden, a tech entrepreneur who she seems quite smitten with over recent months. She even admitted to the NY Post that she would consider marrying him. So it seems she and Dr. Lenny just need to get over this little hurdle before going their respective ways, hopefully respectfully.

In the Downtown Miami Arts & Entertainment District at 1444 Biscayne Boulevard, construction is beginning on Casa Bella by B&B Italia and they are one step closer to being fully sold out. Our very own Michelle Padilla has negotiated an outstanding deal for a client of The Light Group.

Diesel Wynwood Condominiums Answers The Call From Locals

For years buyers and tenants have expressed a desire to live in the popular Wynwood district that is filled with entertainment and art-focused amenities, but there just aren’t very many condos there. There are certainly very few new developments, so the chic-yet-casual Diesel brand has partnered with Wynwood-based Bel Invest to answer this call with Diesel Wynwood Condominiums project.

About Diesel Wynwood

This will mark the first ever Diesel-branded building in the world and bring 9 stories with 159 move-in ready residences to the neighborhood and a vibrant façade designed by Zyscovich.

The residences range in size from studios to three-bedroom plans and penthouses, priced between the mid $400’s up to $1.95M in the tower and $4.5M for the penthouse.

Zyscovich is the same Miami-based firm that designed the iconic Panorama Tower, a rental apartment building that currently holds the title as the tallest building in the skyline. They have also demonstrated their love for the Magic City with many civic projects including schools and transit stops, including many for the new Brightline fast-train that has become so popular over recent years.

Some of the special features about Diesel Wynwood include the fact that the residences will be delivered move-in ready with an industrial-chic atmosphere that encourages mingling and artistry but without sacrificing the modern needs of Miami’s locals. Exposed-concrete ceilings pair with Scavolini cabinetry that was custom-designed by Diesel and IRIS hard flooring that was also designed by Diesel.

The kitchens feature Miele appliances with induction cooktops, fast-cook oven, dishwashers and refrigerators/freezers. Each residence also comes with a washer/dryer set. Both the bathrooms and kitchen will have elegant hard stone countertops to bring the luxurious appeal through from the exposed concrete ceilings.

Early buyers will have the opportunity to choose from a variety of color schemes to best fit their taste.

Inside THE WELL, A New Boutique Wellness-Focused Development In Bay Harbor Islands

On the small island community of Bay Harbor Islands, Terra Group has partnered with ‘THE WELL’ from New York to bring a new luxurious development whose main focus is wellness and serenity. From modern medicine to ancient healing, the project’s focus is on whole-person care.

Located at 1177 Kane Concourse in Bay Harbor Islands, residents of the 54 condos will relish in the walkability and serenity of the community. Bay Harbor is a very small and quiet community, that is nestled on two islands located between Bal Harbour to the east and Indian Creek to the south, which is also known as “billionaire’s bunker” and home to Jared Kushner and Ivanka Trump, Carl Icahn and Tom Brady. And, most recently, Jeff Bezos purchased a nearby home, with plans to demolish it and build new.

Within the two private islands of Bay Harbor, the small town has its own school and police force but is also located within the greater Miami area, so has all of the modern amenities that you could imagine.

THE WELL, A Private Wellness Club

THE WELL was formed in 2009 by a team in New York City that includes Sarrah Hallock, Rebecca Parekh, and Kane Sarhan, the main focus was to become a private place where people could go in order to focus on their wellness.

This is a private, members-only club, where you can find anything from traditional Chinese medicine, to sleep therapy, massage, health and immunity. The Bay Harbor outpost will be the first residential location of THE WELL. Buyers of residences at THE WELL Bay Harbor will be given a membership that includes the flagship New York location, in the event they are traveling.

“We believe in bio individuality which means there is no one-size-fits-all protocol,” says Hallock. “THE WELL is a place where members receive trusted, personalized plans to help them achieve their individual health goals.”

The Team

For their first residential development, THE WELL has teamed up with David Martin’s Terra Group on the development side. They are fresh off of the success of Mr. C Residences in Coconut Grove, where they worked with hospitality legends Ignazio and Maggio Cipriani to bring a luxurious European-style boutique development to the community that is currently in a renaissance.

The development team chose Miami’s Arquitectonica to design the building itself. They are a household name here locally and have almost single-handedly marked the city’s famed skyline with towers that include Brickell City Centre, Five Park and others that are too many to count.

For the interiors of the project, the New York-based Meyer Davis Studio design firm was chosen, which is also responsible for several global locations of The Four Seasons resorts as well as 1 Hotel in South Beach, among others.

Together, the team will deliver an all-encompassing wellness haven that brings calm and serenity from start to finish, from work to home and even in travel.

The Amenities

Beginning when you arrive at the private development, the spirit of wellness will be all-encompassing. Tall windows with muted lighting and aromatherapy will surround the serviced lobby with 24-hour valet and concierge. The lobby will be completed with many different textures and materials, just elevating the tranquility throughout.

“As you arrive in the lobby, you immediately get a sense of ancient materials, stone, natural light, air and space. It begins the transformation from the outside world into the world of THE WELL Bay Harbor Islands.” – Will Meyer, Owner & Co-Founder of Meyer Davis Studio.

Inside the project, a purifying bath house will host an array of services that will include a saunarium that infuses heat and low level humidity to prepare your body for wellness treatments. Halotherapy will facilitate advanced detox with a focus on lymphatic organs and deep relaxation. You will be delighted to complete your spa retreat with a cold dip experience that stimulates blood flow, widens your arteries and boosts your metabolism.

Additional spa treatments will be available to boost your skin’s health and radiance as well as daily fitness classes. Residents will also be offered fresh juice and an organic snack bar as well as IV vitamin therapy…quite THE WELL rejuvenating experience.

Inside the Residences

With only 54 total residences, THE WELL will be a true boutique building and the attention to wellness will carry through to the residences themselves. Each home will boast floor-to-ceiling impact windows with aromatherapy diffusers and air purification systems. The integrated kitchens will be outfitted with Wolfe and Sub-Zero appliances as well as a built-in Vitamix and air fryers.

The primary bathrooms will feature either installed or free-standing soaking tubs and separate dual-pressured Affusion lymphatic massage showers. They have even thought to include a skincare fridge for optimal care of skincare creams and solutions as well as a meditation center on the terrace.

This space will be delivered with plenty of natural light, fiber optic internet, valet and self-parking options and all of the conveniences todays’ executives would ask for.

Overview & Downloads

When completed, THE WELL will stand 9 stories tall with floor plans ranging from one to four bedrooms and square footages from 924 square feet up to 3,291 square feet. There will be over 22,000 square feet of amenity space including the private, members-only wellness club.

Which Views Are The Best In Miami? A Case For Choosing A West-Facing View

It is no secret that the availability of inventory of Miami’s real estate market is very low thanks to the Citadel Migration and migration from New York, and it is very natural for clients to automatically request an ocean view when they begin their home search. But what about the West-facing view? Is it also not beautiful? Here are my thoughts about why the West-facing view could even be superior to the ocean view when shopping for Miami condos.

The Night View

This is something that I always bring up to people. Naturally, the first thing that people ask for when moving to Miami is an ocean view. But what you don’t realize is the ocean view isn’t really all that interesting at night. On the West side of the tower, there are glittering lights and pedestrians and all sorts of things to observe.

The Sunsets

Miami offers some incredibly colorful and breathtaking sunsets. Watching the sun go down and all of the colors that are offered from your terrace in the evening is incredibly spectacular. And after the sun has set, you revert back to the glittering lights of the night view.

If you are on Miami Beach you will see the Biscayne Bay, so there is still a water view with the lights of the Downtown Miami skyline in the background. If you are on mainland Miami in the Downtown or Brickell area, or even Coconut Grove, it is possible that you could see all the way to the Everglades. Watching the late flights arrive and depart from Miami International Airport is also interesting.

Sunlight

The morning sun is noticeably stronger than the afternoon sun. It is brighter and creates a glare on television screens and computer screens if you are working from home. Blackout shades are a must.

There can also be a case made for those of us who maybe hold odd hours. A night owl is not going to want the sun beating down on them first thing in the morning. Maybe night owls prefer a calmer light at the end of the day.

The Terrace

I touched on this a bit before, but the terrace is so pleasant at the end of the day. The temperatures are cooler, there is plenty to observe and talk about and on Miami Beach, the streets with bay views tend to be more calm and secluded from tourists.

Which One To Choose?

Naturally every person has their own preferences regarding what they look at from their terrace, how much light comes in and how they like to live. A happy medium would be to find a building that offers north or south views. In this case, you will receive more sunlight on the south side of the building and softer light on the north side.

Of course facing toward the ocean is a very marketable feature, but there is also something to be said for looking at the Biscayne Bay or the vibrant neighborhood that you choose.

Bentley Residences Prepares For Groundbreaking

As the summer is winding down, Gil Dezer is winding up to break ground on his latest development, the 63-story Bentley Residences in Sunny Isles. To prepare for the event that will take place in Q4 of 2023, he has hired Douglas Elliman Development Marketing to spearhead a sales campaign for the remaining purchase opportunities.

The groundbreaking of Bentley Residences was previously announced to take place on June 1, but this date was later moved as the summer months are typically slower in Miami real estate than the fall and winter months.

Rendering of Bentley Tower Residences Sunny Isles Indoor Outdoor

Rendering of Bentley Tower Residences Sunny Isles Indoor Outdoor

Douglas Elliman is very pleased to be involved with a well-thought-out project such as Bentley. Its sister building, Porsche Design Tower at 18555 Collins Avenue was a resounding success with the debut of his patented Dezervator.  This is a special lift that raises residents in their cars to their luxury condo units in the sky. Each residence at Bentley Tower is slated to have at least three parking spots.

Inside the residences, you will find expansive terraces that are framed by glass walls, ensuring that you can use the outdoor living spaces year-round without worrying about the sea wind. The statement diamond theme is present throughout the tower, from the glistening beveled glass throughout the condominiums.

The project is anticipated to have a $1.2 billion sell-out with residences priced fron $5.3 million, up from $3.9 million that was offered upon the debut of the project. It is common for prices to increase in new luxury projects as the construction groundbreaking nears.

Bentley Tower has already been a hit with celebrities, with Wyclef Jean and rapper Future both signing for a new home there.

The amenities that are slated to be offered for the development include a private restaurant by celebrity chef Todd English. It is slated to be completed in 2026.

This beachfront home will be situated on the 8th floor and feature a sprawling 4,869 square feet of interior living space with four bedrooms plus a study, five and a half baths and a 1,542 square foot terrace.

Even with so few residences, the building will be filled with high-end amenities including a private Michelin-star chef operated restaurant called ‘Nota’ that will offer in-residence dining as well as catering and beach service. Residents will also be able to bike along the boardwalk all the way to South of Fifth, have use of an onsite house car and make reservations through a private luxury concierge for whatever their likes may be. There is also a partnership with BHB Private, to act as their Exclusive Global Concierge Service.

Inside the residences, which are priced from $4.3 million and includes a $37 million lower penthouse with private rooftop pool, you will find tasteful elegance at every turn designed by Tara Bernerd.

The kitchens are slated to be decked out with honed marble countertops, backsplashes and islands with Sub-Zero and Wolf appliance suites. Each bedroom will offer at least one walk-in wardrobe and the primary bathrooms will feature natural stone flooring and wet walls, custom bathtubs and bespoke mirrors and light fixtures.

Prior to this sale, The Light Group also represented the buyers of Residence 803 which was offered for $4.95 million and Residence 1206, which was $19.6 million. We are clearly very excited about this project and confident in all of its offerings.
