Full Steam Ahead for Terra Group’s Summerhill Coconut Grove Project

 
Seems to be full steam ahead for Terra Group’s newest Coconut Grove project dubbed Summerhill, as Bayshore Grove apartment residents recently received eviction notices to vacate no later than November 16th.

On September 17th, Merry Molina, the Property Manager for the Bayshore Grove apartment building located at 2655 South Bayshore Drive in Coconut Grove, sent out “Request for Possession” letters and “Move-Out Notices” to tenants. A copy of both the letter and notice are below, with the tenant’s name and unit number redacted, but specifically the request letter states that ‘Bayshore Grove is planned for redevelopment and final details of the project have yet to be released. As a result, all residents will be required to move out prior to demolition. Attached you will find a formal Notice to Vacate from Ownership to move out of your apartment home no later than November 16, 2018.’

Now, it became public knowledge in July of this year that the owner of Bayshore Grove, CG Summer Investments, LLP, an affiliate of Terra Group, planned to redevelop the site with a mixed-use project when they submitted plans to Miami’s Urban Development Review Board (UDRB). But, since the UDRB unanimously approved the plans on July 18, 2018, no additional news has been released about the project…that is, until I received a copy of these letters from someone I know currently leasing an apartment in the building.

About Summerhill Coconut Grove

The plans for Summerhill that were submitted and approved by the UDRB included renderings and architectural drawings from the Miami-based firm Arquitectonica, who designed the multi-use project with the mindset that Coconut Grove is renowned as one of the top sailing destinations in the world. In fact, Summerhill is planned to consist of 2, 20-story towers that were designed to resemble boat sails, and theses 2 towers were designed to sit atop a 7-story pedestal with a pool deck.

The Summerhill project will total 606,356 square feet offering approximately 329,610 square feet of residential space, which will include a total of 303 rental units, 32,160 square feet of office space, 6,720 square feet of open space, 574 parking spaces and 100 bicycle parking spaces.
