Home Buying Tips

  • Miami and Miami Beach are 2 different cities in 2 different locations. There are no beaches in Miami, and there is no such city as “South Beach.” Miami is on the mainland of Florida and Miami Beach is an island 2 miles east of Miami. South Beach, other than a place that LeBron is “going to bring his talents to,” is only a nickname for an area of Miami Beach between 5th Street and 23rd Street.
  • Remember, the buyer does not pay commissions, the seller pays commissions.
  • You should NEVER work with more than one agent. All agents have access to the same database, the MLS. You should find ONE agent that you feel comfortable with and has the experience to be your trusted advocate throughout the entire process.
  • When you buy a condo from a developer, whether you walk into the showroom yourself or with an agent, YOU ARE GOING TO PAY THE SAME AMOUNT! Just because you do not have an agent representing you does not mean a developer will give you a discounted price because he/she is saving commission. Sales agents at a developer’s office put the developer’s interests first. You should have an agent representing you to protect your interests.
  • Choose an agent who is knowledgeable about the different areas in and around Miami and Miami Beach. Many people make assumptions about the different areas without being well-informed, which is why it is so important to work with an agent who is willing to give you a tour of the entire city and describe the pros and cons of each area.
  • Do not trust the monthly association dues or property taxes quoted on a 3rd party website. Always confirm these amounts by contacting the condo/homeowner’s association and the county assessor’s office directly.
