What Would You Like To See Incorporated Into Phase 3 of Miami’s Underline Park?

 
Moving right along! After years of planning and construction, it is time to start thinking about what to incorporate into the third and final phase of The Underline, Miami’s 10-mile, 120-acre linear park that runs under the existing Metrorail tracks. In order to ensure that the park offers amenities that the public is interested in, a series of meetings and brainstorming sessions are being offered for residents.

There are three opportunities for the public to hear the current plans and to let their voices be heard. The events are free, but require registration by following the links below or scanning the QR code in the photo above.

History of The Underline

Planning for ways to activate the M-Path below the Metrorail lines in Brickell, Coconut Grove, Coral Gables and South Miami began in 2014. Recognizing that the 1982-designed bicycle path was antiquated and left so much opportunity for green space behind, designs for a new Underline Park were formed. The muse of the design was New Y0rk City’s High Line Park, where an obsolete rail line was repurposed as a raised linear park through the city. Something similar could help the Magic City to make the most of the 10 miles of green space below our transit system.

Once the funds were earmarked and plans were inked, construction began on Phase 1, the Brickell Backyard. This was the first half mile, the shortest phase but also the most heavily populated of the entire stretch. The first phase connects the Miami River to SW 13th Street (Coral Way), offering a playground, workout and sport spaces, a communal dining table, tables for board and card games and a dog park.

With the success and early adoption of the Brickell Backyard, The Underline stretched on to Phase 2, the two miles traveling South were started. This phase is currently under construction and is slated to open to the public in the Summer of 2023, offering amenities such as the Simpson Park Playground, Vizcaya Station Plaza and the 17th Avenue Plaza.

Over 100,000 native plants and trees have been added, attracting pollenating butterflies and bees as well as increasing the tree shade canopy by a third. Multiple hydration stations, bike repair stations, and lighting have been added along with free wifi at each transit station.

At over 7 miles of the 10-mile park, Phase 3 is the most ambitious phase of the groundbreaking project. It is built on three key drivers. The planning department is focusing on safe multi-modal transportation, nature and community. Over 400,000 native plants will be added, including over 3,000 trees. Existing trees that are able will be transferred to new locations, where they may continue to grow and flourish. Additional lighting and hydration stations will be added, along with the bike repair stations and free wifi will continue through the length of the park as well.

The meetings offered will answer any lingering questions you may have regarding timelines, offerings, funding and sustainability and are free to the public with registration.

Gables Station | New Coral Gables Mixed-Use Project with ‘Urban Living Room’

 
Gables Station is a new transit-oriented, mixed-use project located along the US-1 corridor in Coral Gables. Situated just steps from The Underline, Gables Station will offer approximately 450 residential units, over 105,000 square feet of commercial space including a variety of cafes and other eateries, various shopping and wellness/lifestyle tenants, along with approximately 1,000 parking spaces. This mixed-use project will also be home to an “Urban Living Room,” which is a grand plaza for people to get together, eat, walk and enjoy amenities in the middle of an urban neighborhood. This plaza has been created to mimic many historic European cities to incorporate historic elements into this modern-designed project.

About Gables Station

Development, Architecture & Design

Gables Station is being developed by NP International and 54 Madison Partners. NP International is a 4th-generation family-run business with over 100 years of experience that prides itself on creating distinctive, high-quality and sustainable mixed-use designs that complement a neighborhood. 54 Madison Partners is a New York-based real estate private-equity investment affiliate of Leucadia National Corporation, a diversified holding company with more than 35 years of experience and over $11 billion of long-term capital.

Gables Station was designed by a collaboration between Gensler, a leading global collaborative design firm, and local architect Jorge Hernandez who is behind the renovation of the Coral Gables Museum. The design of Gables Station is reminiscent of both Mediterranean design, which is the most common design in Coral Gables, and classic Caribbean.

The architects strategically planned the design of Gables Station. The multi-use project has been divided into 3 different buildings, with buildings 1 and 2 being residential buildings with ground-floor retail spaces and building 3 as a limited-service, extended-stay hotel with a huge ground-level retail space. There will also be approximately 1,000 parking spaces within the project as well as ample commercial space including restaurants and a park. Below is a list of what will be included in each building.

Buildings 1 & 2

  • Total of 450 residential units
  • 19,000 SF of ground-level retail space in Building 1 (facing the Underline)
  • 18,000 SF of ground-level retail space in Building 2 (facing the Underline)
  • 5 floors of parking in each building
  • U-Shaped pool decks

Building 3

  • 66 hotel rooms
  • 68,000 SF of ground-level retail space including a variety of wellness & lifestyle tenants
  • 3 floors of residences above hotel rooms

Urban ‘Living Room’

Gables Station’s master design plan incorporates many historical elements of international cities combined with the urbanism of a new modern city. Further, traditional elements found in many European cities such as palm-lined medians, walking paths and a grand square will be included in the plans for this project, but the overall design of the project is modern.

The plans include such traditional elements as a cafe-lined square between buildings 2 & 3, which will be reminiscent of public spaces in Paris and Rome…a place to walk, eat and gather with friends in an urban environment. This square will be the focal point of the entire project, dubbed the ‘Urban Living Room’ of Gables Station and will be filled with cafes, umbrella-covered seating, palm trees and shade trees. A large green median will also be included on the west side of the Metrorail, lined with palm trees and complemented with a water fountain.

Location & Neighborhood

Gables Station will be situated on a narrow lot between US-1 and the Miami Metrorail. The project’s main intersections are Ponce de Leon Boulevard on the north and the intersection where Le Jeune Road and Grand Avenue meet on the south end. Located along the US-1 corridor, which is the transit spine of mainland Miami and Coral Gables, Gables Station will be ideally located in an area where it will be easy to get around neighborhood-to-neighborhood, whether by car, walking, biking or hopping on the Metrorail which is only steps from Gables Station. Further, Gables Station will be located next to the upscale, outdoor shopping mall, Merrick Park which offers a variety of shopping and restaurants, and minutes from the University of Miami, Downtown Coral Gables, Coconut Grove and South Miami.

The Underline and Gables Station Park

Together, The Underline and Gables Station will be the largest park in Coral Gables. The Underline is a 10-mile linear park that will stretch all the way from Brickell to Dadeland and will completely transform the currently underutilized land underneath the Miami Metrorail into a beautiful linear park and urban trail that will be fully integrated into Miami-Dade County’s transit system and the vision of Gables Station. Further, the developer of Gables Station will fund a half mile of the 10-mile Underline to ensure that the Underline is integrated seamlessly into Gables Station. The additional green space that will be located on the Gables Station lot, dubbed Gables Station Park, will blend with the Underline green spaces to create the largest park in Coral Gables encompassing nearly 3 acres.

The Underline Received $75,000 in Donations to Support “Brickell Backyard”

 
The Underline recently received $75,000 in donations that will be used toward the first phase of the transformative project, “Brickell Backyard,” which is the underutilized section beneath the Metrorail from the Miami River to Southwest 15th Road.

The Brickell Backyard will include such amenities as a dog park, an outdoor gym with a basketball court, a play area, climbing wall and picnic areas.

The $75,000 donation was a contribution by the Pinnacle Housing Group, who donated $50,000 and 13th Floor Investments with The Adler Group who contributed $25,000. Pinnacle is excited to support this project, according to Louis Wolfson, Partner at Pinnacle Housing Group, who said that The Underline “incorporates safe biking trails, educational, play and fitness areas, environmentally-green initiatives, art in public places as well as economic and real estate benefits which will result along this revolutionary 10-mile linear park corridor.”

The highly-anticipated 10-mile linear park that was temporarily named the GreenLink Project has been officially named The Underline!  The linear park that will stretch from Brickell to Dadeland is currently being branded as The Underline,  According to CBS Miami, “The Underline’s new name, logo and website are all ‘Wow’ reflecting the iconic nature of the vision and scale of the project,” said Meg Daly, Founder of Friends of The Underline.

The Underline will positively transform approximately 10 miles of underutilized land under the Miami Metrorail into a beautiful, linear, urban park and trail that is fully integrated into the Miami-Dade transit system.  The Underline will be a great addition to Miami and will be proof that Miami has a lot of great, breakthrough ideas and innovation.  Many people are hopeful and positive that The Underline will have a remarkable impact on further building Miami’s urban core into a walkable, transit-friendly city.
