Coconut Grove’s most anticipated new development in decades, Ugo Colombo’s Vita at Grove Isle, has topped off. They estimate the finishes can be completed by late 2025.

The project, located at 5 Grove Isle will bring 65 boutique residences to the Grove Isle waterfront. The spaceship-esque design of the 7 floor tower is spread over the southern tip of the 20-acre island, allowing all residences to enjoy sweeping waterfront views of Downtown Coconut Grove, the Brickell skyline and more.

The sales at Vita at Grove Isle started and have remained strong, with 20% of the units being sold before the project even launched. CMC Group received a $239 million construction loan from Bank OZK in early 2024, which signifies the strength of the project and it’s sales.

Being designed by CallisonRTKL, who boasts an amazing worldwide portfolio and local architects S&E Architects, who has the knowledge of the local building nuances, Vita at Grove Isle will stand out in both form and functionality. It is actually 3 separate buildings that are fused together, adding to the longevity of the structure.

It has been said that many of the buyers are people who are moving from large estates. They are looking for the convenience of the staff and groundskeeping, but now they do not have to sacrifice the space and layout.

While the project is currently 80% sold, remaining purchase opportunities range from $6m for a tower residence up to $19.5m for one of the 12 penthouses that offer private rooftop pools.
